Living spaces: Main-level living room with a gas fireplace, large smart TV, and bamboo accents. A second living room downstairs doubles as a game room, with a hockey/shuffleboard table, cozy seating, and an exposed brick accent wall. A small home office nook is great for remote work.

Kitchen & dining: Full kitchen with a gas range and a stocked coffee bar (Keurig + pour-over). Dining area with seating for the whole group.

Bedrooms & baths: 3 bedrooms, 2 full baths, and 1 half bath.

Parking: Driveway parking with attached garage.

Guests have full access to the entire home for the length of their stay, including both living rooms, the kitchen, and driveway parking.

By booking, the primary guest accepts responsibility for everyone in the group and agrees to follow these rules.

Maximum occupancy is 8 guests. Only guests included on the reservation may enter the property. Visitors require written approval before arrival.

Parties, events, open-invitation gatherings, and unauthorized visitors are strictly prohibited. Excessive noise, disruptive behavior, or activity that disturbs neighbors may result in immediate termination of the stay in accordance with Airbnb policies. Guests will remain responsible for resulting damage, cleaning, fines, or other documented costs.

★ QUIET HOURS ★
Quiet hours are from 10:00 PM to 8:00 AM. Please keep music, conversations, and outdoor activity at a respectful volume at all times.

★ NO SMOKING OR VAPING ★
Smoking and vaping are prohibited inside the home. Evidence of indoor smoking—including odor, ash, burns, or cigarette waste—may result in charges for odor removal, specialized cleaning, and damaged items.

★ NO PETS ★
Pets are not permitted unless required by applicable law. Unauthorized animals may result in additional cleaning or damage charges.

★ CLEANLINESS ★
Normal cleaning is included with your reservation. Additional charges may apply when excessive cleaning is required, including:

✔ Excessive trash or food left behind
✔ Spills, grease, or food on furniture and floors
✔ Confetti, glitter, tape, or party decorations
✔ Vomit, bodily fluids, or other biohazards
✔ Furniture moved and not returned
✔ Excessively dirty dishes or kitchen surfaces
✔ Smoking residue or strong lingering odors

Please place trash in the designated bins, wash or load used dishes, and leave the home in reasonably tidy condition.

★ LINENS AND TOWELS ★
Please do not use towels or linens to remove makeup, clean spills, wipe shoes, or clean household surfaces. Missing, permanently stained, burned, torn, or otherwise damaged linens may be charged at the documented replacement cost.

★ DAMAGE AND BROKEN ITEMS ★
Report spills, damage, or broken items as soon as they occur. Prompt reporting gives us the best chance to minimize further damage. Guests may be responsible for repair or replacement costs resulting from misuse, negligence, or failure to report an issue.

★ FURNITURE AND AMENITIES ★
Please use furniture, appliances, the bunk bed, ping pong table, and other amenities responsibly. Do not rearrange heavy furniture or remove items from the property. Children must be supervised when using the bunk bed and recreational equipment.

★ PARKING AND GARAGE ★
Use the driveway or available street parking. Do not block neighboring driveways, sidewalks, mailboxes, or road access. The garage is not available to guests.

★ SECURITY AND ACCESS ★
Do not share entry codes with anyone outside your registered group. Do not tamper with locks, safety equipment, Wi-Fi equipment, or any disclosed security devices.

★ CHECKOUT ★
Checkout is by the time shown on your reservation. Unauthorized late checkout may result in additional charges when it delays cleaning or the next guest’s arrival.

★ RESPONSIBILITY ★
The booking guest is responsible for the conduct of all occupants and visitors. Documented charges for damage, missing items, excessive cleaning, or rule violations will be submitted through Airbnb’s resolution process when applicable.
