Loved everything about this property. Walking distance to everything. Bed was comfortable too. Would definitely recommend this place to anyone. And I would definitely stay there again.

We traveled with our 17 month toddler. We kept on waiting at the door to check in, no obvious instructions of how to get to the room. No front desk staff to support, whoever I was texting on WhatsApp wouldn’t give us the code until she verified I paid for the property taxes. There was no hot water on some days. Our room was between 5th and 4th floor so we had to go to 5th floor then carry the stroller on the stairs. Even after getting through the rooms main door there was some steps which again were not very convenient with the stroller. Location wasn’t bad. Don’t recommend this hotel if you have a toddler with a stroller.

gentile cliente,se questo che hai riportato è stato il grado di percezione e di comprensione che hai avuto dell'Upper View Suite, sicuramente non è la tipologia di struttura adatta a te.La prima cosa, di facile comprensione è che l'upper view suite non è un hotel e infatti non è pubblicizzato come tale su nessun sito internet.La struttura si trova al V piano di un edificio storico e non tra IV e V come hai scritto.Per quel che riguarda il check in, ti abbiamo informato al momento stesso in cui hai effettuato la prenotazione che il check in in struttura è automatizzato e alcuni giorni prima del tuo arrivo ti abbiamo inoltrato via mail la procedura ed il link per effettuare il pagamento.Ovviamente, non l'hai presa in considerazione e ti sei presentato senza aver fatto nulla, con la pretesa di voler entrare immediatamente.In struttura non è consentito l'accesso se prima non riceviamo i documenti di coloro che alloggiano per poterne accertare l'identità.Se avessi letto le poche e semplici righe che ti avevamo scritto non avresti avuto alcuna difficoltà.In merito all'acqua calda, il sistema è centralizzato e non abbiamo mail riscontrato alcuna interruzione del servizio prima, durante e dopo il tuo soggiorno.

This is a private property. It has no front desk. The only staff is a "watchman" who directed us to the property's elevator. There was a very efficient cleaning lady. Plenty of eating places near the property. Several historic sites and shopping areas within walking distance.

The Upper View Suite is ahhhhmazing!! Nestled between all the major sites... Trevi, Pantheon, Spanish Steps, via del Corso, and more.. this property was perfect for our first, two day trip to the Eternal City of Rome! Cafes, Ristorantes, and Supermercatos were just steps away!! Our 5th floor room had a wraparound balcony giving us ths best views in all directions! Highly recommend this location!!! Fabulous! We used WhatsApp to contact the property for check-in and housekeeping staff were wonderful!!

Location is just wonderful, really central, clean, good facilities - thoroughly recommend!! Just do your homework, save the WhatsApp number and understand how the place works: is not a conventional hotel. This is fine, help is at hand, but you mostly sort yourself out with things beyond housekeeping. Just remember to save the WhatsApp!! 😊

Would Recommend
It was perfect for our 3 night trip. Great location, great air con, really comfortable bed, refreshed everyday. The bathroom was a little tight but to be expected in an older building. Good value for money. Would definitely recommend.

Great location with a small lift which takes you to the most part to the apartment. Given the age of the building some weird things did happen - no hot water one morning and power outlets randomly not working. Not withstanding this I would stay there again!

dear guest,the hot water system is the same for all rooms and there wans't any problems for the other room.our plumber check the system and your room and all was ok before, during and after your stay.

Overall solid 4 out of 5. There were some early communication mishaps but that can happen with a language / email writing and reading difference. The how & when to check in needs a little smoothing out/consistency. The upper suite entry code was relayed via email, but the code number was incorrect so we couldn’t enter the building. Luckily a friendly resident headed out stopped to help. After sharing the email showing the wrong code was provided they shared the correct code & from then on smooth sailing. Lesson Learned: get on What’s App - connect with Upper Suites (type in their phone number) and use What’s App to communicate more quickly. Had we setup Whats App the code issue would have been resolved in minutes and not required the help of outsiders. I would use them again, good location, clean and comfortable after a hot day.

Nice room in the city centre within walking distance to everything we wanted to see/visit. There was no reception but we got clear instructions on how to enter the building and room. Thank you for the stay!

L'emplacement est parfait. La propreté de l'endroit est bien. La seule chose qui était plus compliqué c'était de recevoir le code de la porte car nous n'avions pas accès à internet mais si on écrivait un courriel nous avions une réponse rapidement. Je le recommande !

Extremely difficult to find and access with no one to assist and after several calls , reception was rude and hung up on me due to background noise due to someone falling down stairs. I was told to call back on what’s app. Took an hour to get in and only was able to do so when someone left . Directions were confusing. AC didn’t work. Will never stay there again!!

Gentile Cliente, riteniamo che quando si viaggi sia fondamentale leggere sempre le comunicazioni che vengono inviate per limitare al minimo possibili disagi, soprattutto in un paese diverso dal proprio.Ti abbiamo inviato una mail di conferma, in aggiunta a quella di hotels.com per spiegarti, con estremo anticipo, come si sarebbe svolto il check in.Alcuni giorni prima del tuo arrivo ti abbiamo inviato la procedura di web check in e tutte le indicazioni per poter raggiungere tranquillamente la tua camera.Pertanto avevi tutto il tempo, se avessi letto e ti fossi informata, di comprendere come arrivare in tutta semplicità in camera.Queste comunicazioni vengono inviate non per cercare di far trascorrere il tempo, ma semplicemente per agevolare il cliente in ogni step.Se ci si presenta senza aver letto nulla e si pretende di entrare subito in camera, senza aver fatto il pagamento, senza aver inviato i documenti di riconoscimento allora si è scelta la struttura sbagliata.Hai avuto difficoltà anche con il set up dell'aria condizionata che ha sempre funzionato, prima, durante e dopo il tuo soggiorno.La nostra reception ha cercato di assisterti in ogni modo e fin da subito, ma di fronte alla maleducazione e alla mancanza di rispetto non scendiamo a compromessi.Anche il nostro staff spera vivamente di non averti più come ospite.Cordiali saluti

Great location! Beautiful rooms and views. Check in was complicated, there's no lock box at the front door and the code to the apartment door didn't work. Overall I would recommend staying here for the location. Room was clean and nice!

I recently stayed at this hotel and unfortunately it was an unpleasant experience. The room was dirty and unsanitary, with a dirty cup left on the table and brown stains on some of the towels. I was disappointed with the lack of cleanliness and attention to detail in maintaining the room. I hope the hotel can improve their standards of cleanliness to provide a better experience for future guests. Hotel didn’t do anything about it.

Gentile Cliente,ci piace farti notare che gli standard della nostra struttura sono già elevati, soprattutto in termini di pulizia, stando alle valutazione lasciate da tutti coloro che hanno soggiornato fino ad oggi.Entrando nello specifico di quanto da te affermato, ti ricordiamo che sei stato accompagnato personalmente in camera dalla nostra Housekeeping (lì presente), la quale ti ha mostrato la camera e spiegato le sue funzionalità.Se la camera fosse stata nelle condizioni che hai descritto lo avresti fatto presente subito o poco dopo.Ci hai contattato diverse ore dopo lamentando il mancato funzionamento della luce in bagno, salvo poi renderti conto che non avevi inserito la scheda della corrente nell'apposito box.Successivamente hai addotto altre scuse per cercare di cambiare struttura senza pagare la tua prenotazione.Hai esternato il tuo malcontento fin dal momento in cui hai varcato il portone principale, ancor prima di vedere la tua stanza.Probabilmente avevi in mente altro.Possiamo anche comprendere che alle volte, per scarsa attenzione, si prenoti in una struttura facendosi una idea diversa dalla realtà (senza un fondato motivo) e quindi si possa rimanere delusi.Ma non comprendiamo perché da ciò si debba arrivare ad inventare scuse legate a mancanze della struttura anziché dire la verità .

This property is center city at a great price. Please read the arrival email information prior to arriving as you need to submit passport and pay taxes before arrival and keep you eyes open to the signage for THE UPPER SUITES EVELATOR ON THE LEFT SIDE NOT THE TO THE RIGHT. The room was walking distance to Spanish steps, Trevi fountian and the Colluseum. I would stay here again:)

Room was spacious, clean and comfortable. Check in seemed needlessly complicated and instructions were not particularly clear meaning I couldn’t get into the property initially, but once that was sorted out it was a nice stay in a good location.
