Welcome to Cozy Coastal Cottages of Dunedin, our freshly remodeled 4BR/4BA duplex just a short stroll from the heart of downtown. Sleeps 10! We’re longtime locals who live nearby, and we love sharing this special town with guests. Whether you’re here for the beaches, the breweries, or just a relaxing getaway, our home is designed to make you feel right at home — with plenty of space for families or groups.

Connected Layout: A central interior door connects both cottages, allowing you to open the space into one large home while maintaining privacy when needed — perfect for families or groups traveling together.

We’re right on a main road for easy access, yet just a short walk to all the charm of downtown Dunedin — shops, restaurants, and the waterfront.
The rear entrances and courtyards are tucked back from the road, offering added privacy and a quick path for walking into town.

🚪 Guests have 2 separate entrances if occasionally privacy is important. Full access to the entire 4BR/4BA duplex, including both kitchens, living rooms, patios, and laundry areas. Smart lock codes are provided before arrival for easy check-in.

Traveling with an even larger group? We also offer two 1BR/1BA cottages (each sleeps 4) on the same property. When booked together, the full property can accommodate up to 18 guests — ideal for family gatherings, weddings, or group getaways.
*Construction* From December into June/July, there is active construction occurring on a neighboring property; although as of this update in Feburary the project is starting to wind down and focus more on interior work, its still an active construction site... Work schedules can vary and may occasionally include early morning hours. While this activity is outside of our direct control, we remain in communication with the construction management team and actively advocate for compliance with all applicable city noise and work-hour ordinances. We believe in full transparency so guests can make an informed decision. If you are particularly sensitive to noise or plan to sleep late, this may not be the ideal fit. Please feel free to reach out prior to booking with any questions. Parking: Tandem parking is available on-site. Please be mindful of other guests when parking and allow space for easy access. 🚗
🔊 Noise & Courtesy Quiet hours after 9 PM in respect to neighbors and other guests. No parties or large events unless approved in advance.
Smoking: 🚭 Smoking is not allowed inside the units. Smoking is permitted on the private patio and in the shared courtyard, as long as it’s done respectfully and without disturbing other tenants.
🧹 Cleanliness Please treat the home as you would your own — clean spills promptly and place trash in provided bins.
🚪 Security & Access Only registered guests are permitted to stay overnight. Lock doors and windows when leaving the unit.
🪑 Shared Spaces Courtyard and parking are shared; please be respectful and tidy. Furniture must remain in the unit — no moving inside/outside.
🔧 Damage & Maintenance Report any damage or issues promptly so we can address them quickly. Guests are responsible for any damage caused during their stay.
Pets We are a pet-friendly property but do not have a fenced yard. Dogs must be leashed and walked outdoors. Pets are not permitted on sofas; protective covers may be provided. Additional cleaning fees may apply if furniture requires excessive cleaning due to pet hair, odors, or accidents. If an unregistered pet is brought onto the property, a pet fee will apply. Please ensure all pets are pre-approved and added to your booking.
