*Please note* Although we all love our furry 4 legged friends, this property strictly forbids any type of service animals or emotional support animals. The owners kids are severely allergic to any type of animal dander which triggers asthma attacks. Any guests who attempts to bring animals on-site will be removed from our property immediately without refund.

Don’t forget! The Colorado Rockies, & Arizona Diamondbacks Spring Training Facilities are about 5 miles from our front door, too!

You will be provided with a unique keypad entry code for contactless entry. Our keyless entry system allows for a smooth self check-in process. Guests will be sent check in instructions and other important home information within 24 hours prior to arrival.

Our guests have full access to the entire property, except the maids closet by the guest bedrooms & the garage during their stay.

We want you to be comfortable and enjoy every minute of your stay as our guests! We are available to you as much or as little as you prefer. We monitor our listing frequently while our properties are occupied and are readily available via the messaging app with any questions/concerns if they arise.

Do not touch any of the pool equipment, pool pump or settings. Children must never be left unattended with access to the pool. Pool is unfenced and guests are responsible for exercising caution around the pool at all times. Absolutely no food or glass in or near the pool. Pool cleaner/sweeper must remain in pool at all times; however, if removed from pool any damage caused to pool equipment will be the responsibility of the guests.
Resort Fee:
Please note that this fee is ONLY charged IF the guest would like like our large in ground diving pool heated between the months of Oct 1 - April 1. The $50 nightly fee is charged to those who would like our diving pool heated at any time. This fee will be billed after reservation is secured. It is simply to cover the increasing natural gas cost to heat our pool. A 72 hour notice prior to arrival must be provided. Any requests provided after 72 hours cannot be guaranteed.

Good Neighbor Policy:
Our neighbors are our friends! We’re happy that you have chosen to stay with us; please enjoy every minute of your time at our home. We request you to please abide by the quiet hours from 10 pm to 7 am so that we do not disturb our neighbors and may continue to serve other guests.
If there are any local ordinance violations during a guest’s stay, there will be a charge of $500 + city fine, which must be paid at the time of violation. Refusal to pay will result in an immediate eviction without any refunds.

Event Policy:
No parties or events (weddings, bachelor/bachelorette parties, etc.) are allowed at our homes, unless explicitly permitted and approved by the host. Violators will be evicted without any refunds. If you live locally, you must be pre-approved in order to book this house. Communication is key.

Damage Policy:
Any damages, that would be not considered normal wear and tear, to property, furniture, fixtures or equipment will be repaired professionally or replaced if repair isn`t an option and billed to the Guest at cost plus 25% surcharge.

Smoking Policy:
No smoking inside the house what-so-ever. Please smoke outside if this is your preference. A fee of $1000 will be charged to guest if the house smells of smoke.

Security Cameras:
There are security cameras used on the exterior of the home at the front driveway, front door & back yard used for monitoring for safety and security of the home & our guests. They are only recording when motion is sensored, but are not monitored unless issues arise during a guest stay.

Toilets:
Please, nothing but toilet paper should go in the toilet. There’s a little trash bin for everything else located in every bathroom.
If there is a toilet blockage due to guest negligence, the minimum service call fee is $250 plus any applicable cost of repair. The minimum service call fee on weekends and holidays is $500 plus any applicable cost of repair. All applicable fees and charges will be due at the time service is completed. Refusal to pay may result in an immediate eviction without any refunds.

Pool:

PERSONAL PROPERTY AND INJURY: (i) Owner Insurance: Guest personal property, including vehicles, are not insured by Owner against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause. Owner/Management does not insure against personal injury to Guest, guests or licensees due to any reason other than the condition of the Premises. (ii) Guest Insurance: Management recommends that Guest carry or obtain insurance to protect Guest and licensees and their personal property from any loss or damage. (iii) Indemnity and Hold Harmless: Guest agrees to indemnify, defend and hold harmless Owner and Management from all claims, disputes, litigation, judgments, costs and attorney fees resulting from loss, damage or injury to Guest or licensees or their personal property.

UNFORESEEN OCCURRENCES: Owner and/or Management will not assume liability for any loss, damage or inconvenience caused by but not limited to the following: weather conditions, natural disasters, pests, construction, acts of God, or other reasons beyond its control. There shall be no refunds available as such instances are beyond the control of Management. It is highly recommended that Guest considers travel and/or rental insurance.

SYSTEM(S) FAILURES: In the event the rental unit sustains a failure of a system, including but not limited to water, sewer, septic, electrical, gas, plumbing, mechanical, appliances, heat pump, ventilating, pool, or other system or structural systems, neither the property owner nor the Management shall be liable to Guest for damages. Guests agrees and acknowledges that no refunds will be given for such failures and no negative reviews will be left for such failures. However, Management will make every effort in their power to promptly repair or replace the failed system or equipment, and in such event, Guest agrees to permit Property Manager or its service provider to have reasonable access to the property to inspect and make such repairs.

RELEASE: In consideration of the right to visit the home, guest agrees to release to the fullest extent allowed by law, Owner and its Management, members, officers, associates, employees, agents, representatives, attorneys, assigns, and affiliates (collectively, the Affiliates) from all liability or responsibility of any kind whatsoever for any personal injury, death, property damage or other loss sustained by guest, guests` minor children, or any guest or person allowed onto the property during the rental dates as a result of guest, guests` children or the guests participation in a visit to the home, due to any cause whatsoever, including without limitation negligence on the part of Owner or Management. I understand that this release will bind guests heirs, administrators, executors, and any other person or entity seeking to claim under or through guest.
