The two bedrooms guarantee privacy and comfort : the master bedroom has a double bed , while the second bedroom has two single beds , ideal for families with children or groups of friends . The living room represents the heart of the villa, a bright space where you can relax and share convivial moments, enriched by large windows that overlook the private garden. The kitchen is fully equipped with an oven , microwave and dishwasher , allowing you to prepare meals with comfort and convenience. The two bathrooms complete the interior design, ensuring functionality for all guests.
The villa is equipped with all modern amenities to ensure a pleasant stay all year round. The air conditioning maintains an ideal temperature in every season, while the Wi-Fi connection ensures the connectivity necessary for work or leisure. Welcome to the Residence “Elegance”! To guarantee everyone a pleasant, safe stay that respects the environment and the local community, please read the following provisions carefully.
SECTION 1: Pool Regulations (Residence “Elegance”)
As per the condominium document "01_REGOLAMENTO_PISCINA_AFFITTO.pdf “, the use of the structure is governed by the following rules:
Opening Period and Hours
The pool is open from 15 May to 31 October . Outside these established dates and times, access and parking in the entire area are prohibited.


Morning: 10:00 a.m. to 1:00 p.m.


Afternoon: 15:00 to 20:00


Access Rules and Minors


Capacity: Access is reserved exclusively for residents/tenants of the complex (indicative limit of 1 person per unit, up to a maximum of 20 people in total in the area). Guests are only allowed on an occasional basis.


Children up to 10 years old: They must always be accompanied by an adult within the area.


Children under 6 years old: They must be accompanied by an adult even in the water.


Tax Prohibitions (In the pool and in the solarium area)


Safety: Diving from the edge, running, playing violent games, shoving or screaming is prohibited.


Equipment: It is forbidden to introduce inflatable toys, rafts and mats (only armrests and life jackets are allowed). Do not occupy the sun loungers with towels if you are not in the pool.


Hygiene and Consumption: It is forbidden to consume food or drinks on the bath floor. The use of containers or glasses made of glass/frangible material at the poolside is prohibited.


Smoking: Smoking is prohibited on the pool floor (smoking is allowed only in the solarium area using the appropriate containers for ash and butts).


Pets: Access to any animal, even if on a leash, is prohibited.


Clothing: It is forbidden to travel with sneakers or walking shoes (use only slippers or clogs) and to enter the water with unsuitable clothing (e.g. underwear or sportswear).


Obligations and Security


Shower: It is mandatory to shower before entering the water.


Bad weather: It is mandatory to get out of the water immediately in case of rain or storm.


Plants: It is strictly forbidden to touch or tamper with machinery and water purification systems.


The use of the pool is at your own risk: users are responsible for their own safety.


SECTION 2: Separate Collection Calendar (Sant'Anna Arresi)
In the municipality of Sant'Anna Arresi, the door-to-door recycling service managed by COSIR is active. We ask you for your maximum cooperation to keep the territory clean by exposing the correct tubs.
Weekly Exhibition Calendar (Household Utilities):
Waste must be carefully selected and placed outside the residence according to the following days:


MONDAY: Wet (Organic)


TUESDAY: Dry Residue (Undifferentiated)


WEDNESDAY: Wet (Organic) + Paper and Cardboard


THURSDAY: Glass and Cans (Metals)


FRIDAY: Wet (Organic)


SATURDAY: Plastic (Packaging and containers)


SUNDAY: No collection


Exhibition Modes and Times



The specific containers or bags must be displayed on the public road in front of the entrance from 20:00 the previous evening and by 05:00 on the day of collection .


It is recommended not to use black bags for unsorted dry matter and to rinse plastic and glass containers briefly before delivery to avoid bad odors.

Arrival, Security and Legal Compliance


Fast Check-in Procedure: Upon confirming your booking, you will receive a fast check-in link . It is mandatory to complete this online procedure before arrival to allow for proper bureaucratic management and to guarantee you quick and smooth access to the facility.


Short Rental Agreement: In accordance with current Italian legislation on short rentals (Legislative Decree 50/2017 and provisions of the Revenue Agency ), for all stays of less than 30 days it is mandatory to sign a written tourist rental agreement . Since this is a short stay, the contract is not subject to tax registration (exempt from registration and stamp duty), but the digital or paper signature of the document is an essential legal requirement to access the property.


Identity documents: Each guest must provide a valid identity document (through the fast check-in procedure before arrival) for the mandatory transmission of data to the Public Security authorities (Web Housing Portal of the State Police).


Security Deposit for Damages: To guarantee any damage to the property, to the furniture, to the equipment or for the loss of the keys, a credit card will be requested (prepaid cards or debit cards are not accepted) on which a temporary block will be made (pre-authorization). The amount is not a charge and will be automatically unlocked after check-out, following the verification of the condition of the apartment.


Unregistered guests: Strangers or people not included in the initial booking are not allowed to enter the property, unless authorized in advance.
