    The Space:

    Beach Line Views is a stylish, recently remodeled studio apartment set directly on Isla Verde Beach, one of Puerto Rico’s most breathtaking coastlines and often considered the top urban beach in the Caribbean. This beachfront retreat places you just steps from 1.5 miles of golden sand and turquoise water, and within walking distance to a wide variety of restaurants, bars, and nightlife. The location is also just a 5-minute drive from the Luis Muñoz Marín International Airport, offering ultimate convenience along with breathtaking ocean and city views.



    The studio comfortably accommodates up to 4 guests with two queen beds, and features a newly updated kitchenette and bathroom. Enjoy the sea breeze and stunning scenery from the private balcony—your front-row seat to paradise.



    For added convenience, the property includes one assigned parking space, high-speed internet (800 Mbps), and access to the on-site gym. Entertainment options include a smart TV with premium sports channels such as ESPN, NBA, MLB, and Golf Channel, along with CNN and NBC. To make the most of your beach days, we also provide a beach cooler, four beach chairs, and beach toys for your enjoyment.



    PLEASE NOTE: UNTIL FURTHER NOTICE, ACCESS TO THE POOL DECK AND USE OF THE POOL FACILITIES WILL BE CLOSED TO OWNERS AND ALL VISITORS DUE TO REPAIRS BY THE ADMINISTRATION. WORK WILL TAKE PLACE MONDAY TO FRIDAY FROM 8:00 AM TO 5:00 PM, WITH HOLIDAYS OFF. WE APPRECIATE YOUR UNDERSTANDING AND COOPERATION.

    LIVING AREAS



    Step into a bright, modern space with sophisticated furnishings and a calming, beach-inspired color palette. The open layout is inviting and stylish, featuring a large flat-screen TV and a contemporary armchair perfect for relaxing after a day at the beach. The private balcony offers the ideal spot to enjoy ocean views and refreshing coastal breezes.

     



    SLEEPING ARRANGEMENTS



    The studio offers two queen beds dressed in fresh, high-quality linens and positioned to enjoy incredible ocean views. The private full bathroom is newly renovated with a rain shower head and elegant modern finishes.





    PACK AND PLAY (SUBJECT TO AVAILABILITY):



    We can leave a complimentary Pack and Play at the property upon request. This should be requested upon booking or no later than 5 days before arrival. Pack and Plays are subject to availability.

     



    KITCHEN



    Beach Line Views features a sleek European-style kitchenette with quartz countertops, modern sleek tile, and a minimalist design. It comes equipped with a stovetop, full-size refrigerator, microwave, and coffee maker—everything you need for preparing light meals during your stay.

     



    GETTING AROUND & PARKING



    We recommend moving around via Uber if staying within the general Isla Verde and San Juan area.



    If you decide to rent a car, the apartment does not have an assigned parking space. However, you may park one (1) vehicle at any parking spot labeled as a Guest Parking.





    LOCATION



    Beach Line View is located on Isla Verde Beach, Puerto Rico. This is arguably the best urban beach in the Caribbean. The beach is 1.5 miles long and the Isla Verde strip has a long list of dining and nightlife options. The apartment is 5 minutes from the airport and has car rentals, supermarkets, a Walgreens, and multiple hotels and Casinos all within walking distance.



    There are many things to do in the surrounding areas, here are some of our favorites:



    Chill at the beach! It is one of our favorite beaches in Puerto Rico and a must-do if you are staying at Beach Line View. The apartment has beach chairs, towels, and coolers for a long day at the beach.

    Lunch or dinner at La Placita de Santurce; a local market with 20+ restaurants and awesome nightlife. We love Santaella restaurant; a local cuisine with a modern approach located in La Placita.

    Shop at  The Mall of San Juan. This brand new mall is a 10-minute drive from the apartment and has excellent shops and dining options.

    Explore the El Yunque Rainforest. El Yunque is an easy 30-minute drive from the property and is the only rainforest under US Flagship.

    Spend a day in Old San Juan. Beach Line View is a 15 min drive away from the oldest city in all of the US. There is a lot of history to be seen and great food and drinks to savor.



    Other Things to Note:

    STARTER AMENITIES



    At West Indies Vacation Rentals, we strive to provide top-notch amenities, ensuring our guests feel at home during their stay.



    All properties come with freshly laundered bed linens and towels. We provide 2 bath towels per guest and 1 beach/pool towel per guest.



    We provide a set of disposable essentials to help you get your vacation started comfortably. These include:



    - 1 set of hotel-size soap and shampoo (per bathroom)

    - 3 garbage bags

    - 1 roll of paper towels

    - 2 rolls of toilet paper (per bathroom)

    - 1 dish soap

    - 1 dish sponge



    Please note that we do not provide unlimited disposable amenities. It is the guest’s responsibility to review what is included in the property and stock any additional items needed for the duration of the stay.



    Most properties also include at least 2 beach chairs and an ice cooler. You may reach out to us 5 days before arrival for confirmation.





    HOUSE RULES



    RENTAL AGREEMENT: All bookings require a signed Short-Term Rental Agreement, which will be sent upon confirmation of your reservation. Guests must upload a valid photo ID (no selfies) that matches the name on the credit card used for the booking. The agreement must be signed within 48 hours of booking or prior to entering the property, whichever comes first. Check-in instructions will not be provided until the agreement is completed.



    NO SMOKING: Smoking is not permitted anywhere on the property. A $500 smoking fee will be charged if this rule is violated.



    NO PETS: While we are pet lovers, pets are not permitted at the property at any time. A $300 fine will be charged if this rule is violated, and guests may be asked to leave the property.



    QUIET HOURS: Quiet hours are from 10:00 PM to 8:00 AM. Please be mindful of noise during these hours out of respect for nearby residents/neighbors.



    UTILITIES (WATER & ELECTRICITY): In the event of an interruption to water or electrical service, the host is not responsible for hotel, alternate lodging, or transportation expenses. If service is interrupted for more than 3 hours, guests may cancel the reservation and request a refund for unused nights only. Nights already used are non-refundable.



    MAXIMUM OCCUPANCY: The maximum occupancy is 4 adults/children at all times, including visitors.



    OCCUPANCY ENFORCEMENT: Occupancy limits are strictly enforced. Exceeding the maximum occupancy may result in immediate cancellation of the reservation or removal from the property without refund.



    TOWELS & LINENS: Towels and linens are provided for normal use only. Please do not use them for cleaning or allow them to be stained with food, grease, or other substances. Charges may apply for damaged or stained items.



    TOWEL HANGING: Please do not hang towels or any other items to dry in areas visible from outside the unit. A $100 community fine may apply if this rule is violated.



    SUBLETTING: Subletting or re-renting the property is not permitted.





    CHECK-IN / CHECK-OUT TIMES



    Check-in begins at 4:00 PM, and since this is a self-check-in unit, you can arrive anytime after that.



    If you’d like to check in earlier, please contact us the day before your arrival, and we’ll confirm availability. When possible, early check-in typically starts around 11:00 AM. Please note that early check-in is subject to availability and depends on our cleaning schedule.



    If you need a guaranteed early check-in, you will need to book from the night prior to ensure the property is ready upon your arrival.



    Check-out time is at 11:00 AM. For late check-out requests, please reach out the day before your departure, and we’ll be happy to check availability for you.





    TRAVEL INSURANCE / HURRICANE SEASON



    We strongly recommend that all guests purchase travel insurance, not only during the peak months of Hurricane Season (July to October) but also throughout the year to cover unexpected events such as travel delays, pandemics, or other unforeseen issues.



    Travel insurance is inexpensive and can reimburse travelers for most expenses associated with canceling travel outside of the cancellation window; however, coverage will depend on the policy purchased. Make sure to review and understand the options before purchase.

    We want your stay at West Indies Vacation Rental to be smooth and enjoyable. You can message us anytime after booking with questions. Starting 5 days before arrival, your designated Property Manager will also be available to answer any additional questions you may have prior to arrival. You’ll get all the essential property information 48 hours before arrival, as well as the Property Manager’s direct contact, so you’ll have support when you need it - before, during, and after your stay.

Exactly how you see it and how they describe it. Starting with the management company. Their communication was impeccable, Omar was very helpful and provided us what we needed exactly when we needed it. Location - excellent. Right on the beach and we walked everywhere except for when we traveled to old San Juan for dinner and the El Morro fort. Grocery within a 5 minute walk. Walked to every restaurant and there are many close by. Felt very safe, even at night. There is a nice coffee shop in the lobby as well as a bar. Room and building - room is renovated and new and was extremely clean, beds must be new because they were comfortable and for the 3 night stay we enjoyed it had everything we needed. It is a studio style, perfect for the 2 of us. Building is a bit old, is in need of some TLC, but there is nothing that was a problem. I noticed a few areas where they are starting to improve the building itself. It too was very clean the entire time. It is also gated and there is only one way in and one way out. More great things - they provided 3 beach chairs and an umbrella all of which seemed fairly new and was exactly what we needed. Surprisingly, on the patio where the air conditioning unit is, the unit is amazingly quiet and did not pose any issues with enjoying sitting outside. There is a nice view of the beach. They provided plenty of towels, including beach towels. We plan to visit Puerto Rico again and this is for sure a place we would stay again!
