Great Family Celebration

Beach & King is a wonderful home for a family celebration. The host is helpful at all times. Location is perfect for a day at the beach, even in October, shopping and dinig. Thanks for a very friendly and lovely stay.

We had an amazing stay at this house! It was spacious, comfortable, and perfect for our big family. The location was ideal—close to town but still peaceful, with beautiful views all around. We especially loved spending time on the porch, which became our favorite spot to relax and enjoy the scenery. The host was incredibly helpful and made everything so easy for us. We’d love to come back again!

Great Stay in Rockport

We loved 2 King st. One of the best appointed rentals we have stayed at and everyone enjoyed the décor & interesting art. Fantastic location close to beach & shopping. Parking was easy and the hosts kindly saved us an additional spot. Would definitely stay again.

Best place in Rockport

My Wife and I stayed here with our 3 adult Children and their SO's. There was plenty of common space, a great kitchen, private bathrooms for each room and a stunning view of the beach and ocean from the porch and 2 of the bedrooms. It was easy to walk to town for shopping and food. Everyone had a great time.

Great vacation home in Rockport!

There was plenty of space for our family of 12. House was clean and comfortable. Location was great; it took only a few minutes to walk to the beach. It was an easy walk to the shops and restaurants in town. We would stay there again!

YOU MUST RENT THIS PLACE

This was an amazing place!! The location was spectacular! We walked into the home and the atmosphere was so charming and inviting. We all had plenty of space. Perfect for a larger group of people and they were wonderful hosts!! We had such a memorable time here!!

Great Vacation

The entire family, comprising eight adults and two children, thoroughly enjoyed the property. The front beach, conveniently located across the street, offers a serene and picturesque setting. Great House Near Beaches and Town

Beautiful historic 200+ year old cry home. All of Rockport is walkable. Had plenty of bedrooms for Grandparents, parents and kids.

Beach & King is a beautiful and comfortable home, with very interesting and quirky art. Always something new and fun to see in every room. The kitchen is very workable and fully and generously stocked. The location could not be better, with views of the beach and, from my bedroom, stunning sunrises. It’s a nice and easy walk to shops and galleries and restaurants. Communication with Tim the owner was always easy and quick. My family and I had a wonderful and relaxing long weekend and highly recommend.

Wonderful Vacation

Lovely Home, beautifully cared for with plenty of space for our multi generational crew. The location can't be beat. We all especially enjoyed hanging out on the front porch and being able too walk across the street to the beach. Tim was really helpful and a great host.

Our family group of 11, ages 15-84, spent a week in this house and loved it! From the spacious living areas to the four homey, comfortable bedrooms with attached bathrooms, to the large porch with a great view of the ocean and neighborhood, it was perfect for us. The three youngest in the family enjoyed having individual sleeping areas. The kitchen is well equipped and stocked with essentials, including a large refrigerator and plenty of ice. Bearskin Neck is a quick walk with good food options and fun shopping. A lovely small park is less than a block away. I was hesitant to book this place because it wasn’t the typical rental we choose (not so modern or “sleek”) but that’s what makes it so special. We discovered new objects of decor every day. :) So charming! At the beginning of our stay, we enjoyed the fireplace, but by the end of the week we used the effective window AC units. No problems, no complaints. We highly recommend Beach and King!

I've been renting thru VRBO for over 18 years. This place ranks ay the top. Location can't be beat. Steps to the beach . short walk to Bearskin Neck with shopping, galleries and restaurants.House was plenty large for 10 of us. Kitchen was a dream, everything you would need.A word about our host, Tim. He was there at check in to explain everything. He was very attentive. I had 2 minor hiccups that he took care of immediately.Family liked rental so much, I have already booked for next year

Family Gathering

Our Stay at Beach and King Beach House was by far our favorite stay after 20 consecutive years of family gatherings at other locations in the Rockport/ Gloucester area. The location could not be better. The house is beautiful and spacious with plenty of room for our family to cook and eat together and to spread out and do our own thing if we wanted. Bedrooms are large and very well appointed. Our host Tim was very friendly and responsive with excellent communication. We absolutely loved every minute of our stay! We highly recommend Beach and King.

Whiimsical Artistic House

This house is located in such a great area of Rockport. It’s close to the beach and the train station. Our family’s home was less than a mile from this house which made it very convenient to visit them. This VRBO house has the best display of different artists in the area. It should be declared an art museum.There is a bathroom for every bedroom. The owner greeted us and gave a great tour of the house and left a great book with ideas for touring, restaurant ideas and indicated free wifi password. It was one of the best homes I’ve ever stayed in with VRBO. A must stay in Rockport.

Beautiful Rockport Home, Epic Location

We stayed at the Beach & King in early October, for a long weekend to bring family together to celebrate our daughter's birthday. The entire experience was lovely - from the warm and thorough greeting by Tim, the host/owner and his wife, to the comfortable beds, ample living spaces for spending time together, spacious and well-appointed kitchen, fun artwork throughout the home, and views and sounds of the waves from Front Beach across the street. Admittedly, the front porch with beautiful ocean/beach views was everyone's favorite. Location is fantastic, a short walk from the historic and commercial area at Bearskin Neck, but far enough that it is peaceful and quiet and allowed us to appreciate the ocean sounds. Perfect Rockport getaway!

What a great place!

This house is absolutely beautiful! Beach views from so many windows - perfect for a restful/blustery day when we weren’t out exploring or sitting on the porch. Plenty of gathering spaces for our multi-generational family, as well as en-suite bathrooms (most bedrooms). Loved the location - easy 5 minute walk to the village & a small beach just across the street. Visiting Salem was a fun day for the kids. Seaport Grille in Gloucester deserves a mention for a tasty meal. Also made several short trips to the Dairy Maid for ice cream. We had a wonderful week… left reluctantly, but with very special memories of our time in Rockport.

The description

Our only comment about the property was the description of the 3rd floor sleeping space. We were definitely surprised that it was so small and the steps to it were open. The 2 teenage girls would not consider staying there. We adjusted and everything worked out fine.

5 Star rental for Group gatherings

We had a wonderful week in Rockport at Beach & King. It was a family reunion for multi generations and this house couldn't have been a better location or setup. Tim was an attentive host and responded quickly to any requests and gave us a warm and comprehensive greeting when we arrived. Kids and grandparents could enjoy the walk along the shops and to the very close beach, and we could watch much of it from the beautiful windows of the home. We were lucky to get perfect weather in June and enjoyed many walks up the coast to the Halibut park, and through the quaint town. Make sure to catch a chamber concert (amazing theater overlooking the water) and make reservations at some of the restaurants early..they are in high demand. Thanks to Tim for a very memorable family experience.

Over the Top

From the moment you park your car at this home, you will know you made a great choice. The beach view from the living room is spectacular. That is just a start. In our case, the owner, Tim, was there to give us a home tour. The home is filled with original local art, including that our favorite artist, Don Mosher's work. We have stayed in many VRBO properties over the years. No home has the character and provisions of this home. Each of the four bedrooms on the second has a private bathroom, plus a full bath on the main floor. Tim has thought of all the little details - like Kleenex in all the rooms. He was equally available with local advice during our stay. If we could give this home a 5+, we would do it. Yes, the property and owner's attention were over the top!

This utterly charming Beach& King property is one of the best I have ever experienced in many years of staying in rental spaces. For a group of 6 women (moms and daughters) it was perfect, with enough comfortable sleeping space and bathrooms for everyone to enjoy. The common areas were perfect -- there are multiple spaces for guests to lounge with coffee, do jigsaw puzzles, watch tv or take a nap. The front porch, which overlooks the beach, is another lovely place to enjoy conversation and people-watching. The house is a very close walking distance into Rockport for art and antique shopping, souvenirs and lots of eating choices. On one day, at our host's suggestion, we walked the short distance to the commuter rail station and rode the train into Salem and back, avoiding the infamous October traffic crowds and parking headaches. The kitchen was perfectly equipped and we made several meals with ease. Our host was incredibly gracious and very responsive. If I could give more stars, I would!

Gorgeous House, Gorgeous Art, Gorgeous Details, Gorgeous Views!

Our family reunion vacation was joyous and this Beach & King Inn made it over the top amazing! One of our best vacations ever! Gorgeous House, Gorgeous Art, Gorgeous Details, Gorgeous Views! We wanted for nothing. My teen kids where thrilled to have their own room! Our adults took the four master suites upstairs while the 'satellite' bed rooms on the main floor turned into exceptional private bedrooms for the kids (the office and the den) They couldn’t have been happier. There is another room at the very top floor, the ‘crows nest’ which was also useful for family that popped in for the night (no bathroom up there though — but there are a total of 5 bathrooms in this house so no big deal!) There is even an additional room the ‘sun room’ off the kitchen with a door to the back walkway which we didn’t use as a bedroom, but we walked through plenty to get to the grill. Speaking of food, this kitchen is stocked! We are a family that loves to cook and they had everything you could possibly need for a kitchen — and more! Tim was very accommodating, helpful and patient with loads of useful information and great stories about the house and the area. I wish I could have stayed forever!

Beautiful home in a perfect location!

Lovely home, decorated beautifully AND comfortably! We loved this home - it was perfect for our large family group of 13. The location is so ideal. Across the street from 2 beaches, walkable to village of galleries, restaurants, shops and marina. Expansive front porch, with view and rocking chairs, allowing gathering throughout the day. Tim and Laurie have appointed their home with everything we needed for our week. The kitchen is a full kitchen, with all the appliances, plenty of cups, glasses, plates, cutlery, etc. We did not have to run out for anything. There were beach chairs and plenty of beach towels as well. They have truly thought of every detail - including (and our teenagers who are obsessed with their electronics LOVED this) extension cords discreetly wrapped around each bedside lamp to allow for easy charging of devices! We rent every year and have never stayed in such a thoughtfully appointed home! Lastly, Tim was available to answer questions and to give recommendations on restaurants, grocery stores, shops, etc., ensuring that we got the most out of our week. We loved our week and the time spent with our family at this home!

Super location

This property was amazing! Our yearly family vacation could not have been better! Tim was there to greet us when we arrived and helped us with parking, which was no problem at all and gave us a quick tour of the home, which is absolutely beautiful. We were 8 adults and 4 children and there was more than enough room to accommodate us all. We enjoyed the beach every day and walked downtown quite a few times to the many interesting shops. A few of us were obsessed with hunting for sea glass, which was in abundance 😊. We would definitely love to stay here again! Thanks Tim for having us 🙏
