  • Coedrath Cottage, formerly known as 'Priory Cottage' is a lovely, detached cottage located just a few minutes’ walk from the centre of Saundersfoot with its picturesque harbour (where boat trips depart daily during the summer months), award winning beach and a delightful array of shops, bars, cafes and restaurants. The historic seaside town of Tenby is just a 10-minute drive away and the cottage is in easy reach of many of Pembrokeshire's diverse beaches and attractions.

    Entering into the hallway, doors lead to the living areas.


    Kitchen/Dining Area


    The stylish kitchen/dining area is well-equipped with everything you will need for your self-catering holiday including dishwasher, microwave, washing machine and fridge freezer. Bi-fold doors open the kitchen out onto the peaceful enclosed terrace and beautifully kept garden.


    Lounge


    The cosy living room offers comfortable seating with gas fire and Freeview TV.


    Upstairs the cottage sleeps four people in two bedrooms.


    Bedroom 1


    The master bedroom boasts a super king-size bed and offers beautiful sea views over the Pembrokeshire coast.


    Bedroom 2 with ensuite


    Bedroom 2 benefits from a super king-size bed (zip and link) which can be split into twins on request and an en-suite shower room comprising shower cubicle, wash hand basin and toilet.


    Bathroom


    The family bathroom comprises a large walk-in shower cubicle, corner bath with hand-held shower, wash hand basin and toilet.


    Outside


    Outside there is parking for up to three cars and, to the rear, an all-weather garden with outdoor furniture and BBQ - the perfect space to relax after a busy day exploring all that Pembrokeshire has to offer. Please note, the enclosed decked area is tiered with steps down to decorative stone, so children must be supervised at all times.


    Further features of this cottage include WiFi, underfloor heating, selection of books and games, Freeview TVs and a downstairs toilet.


    Linen and towels are provided but please bring your own towels for use on the beach.


    Mid-week and weekend breaks available.

    Please note that a refundable £150.00 damage deposit is required.

    Whether pets are accepted (and the number of pets accepted) is displayed within the property description. No other pets are permitted in the property, this includes external areas of the property.

    Terms and Conditions of Hire.

    Bookings of all holiday accommodation whether made by telephone, e-mail, in person, in writing or over the internet are accepted by Puffin Cottage Holidays acting as the agent on behalf of the Owner. The contract to occupy the property is between you and the owner.

    By making any booking with us, you confirm that you accept these terms and conditions and agree to comply with and be bound by them.

    These booking terms and conditions include a number of defined terms as follows:

    "Booking" means the legally binding reservation for use of the property, with a specified start and end date.
    "Contract of Hire" The legally binding contract between the Hirer and the Owner
    "Deposit" means a deposit of 20% of the total holiday accommodation cost (which includes any "extras" selected at the time of booking).
    "Balance" means the balance of the Total Charges payable by you after payment of the Deposit as set out in paragraph 4.
    "Website" means the booking website.
    "Lead Hirer" means the person who has booked the accommodation.
    "Guest" means you and each person staying in the property with you.
    "Owner" means the owner of the Property you book which is the subject of the Contract of Hire. We do not own the properties on our website.
    "Agent" means Puffin Cottage Holidays.
    "Property" and "Properties" means the holiday property you book or enquire about through us.
    "You" means the lead person making a booking through us.
    When you make a booking through us you are confirming that you and every Hirer understands, agrees and accepts these terms and conditions. Please read them carefully as any breach may result in the Owner (or their representative) refusing to allow you and your guests to enter and stay at the property or requiring you and your guests to leave the property before the end of the holiday period without any compensation or refund.

    1. Contract and Booking
    We act as agents for the Owner. When you make a Booking through us the holiday let contract in respect of the Property is always between you and the Owner. As Agents we accept no responsibility for an injury or damage caused as a result of the Contract.

    Bookings cannot be accepted from persons under 21 years of age.

    The Lead Hirer must be one of the Guests staying at the property and shall not part with possession of the property or share it, except with other Guests named on the booking form.

    The Properties are not intended to be reserved for the purposes of parties and group bookings, including for stag, hen dos and birthdays, may not be allowed unless explicitly agreed with the Owner. In these circumstances the Owner may impose special requirements (including the possible requirement for, but not limited to, an extra damage deposit payment)

    No Bookings are confirmed until the Deposit (or Balance and Deposit if the holiday is less than 8 weeks away) is received and written confirmation of its receipt has been sent.

    Once a booking is confirmed it cannot be changed by you, unless agreed by the Owner, or by us on the Owner's behalf. If we or the Owner agree to make requested changes to your booking (for example, amending the date or Hirer) you will be required to pay £25 amendment fee per change.

    2. Booking Fees
    A booking fee of £24.00 is payable when making a booking. This is included in the displayed price of the holiday.

    3. Deposits and Balance Payments
    Bookings made within 8 weeks of your holiday date must be paid for in full at the time of booking. For a booking made more than 8 weeks before your holiday a deposit of 20% of the total due will be paid when booking to secure the booking. The balance will be paid 8 weeks prior to your holiday. If you make a booking within 8 weeks of the start of the holiday you will be required to pay for the holiday in full at the time of booking to secure the booking. In the event that the balance payment is not received by the required date, Puffin Cottage Holidays reserves the right (on behalf of the Owner) to cancel the booking and will be under no obligation to refund any deposits previously paid.

    The booking fee and Deposit are non-refundable unless we are unable to accept the booking on behalf of the Owner, or the Property is unavailable at the time of the holiday

    4. Damage Deposits
    Some properties may require damage deposits for all bookings made. If this is required, it will be recorded in the Property Description. Any damage deposit will be due along with the final balance payment, 8 weeks prior to your holiday, or, where the booking is made within 8 weeks of your holiday, the damage deposit must be paid in full at the time of booking. The damage deposit may be held by Puffin Cottage Holidays on behalf of the Owner. Whilst we will use our reasonable endeavours to liaise between the Owner and the lead Hirer, any disputed claims must be settled between the Owner and the lead Hirer and Puffin Cottage Holidays are not liable for any disputed claims.

    5. Availability
    The Contract of Hire is made on the understanding that the property and its facilities as published will be available for the dates stated. In the unlikely event that the property is not available through events outside the Owners control the lead Hirer will be notified as soon as possible. The lead Hirer shall be offered alternative dates or, at the Owners discretion, a refund but will have no further claims against the Owner or Puffin Cottage Holidays. Puffin Cottage Holidays will not be responsible to pay any compensation or expenses as a consequence of a Property not being available in these cases. The booking fee will be non-refundable in these circumstances as we will have carried out our services for this to you at the point of booking.

    6. Guest Cancellations
    In the event of a cancellation from the lead Hirer, the deposit and booking fee will not be refunded. In the event of cancellation after payment of the balance every effort will be made to relet the property. If such reletting is possible the balance or that part thereof that is paid by another client and recouped via replacement booking will be repaid (less the deposit and booking fee).

    7. Hirers' Responsibilities
    The lead Hirer will ensure that:

    All Guests act responsibly and carefully whilst at the Property and the Property is left clean, tidy and in the same state of repair and cleanliness that it was found in, for example crockery and cutlery is washed up and put back in cupboards and refuse is disposed of. Any breakage, damage or excessive mess will be billed to, and must be paid for, by the person who booked the property.
    any damage or breakages made during the holiday occupancy are reported to the owner and must be paid for (wear and tear excepted);
    no more than the maximum number of people or pets are allowed to stay at the Property (as stated on the Website)
    smoking is not permitted in any of the Properties
    any applicable laws and local or Government guidance are complied with at all times, and ensure that no lead Hirer or their Guests (if permitted at the Property) or pets (if permitted at the Property) do anything which is illegal, or may

Really lovely old cottage with a contemporary twist and all mod cons made our stay a wonderful experience. We loved the house and the views overlooking Saundersfoot harbour.

Beautiful

This is a beautiful cottage, immaculately clean and well furnished, with everything you need for a lovely stay. It is situated in a quiet area, on the edge of Saundersfoot, but only a few minutes walk to the centre. There is easy access to the rest of Pembrokeshire.

Bliss!!

Cannot recommend this beautiful cottage enough. Modern, spotlessly clean and perfect location to the town and beautiful beach. A welcome pack was a lovely surprise including eggs bread butter tea/coffee milk etc. All very much appreciated. Would love to return in the very near future.

beautiful location

Priory Cottage is a lovely , well situated holiday home with easy access to Saundersfoot village and the stunning beaches. The property is spacious and generally well equipped, although the second bedroom has no storage space /cupboards which was a bit of a problem for 4 adults. The garden sadly did not meet our expectations as described in your remit about the cottage, it would benefit from having a really good tidy up and redesign . There are several really lovely places to eat in Saundersfoot that catered really well for gluten free diets and some amazing walks nearby. Generally a lovely stay
