The Space:

Stillwater Resort is a private luxury lakefront estate on the western shore of Lake Rotorua - two separate homes set on a 2,000m² landscaped section, joined by a wide, park-like lawn that opens straight to the water, with iconic northeast views to Mokoia Island. Book one home for a smaller group, or the whole estate for larger gatherings, milestone celebrations, family reunions and intimate lakefront weddings. Together the two homes sleep up to 16.

- STILLWATER RESIDENCE (sleeps up to 10) -

The larger home is a relaxed, refined 5-bedroom lakeview retreat with open-plan living, dining and kitchen and a warm lounge with a fireplace, heat pump, 65-inch smart TV and high-fidelity sound. Soft Zen tones and sound-insulated rooms set a calm mood. The fully equipped kitchen has a Nespresso machine and dishwasher; hotel-quality mattresses, electric blankets and oil heaters keep it cosy in winter, with Starlink high-speed WiFi throughout. Outside its own space: a 34-jet, 5-seat hydro-massage spa pool, two bathrooms with an indoor bathtub and two separate smart-toilets, a lakefront outdoor shower, an outdoor BBQ and a laundry with washer and dryer.



- STILLWATER COTTAGE (sleeps up to 6) -

The Cottage is a true lakefront 3-bedroom home with arguably the better water frontage - panoramic northeast views to Mokoia Island wrap the living room. A fireplace, ducted air conditioning, 55-inch smart TV and high-fidelity sound keep it comfortable year-round. The fully equipped kitchen has a Nespresso machine and dishwasher; hotel-quality mattresses, electric blankets and oil heaters, and high-speed WiFi. It has its own 23-jet, 3-seat hydro-massage spa pool, two bathrooms with smart-toilet technology, a lakefront outdoor shower, an outdoor BBQ and a laundry with washer and dryer.



- BEDROOMS -

Eight bedrooms in total across the two homes - five in Stillwater Residence (sleeping up to 10) and three in Stillwater Cottage (sleeping up to 6), for a combined 16 guests. Every bed has a hotel-quality mattress, dual duvets and a choice of two pillow types. All bedding and linen supplied.



- BATHROOMS -

Four bathrooms in total, two in each home - with an indoor bathtub in the Residence and smart-toilet technology throughout.



- OUTDOOR AREA -

The heart of the estate is the wide, park-like lawn that runs between the two homes and opens directly to the lake - the natural setting for a ceremony, a marquee or a long lunch. Each home has its own hydro-massage spa pool, a lakefront outdoor shower and an outdoor BBQ, and there are stand-up paddleboards and kayaks for the water.



- PARKING -

Ample on-site and off-street parking for the whole estate.



Guest Access:

Guests booking the full estate have exclusive use of both homes, the wide central lawn and the lakefront. The lawn between the two dwellings is the natural spot for a ceremony, marquee or long lunch, and the layout means the wedding party, immediate family and guests-of-honour can all stay on-site. There's self check-in, ample on-site and off-street parking, and high-speed WiFi throughout. You can also book just one of the homes for a smaller group.



The Neighborhood:

Stillwater Resort sits in Ngongotahā on the western shore of Lake Rotorua, just outside the bustle yet close to everything Rotorua is known for. Within about 15 minutes you'll reach Skyline Rotorua's gondola and luge, the Rotorua Canopy Tours ziplines, the Agrodome, the Redwoods Whakarewarewa Forest, the Whakarewarewa thermal valley, Eat Streat and the lakefront boardwalk, and the Polynesian Spa. A little further afield are Hamurana Springs, the Blue Spring at Te Waihou, Hobbiton, Wai-O-Tapu and Mount Tarawera.



Getting Around:

A car is recommended, though the bus stop is a short walk down the road and we can arrange airport and event transfers on request. By car, Skyline, ZORB and the Canopy Tours are about 6 minutes away, Te Puia and the Waiariki and Polynesian spas around 14, the Redwoods about 19 and Rotorua Airport roughly 22. On the water, the stand-up paddleboards and kayaks are a lovely way to explore the shoreline.

A few things worth knowing: Stillwater Resort is set up for events as well as stays - the central lawn, lakefront and two on-site homes make it a great setting for intimate weddings, milestone birthdays, retreats and family reunions, and we can connect you with trusted local suppliers such as celebrants, caterers, florists, photographers and transport.
