Great for an extended family with two little ones!

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We loved Up On The Roof! Charming decor, great floorplan and location. The upstairs office was a huge bonus for those needing a well planned quiet space to stay in touch with offices. Especially loved the top deck at night where you could almost touch the stars!

Perfect for Young Families

Rating Details: The property manager was very helpful. The vacation rental was very clean. I was more than happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: This is our 3rd year renting Up on The Roof for our Annual Family Reunion. The fully equipped kitchen allowed our professional chef (son) to bake & cook for our family. It has an outdoor beach toy locker & living room game & toy cabinet.The upstairs primary bedroom's (windowless) walk-in closet is big enough for a playpen, 2 other bedrooms have a nook which can also accommodate a playpen (bring your black-out playpen cover). The house had 2 portable playpens!

Rating Details: The property manager was very unhelpful. The vacation rental was very clean. I was more than happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: We came into Seaside the 23 of September. We had purchased trip insurance. On the 24th of September Hurricane Helene formed in the gulf. On Wednesday the spaghetti models were showing a chance of the Hurricane hitting Seaside. CNN was calling for power outages, possibly weeks long, and storm surges. Schools were cancelled. The seaside transit authority closed at 3pm on Wednesday and was not reopening until 1PM Friday. Amy Wise Coble, General Manager, texted that they were operating remotely on Thursday and would only return on Friday when safe to do so. Amy also texted that winds could reach 73 MPH. We were vacationing with a 3 and 1 year-old and due to staff warnings left early. We purchased the insurance provided by Homeowners Collection and were denied trip interruption compensation. Because of the prices charged and the useless Homeowners recommended trip insurance, we will not by vacationing at Seaside again.

Great location

Rating Details: The property manager was very helpful. The vacation rental was very clean. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Up On The Roof was in a great location and the rental company was very easy to work with throughout our stay. Overall our trip was wonderful and we love coming to Seaside. This was our first time in this house. The layout of the house was very nice and we appreciated the large kitchen table and porch setup. The dishes provided were very nice, bedding seemed clean and comfortable. We wondered what the owners did with their groceries as there was no obvious storage. Some suggestions:The front door was hard to open and close and a keypad would have made access easier for my handicapped mom who could not retrieve the key from the lock box. The house itself needs a few repairs. Some cabinet doors need to be re-hung/tightened, we feared the bookshelf might topple, the blinds would not stay open, shower ceilings need to be cleaned, the stove knob broke while we were there, etc All easy fixes. One big disappointment was the new furniture at the pool. Our mom could not get in or out of the new chaise loungers and no longer having the option to adjust the back of the loungers was a loss for the readers among us. It made time at the pool less enjoyable. We enjoyed exploring Seaside as usual, we found the best margaritas at pickles sandbar, and loved going to Modica Market in the mornings. We rented bikes and loved riding around the area. Friends of our family have booked the house for next year

Beautiful Home

The house was perfectly located away from the main traffic area, but still close to the beach. Loved it!

Seaside perfection

This is the second stay for our extended family and we will be back! We absolutely love the home, the location, the whole experience was perfect!

Great Location in Seaside

Overall, I recommend this vacation rental. Reviewer Comments: This was a great location in Seaside. Close to the square, just a couple of blocks and yet quite and far enough away from the crowds. There is a spacious, light filled open floor plan on the first level. The house could use a deep cleaning, maintenance and minor repairs, cleaning supplies, and decent cookware. I would stay here again and recommend it to anyone looking in Seaside.

Great Location!

Rating Details: The property manager was very helpful. The vacation rental was clean. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Our overall experience was positive however, there are areas that need improvement. The house is in a great location...quiet, peaceful and a short walk to the beach and to Seaside Square. The house is spacious and we especially loved the porches. However, we had to clean the furniture on the front porch before we could use it. The furniture and garden in the back were a mess and we didn't want to put forth the effort to clean the furniture, so we didn't use that area. The house needed some TLC. The front and back exterior doors as well as the downstairs bathroom doors were difficult to open and close. The downstairs shower head was loose and spayed me in the face when I turned it on. We were able to tighten the connections enough to stop the spray/leak. The cleaning people should have caught that and corrected it when they cleaned. The bedrooms were a good size but the mattresses were very uncomfortable. For the money we paid, I would have expected better attention being paid to the maintenance of the house.

Overall, I recommend this vacation rental. Reviewer Comments: Up On The Roof has a fantastic floorplan with great curb appeal and potential! The deep AND wide front porch and the open downstairs LR/DR/kitchen floor plan is it's best asset.However, it needs minor maintenance: outside shower runs out of hot water, downstairs interior shower curtain (covering the sliding glass door to the outside shower needs a shower was nailed to the wall, yes, really!) Bathroom sinks drained slowly, downstairs toilet continued to flush several times (on it's own) or just kept running, master bath's light out, broken refrigerator bins & broken freezer bins, broken kitchen cabinet hinge and the owner's rusty bikes are stored in front of the house.

The girls earned 3 beach/marine life merit badges in 48 hours. Including a trip to Gulf World Marina & a class w Walton County Turtle Association.

Up on the Roof

Rating Details: The property manager was very helpful. The vacation rental was clean. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: House lacked some basic necessities (broom, vacuum, baking sheets, iron & ironing board, cooking utensils, etc). Water downstairs didn’t ever get hot, just warm. The house needs some fixing- doors are hard to open/close, there is a pinned up shower curtain covering a window in the shower that falls if you hit it, etc. The upstairs bathroom is very nice and has been updated and the house location is super convenient. The porches are really nice! The house is nice and we really enjoyed our time in Seaside but will not stay at this house again. When you pay this much you have certain expectations and this house didn’t make it. This is our 7 year staying in Seaside and will come back for years, awesome family place!

Parking is a problem

We were allowed only two parking passes and had three cars. There are two large public parking lots near Seaside, but you can’t park overnight. We had to park the third car on the street several miles away. There needs to be a place for cars to park.

The location is perfect and dreamy with brick-paved streets and overarching shade trees reminiscent of an old southern plantation. This is the first time we haven’t stayed “beachfront” and we easily preferred the perfect combination of close proximity yet solitude that this home offers. The house itself was very clean, quaint and functional. We loved the roof top and enjoyed watching the sunset from there nightly. The neighborhood was very quiet and offered a wonderful area to go on walks to enjoy the other beautiful houses. It’s proximity to the area restaurants was great too. The seaside town center is a 5 minute stroll as was Fish Out of Water in Watercolor. The neighborhood pool is very close too yet far enough away not to hear the noise that coincides. The host was responsive and helpful. We have been coming to 30a for several years now and this was easily one of our favorite stays. Definitely will be back!

Disappointment

No wifi for first few days,hot water issues, downstairs shower has privacy issues. Homeowners Collection dropped the ball with us.
