You will be within walking distance of Alexander Nevsky Cathedral, Sofia University, Borisova Garden, Serdika Center Mall, and many of the city’s top attractions. Both Sofia University and Teatralna metro stations are just minutes away, providing direct airport access and excellent connections across the city.

You will be staying in Oborishte, widely regarded as Sofia’s most prestigious, green, and desirable central neighborhood.
The area is known for its beautiful architecture, embassies, boutique cafés, tree-lined streets, and relaxed atmosphere. Unlike many busy city-center locations, Oborishte offers a peaceful residential feel while keeping Sofia’s main attractions within easy walking distance.
Within minutes, you will reach Alexander Nevsky Cathedral, Sofia University, Borisova Garden, Doctor’s Garden, the National Library, and numerous restaurants, bakeries, and coffee shops. Serdika Center Mall is also nearby for shopping, dining, and entertainment.
The neighborhood is perfect for guests who want to experience Sofia on foot while enjoying one of the city’s safest and most elegant areas.
Guests will have full access to the whole apartment.
The apartment is located on the sixth floor of a well-maintained residential building in the heart of Oborishte. Please note that the building does not have an elevator.
As you enter, you will find a welcoming hallway connecting all areas of the home. The apartment features a comfortable bedroom with a large double bed, wardrobe, and a private balcony where you will enjoy beautiful views of Vitosha Mountain.
The spacious living area combines the lounge, dining, and kitchen spaces into one bright and inviting room. Here you will find a large corner sofa, coffee table, Smart TV, dining table for four guests (with additional seating available), and a fully equipped kitchen suitable for both short and extended stays.
One of the apartment’s highlights is the panoramic mountain view that can be enjoyed from both the bedroom and living room. Combined with the carefully selected décor and cozy maximalist design, the space offers a unique blend of comfort, personality, and elegance.
For year-round comfort, the apartment is equipped with central heating and air conditioning.
Getting around Sofia will be exceptionally easy from this location.
Sofia University Metro Station is only a short walk away and offers a direct connection to Sofia Airport without the need to change trains. Teatralna Metro Station is also within walking distance, giving you fast access to every part of the city.
Most of Sofia’s major landmarks can be reached on foot. Alexander Nevsky Cathedral is approximately 5 minutes away, Sofia University around 5 minutes, Serdika Center Mall about 10 minutes, the National Theatre approximately 10 minutes, and Vasil Levski Stadium around 15 minutes.
The central location allows you to spend less time commuting and more time enjoying the city.
By confirming this reservation, the guest acknowledges and agrees to the following:
1. Residential Building Notice
The apartment is situated within a privately owned residential building. As such, guests are expected to respect the residential character of the property, including all building rules, common areas, and quiet hours established by local regulations and the condominium association. Each apartment in the building is individually owned, and every property owner retains the legal right to carry out activities, repairs, or refurbishments within their own property, provided that such activities comply with all applicable local and state laws. The host has no authority or control over the actions or schedules of other property owners within the building and shall not be held liable for any noise, maintenance work, or other lawful activities taking place in neighboring units.
2. Tourist Registration Requirement
In accordance with Article 116(5) of the Tourism Act of the Republic of Bulgaria, all guests (tourists) are required to provide additional personal information after booking confirmation. This information is collected solely for legal reporting purposes to the competent authorities, as required by Bulgarian tourism regulations.
3. Invoice Issuance
A tax invoice can be issued upon request. Guests who require an invoice must provide full company or personal details prior to checkout.
4. Centralized Heating Disclaimer
The heating in the apartment is centralized and provided by the municipal (city) heating supplier - Toplofikaciya Sofia EAD. The host does not have control over the start or end of the heating season, which is determined solely by the supplier based on external weather conditions. During summer months, the centralized heating is switched off across the city. The host cannot be held responsible for temperature fluctuations or delays related to the centralized heating system.
5. Parking: The apartment is located in the central area of Sofia, where street parking is regulated, paid, and limited to a maximum of two (2) hours in designated “Blue Zone” area. The host does not provide or guarantee a free or reserved parking space for guests.
Guests who choose to park on public streets do so entirely at their own risk and responsibility, including ensuring that their vehicle is parked in compliance with all local traffic and parking regulations, and not occupying spaces reserved for disabled persons or other restricted areas. Any fines, towing fees, or penalties incurred as a result of illegal or improper parking are the sole responsibility of the guest.
Upon request, the host may provide guidance or general information regarding nearby parking options, but the host shall not be held liable for the availability, cost, or enforcement of public parking, and will not cover or reimburse parking fees under any circumstances.
