  • This is a two-bedroom home that is conveniently close to the El Cerrito Plaza BART station, making it simple to get to San Francisco, Oakland, or Berkeley. There are also several local parks and hiking trails nearby, including the popular Tilden Regional Park and Wildcat Canyon Regional Park. For anyone looking to explore the East Bay, this location is perfect!

    The house itself is a spacious and cozy 2-bedroom, 1-bathroom home with hardwood floors and lots of natural light. The bedrooms are both furnished with comfortable beds and working desk

    You`ll be able to keep your clothes fresh and clean with the in-unit laundry. (Free but detergent is not provided). The kitchen is equipped with cooking utensils you need to cook simple meals during your stay, including a stove, refrigerator, microwave, and dishwasher. If you need to park your car, you`ll have access to the driveway as well as plenty of street parking in case you have more than 2 cars.

    This property is located in the convenient and residential neighborhood of Richmond Annex, which is known for its charming homes and tree-lined streets. This location is great for families or anyone here to work or vacation.
    There are also many local shops and restaurants within walking distance, including coffee shops, pizza places, and ethnic eateries.

    For guests staying with us for more than 28 days, please be aware that we require additional documentation to support our background check process. Alternatively, we accept employment letters or internship letters as valid forms of documentation. We apologize for any inconvenience and appreciate your cooperation in helping us maintain a safe and secure environment for all of our guests.

    Please also note that there will be an additional utility fee of $200 for long-term stays.

    To enhance security measures for our guests and the property, we will be sending an online registration link to your email. This link will contain preliminary questions that need to be answered. Additionally, we might request a copy of your ID to verify the individual who will be staying. Thank you for your cooperation in ensuring the safety of our guests and premises.

    We love welcoming pets at no additional cost! To ensure a comfortable stay for everyone, please follow our pet guidelines:
    1. No pets on furniture or beds – Help us keep our space clean and cozy for all guests. Please bring your pet’s bedding.
    2. Leash required in shared common areas – For the safety and comfort of everyone, please keep your pet on a leash in communal spaces.
    3. Breed approval required – Kindly mention your pet’s breed when booking for approval.
    4. Responsible pet ownership – While there’s no pet fee, we ask that you keep our furniture clean and free from damage. Any damages caused by pets will be the owner’s responsibility.

    House Rules & Policies

    1. Guests & Occupancy
    • No Unregistered Guests: Only the guests specified in the reservation are allowed on the premises. No group gatherings other than registered guests are permitted. A charge of $30 per additional guest will be deducted from your deposit.
    • No Parties or Events: Strictly prohibited. Violation will result in a minimum $300 penalty and immediate removal of all guests without a refund. An additional $30 per unauthorized guest fine will also be applied.

    2. Smoking Policy
    • No Smoking: Our property is entirely smoke-free, including the backyard, garage, apartment, and all common areas. This includes cigarettes, marijuana, vaping, or any fume-producing devices.
    • Smoking Fee: If evidence of smoking is detected upon departure, a detoxification fee starting at $300 (depending on the size of the unit) will be applied. We reserve the right to seek recourse through Airbnb.
    • Avoidance: If you must smoke, please do so on the street, outside the property boundaries.
    • Tampering with Smoke Detectors: Removal or tampering with smoke detectors is strictly prohibited. If a smoke detector is found to be tampered with or removed, a penalty of $150 per incident will be charged to cover the electrician’s fee plus the cost of materials.

    3. Mail & Deliveries
    • No Mail or Packages: Guests are not permitted to have mail sent to the property address. We are not responsible for any packages that arrive for you.

    4. Noise & Disturbances
    • Quiet Hours: From 9:00 PM to 8:00 AM, during which time you must control noise volume. Sound audible beyond the property boundaries during non-quiet hours should not be excessive. Amplified sound audible beyond the property boundaries is prohibited.
    • Consideration: Please respect our neighbors and family, who need appropriate rest. San Francisco offers many venues such as clubs, bars, restaurants, and parks where you can enjoy loud music and friendly conversations until late.
    • Penalties: Violation of the noise policy may result in loss of your security deposit. If a noise complaint triggers a refund to other guests, we reserve the right to charge you. If police or security are called to the property for any reason, immediate eviction may occur.

    5. Property Care & Damage
    • Maintain Damage-Free: Please respect our property and treat it as your own home. If something is not working, do not attempt to fix it yourself; report the damage to us, and we will address it promptly.
    • Inspection: Upon check-in, walk through the apartment, note any damage, and provide a list to us.
    • Excessive Cleaning: The standard cleaning fee does not cover excessive dirtiness, messes, or accidents. If the space is left filthy, an extra deep cleaning fee starting at $350 (depending on the size of the unit) will be charged to the guest responsible.
    • Linens & Towels: Please respect bed sheets and towels. Makeup, hair dye, face medications, creams, and tanning products can stain or bleach linens/towels. Unsalvageable items will be charged to the guests.
    • Furniture Placement: Do not move our furniture inside or outside the house. A penalty of $50 per piece will be charged if moved.
    • No Shoes Indoors: To maintain cleanliness, please remove shoes upon entering the house. 

    6. Pets
    • Pet Policy: We do not charge a pet fee, but pets are not allowed on furniture or linens. Any damage caused by pets will be charged to the owner.

    7. Check-in & Check-out
    • Check-in Time: 4:00 PM. Please do not enter the house before 4:00 PM without prior authorization. If you need to store luggage prior to check-in, let us know as soon as possible. If we can accommodate, an additional charge may apply, but it is not guaranteed.
    • Check-out Time: 10:00 AM or earlier. Housekeeping will arrive at check-out time to start cleaning the property.
    • Late Check-out Penalties:
    • 10:00 AM - 12:00 PM: $75
    • 12:00 PM - 2:00 PM: $150 
    • After 2:00 PM: If our cleaner has to charge us for an unexpected trip, the price will be determined by their fee.
    • Additional Fees: If we need to remove all luggage, an additional fee will be applied.

    8. Energy Conservation
    • Utilities: When you are not in the house, please turn off all lights, fans, heaters, and air conditioners. Unplug appliances when not in use, and shut down electronics like TVs after each use. If there is a spike in utility bills during your stay due to excessive usage, the extra cost will be deducted from your deposit. 

    9. Parking
    • Parking: Cars shall be parked in the designated onsite parking area if we have assigned a parking space for you at an additional charge. If no parking is designated, do not park in our driveway or block our garage door, as your car may be towed.

    10. Liability & Indemnification
    • Personal Property: We are not responsible for any damage or loss of tenants’ personal property.
    • Injury: The tenant agrees to release and indemnify the landlord/owner from and against all liability should anyone (overnight guest, day guest, pet) be injured upon the premises during the term of this agreement, resulting from any cause whatsoever.
