Welcome to your San Antonio getaway — a spacious 2,300 sq ft single-story home with 4 bedrooms, 2 bathrooms and room for up to 12 guests. With a private in-ground pool overlooking North Hills Golf Course, a dedicated game room and beautiful open views with no rear neighbors, this home gives families and groups plenty of space to relax and enjoy San Antonio together.

**PRIVATE POOL & GOLF COURSE VIEWS**
The backyard is the highlight of the home. Spend the day cooling off in the private in-ground pool while enjoying beautiful views across North Hills Golf Course with no rear neighbors.
Relax under the covered patio, fire up the BBQ or simply enjoy the open view and peaceful surroundings.
The private pool is not heated. The pool-side spa area is connected to the pool and remains at the same temperature as the pool. It is not independently heated like a traditional hot tub.

**GAME ROOM**
The garage has been converted into a dedicated game room with a pool table, giving kids and adults another space to hang out and have fun together.
The converted garage is available for guest use but is not available for vehicle parking.

**4 BEDROOMS | SLEEPS UP TO 12**
The home accommodates up to 12 guests with sleeping arrangements for 10 guests in beds plus a queen air mattress for 2 additional guests:
• Primary bedroom — King bed (sleeps 2)
• Bedroom 2 — King bed (sleeps 2)
• Bedroom 3 — Queen bed (sleeps 2)
• Bedroom 4 — Two Twin bunk beds (sleeps 4)
• Queen air mattress — sleeps 2
The primary suite also features double closets and a private ensuite bathroom with a stone-tiled walk-in shower, dual vanities and a private commode.

**KITCHEN & COMFORT**
The fully equipped kitchen includes cookware, utensils and the essentials needed to prepare meals at home along with a drip coffee maker for your mornings.
You’ll also have comfortable living spaces, cable TV, high-speed Wi-Fi and a full-size washer and dryer.

**LOCATION**
The home sits directly alongside North Hills Golf Course in a quiet North San Antonio neighborhood with convenient access to the airport, Downtown, the River Walk, The Pearl, shopping, restaurants, military bases and popular San Antonio attractions.
Easy access to Loop 1604, I-35, I-410 and Wurzbach Parkway makes getting around the city convenient.

**PARKING & ACCESS**
You’ll have private access to the entire home and outdoor areas, including the private pool, backyard, covered patio, BBQ area and converted garage game room.
The garage is not available for vehicle parking. Driveway and street parking are available.

**A FEW THINGS TO KNOW**
• This is a 100% non-smoking home.
• Parties and unauthorized events are not permitted. Sound-monitoring devices are installed to help prevent excessive noise. Please keep outdoor noise and music to a minimum after 10 PM.
• High chair and Pack ’n Play are available upon request.
• Pets are welcome — up to 2 per stay. Please let me know in advance if you’re bringing a pet. A $60 flat pet cleaning fee applies.
• The private pool is not heated.

• Check-in: 3 PM
• Check-out: 10 AM
• Early check-in or late check-out may be available for an additional fee with advance approval.
