BACKYARD
The fully fenced backyard is the centerpiece. A covered patio seats 12, with a 50-inch Roku TV for outdoor viewing. The gas fire pit has adjustable flame settings and is ringed with lounge chairs — the natural gathering spot after a day on the water. The propane grill handles full cookouts, plus cornhole, Connect 4, Jenga, a mini basketball hoop, and a dartboard. Fully fenced and secure for kids and dogs.

GAME ROOM
A dedicated room, separate from the main living area, holds a Pac-Man 12-in-1 arcade, a Centipede 8-in-1 cabinet, a full-size Skee-Ball machine, and a foosball table — consistently the most mentioned feature in guest reviews.

LIVING ROOM
Open-concept with a 58-inch Roku TV, sectional sofa, and a dedicated workspace with high-speed Wi-Fi. The hideaway couch pulls out to a queen mattress, adding a fifth sleeping option. The layout flows directly into the kitchen and dining area.

KITCHEN AND DINING
Fully equipped with stainless appliances, dishwasher, full-size fridge, oven, stovetop, microwave, and blender. The coffee station handles K-cups and ground coffee, both stocked, with cream and sweetener. Island seats two; dining table seats six. French doors open onto the covered patio for easy indoor-outdoor meals. Wine glasses, a rice maker, baking sheets, and barbecue utensils included.

BEDROOMS
Master Bedroom: King bed, private en-suite with walk-in shower, Roku TV, closet — quiet, separated from the main living areas.

The house sits one block off US-1, in a quiet residential neighborhood 2.7 miles from Downtown Stuart's waterfront dining, bars, galleries, and the historic Lyric Theatre. Groceries (Publix) are 0.6 miles away. Jensen Beach is 4.4 miles; Stuart Beach is about 7.5 miles (15-16 minutes).

Stuart sits at the confluence of the St. Lucie River and the Indian River Lagoon, a top inshore and offshore fishing destination on Florida's Treasure Coast, with multiple marinas and charter operators within 10 minutes.

Palm Beach International Airport is 43 miles south; Treasure Coast International Airport in Stuart is 5 miles north, convenient for private and charter flights. Rideshare into Downtown Stuart typically runs $12-15.

GROCERIES/SUPPLIES: Publix less than 5 min across US-1.

GUEST ACCESS
Guests are given a key code to the electronic lock before arrival. Inside, guests have access to the entire living area. Outside, guests have access to all areas inside the fence. The outdoor shed and supply lockers in the game room are off limits and kept locked. Please do not open any panels or coverings to access the crawlspaces above or below the main living area.

PARKING
Free parking is available on the property, driveway fits up to 3 vehicles. Additional free street parking is available directly in front of the home with host approval. DO NOT park in front of or on neighboring properties. Single-level home, paved driveway. No on-site EV charging station.

COMMUNICATION
We respect our guests' privacy and offer a seamless self-check-in process. While we will not be present during your stay, we are always available and happy to assist with any questions or needs that may arise. Please feel free to reach out to us through the app or by phone.

ADDITIONAL INFORMATION

HOUSE RULES
Check-in after 4:00 PM, check-out before 10:00 AM, maximum 8 guests. Must be 21 to book. Well-behaved pets welcome (Dogs only) - max of 2 dogs, 50 lbs max each, $75 per pet. Quiet hours run 10:00 PM–8:00 AM; please keep parties off the property. No smoking or vaping indoors or on the decks. Exterior security cameras cover the front entrance. Fire extinguisher and first aid kit are on-site.

BOOKING REQUIREMENTS
A signed rental agreement is required to finalize your booking. A link to complete this will be sent via an automated message after you reserve. Please note that access codes and directions will not be provided until the signed agreement is received.

STARTER SUPPLIES
We provide an initial supply of toiletries, laundry pods, trash bags, paper towels, and toilet paper to get you started. For longer stays, you may need to purchase additional supplies. We also supply full sets of bath towels for each bed. Extra beach towels are also available.

DISCOUNTS
We offer various discounts for longer stays, last-minute bookings, and early-bird reservations. These are automatically calculated and built into your quoted price. Please note that only one of these discount types can be applied per booking.

CANCELLATION POLICY
Free cancellation is available up to 24 hours after booking, provided the cancellation is made at least 14 days before check-in. After that, you can cancel up to 7 days before check-in for a 50% refund of the nightly rate and cleaning fee. The service fee is non-refundable after the free cancellation period. No refunds are provided for non-refundable bookings.
