▪️ This property comfortably accommodates up to 12 guests, but we are happy to consider hosting up to 18 guests if needed. Please review the bed/room layout and manage expectations before booking. Air mattresses and extra beddings should be requested in advance.
▪️We only provide 12 set of towels (bath towel, hand towel, and washcloth), coffee pods, and other supplies. If you need more, please request in advance. Last minute requests for extra sleeping arrangements, towels, and supplies may take time and occur additional charges.
▪️Regular maintenance services such as lawn care, pool/spa service, and pest control may take place during your stay. If you prefer no service during your visit, please let us know in advance.
▪️ Surveillance or recording devices are present in the property. Noise monitoring device(s) does NOT record actual sounds or conversations, it simply monitors the noise level (measured in decibels). Video recording devices only monitor the exterior of the home and not any of the interior or swimming/hot tub areas.
▪️ We offer add-on services for a fee. Please note that all of these are subject to availability and approval from host. Please inquire prior to booking:

(We’d like to set your expectations that the temperature is heavily affected by the weather temperature. During cooler weather, the heating system may take longer and may not be able to maintain very high temperatures. Likewise, during hotter days, the water may not feel as warm due to the surrounding temperature.)
▪️We’re delighted to welcome you to our beautiful waterfront property. Due to the home’s proximity to the water, insects such as mosquitoes, no-see-ums, and other bugs may occasionally be present, especially around dawn and dusk. While we regularly perform pest control treatments, this is a natural part of being near the water. Please also note that wildlife, including alligators, may be present in nearby freshwater areas, as is common throughout Florida. We kindly ask guests to enjoy the surroundings responsibly and supervise children near the water at all times. Your comfort and safety are always our priority.

⭐ HOUSE RULES ⭐
▪️ Unregistered guests (including visiting) are not allowed. Additional fees may apply.
▪️ Pets are welcome with a fee. Max # of pets: 2. Pets must be registered and reported to the host. Host should also be informed if you have a service animal. Ensure that they are well-behaved and that you take necessary precautions to prevent any damage and extra cleaning. Pet/Service Animal owners will be responsible for any extra cleaning fees or damages caused.

▪️ No parties, events, or large gatherings allowed.
▪️ Please observe quiet hours from 9 PM to 8 AM.
▪️ Respect the neighbors. Do not park on their premises or cause any disturbances.
▪️ Respect the home. Do not damage or take anything. Maintain cleanliness throughout your stay. All furniture, appliances, and items should be returned to their original place.
▪️ Do not flush anything down the toilet to avoid plumbing issues. Guests will be held responsible for any plumbing issues or damages caused by improper use.
▪️ Report anything that is not working or broken upon check-in. Any issues that are not reported within 24hrs after check-in time may be considered to have occurred during your stay and could be subject to applicable charges.
▪️ Follow the check-in/check-out instructions. Guests will be held responsible for any issues that arise from not adhering to these instructions, including, but not limited to: adhering to check-in/out time, completing check-out tasks, parking, etc.
▪️Sign the Rental Agreement, submit a valid photo ID, and complete the security deposit authorization through a secure third-party link (ChargeAutomation) before check-in. Property access will not be provided until all requirements have been completed and verified. Security deposit will automatically be collected if any damages, missing items, and/or house rule violation is reported during post-stay inspection.
