Montepietraia and San Martino Country House is a complex of two independent villas, surrounded by a well-kept park and immersed in a large olive grove, called L'Olivaia. It is well-suited for families or groups of friends who wish to spend relaxing days in good company but, at the same time, to enjoy moments of privacy. Just like in a small hamlet, a central square links and separates the two structures, both furnished with great taste and completed with particular attention to detail, to guarantee full functionality and comfort to the guests. Montepietraia is the bigger house, equipped with 5 bedrooms and large common spaces; just at 15 meters away is San Martino, it has one floor and houses 4 bedrooms. In the large shared garden, full of scents and colors, many common spaces are equipped for recreation and relaxation: the porch for outdoor dining, the gazebos, the lounge areas, the play area furnished with a professional ping pong table and even two swimming pools. The property is located in the centre of 4 lakes (Bracciano, Vico, Martignano and Monterosi) Tuscia area, in the province of Viterbo, a large area north of Rome, of great naturalistic value and which preserves an historical, archaeological and artistic heritage of prime importance. The location is perfect, the capital is about 40 km away, and there are many tourist spots in the vicinity to be explored: Lake Bracciano with many picturesque medieval villages along its banks, the Etruscan settlements of Tarquinia, Viterbo, the "Papal City", famous as well for its thermal waters. The excellent road links will quickly take you to the beautiful beaches of the Tyrrhenian coast. L’Olivaia is certified Organic and D.O.P. Tuscia. It is laid out on the hills of Tuscia, between the Roman amphitheater of Sutri and the ancient Via Francigena, at the center of four volcanic lakes that determine optimum climatic conditions for the development of the olive. The olive grove stretches of about 20 Ha with over 7000 olive trees and is organized for fields and cultivars in order to allow the separate collection of cultivars Leccino, Frantoio, Maurino and indigenous including Caninese and Bolzone, following the different maturation . The English roses planted at each row start, restore color and fragrance to the fields and indicate the different cultivars. During the months of October , November and December the olives are harvested and guests are invited to participate and to receive the equivalent of the olives they pick in oil, crushed in Tuscus: the family olive mill in the nearby village of Vetralla. The villas are situated within walking distance of a prestigious golfing area with two golf courses (18 holes) of great quality and international fame: The Golf Club Le Querce, home of the Italian Golf Federation that borders the property and can be reached on foot; a paradise for golfers and for all those who love the great outdoors!

Interior: MONTEPIETRAIA. The villa, suitable for 10 sleeps, has 2 floors. The entrance on the ground floor leads into a large hall: on the left is the lounge and billiard room, on the right the dining room, box room and guest bathroom. The master suite is composed of a double bedroom, a private sitting room, a spacious closet and wardrobe, a bathroom with shower and a bathroom with tub. A corridor leads to the twin bedroom (with joinable beds). Continuing along the corridor you come to the office facing out over the large porch equipped with dining area and a sitting area with sofas. To the right of the office is the large kitchen with access to the conservatory. The first floor is reached by inner stairs and by two external staircases (one at the side of the ground floor entrance while the second is located to the right of the large porch and leads into a double hall). On this floor there are a double bedroom with en-suite bathroom with shower, a twin bedroom (with joinable beds), a further double bedroom with fireplace and two bathrooms with shower. The floor is completed by a large sitting room. SAN MARTINO. The villa, suitable for 8 sleeps, has just one floor. Opposite the entrance that leads to the corridor with the bedrooms is a large luminous living room with big windows, a kitchenette/bar, sofas, satellite TV and fireplace, forming an open plan area with a double bedroom (with queen-size bed) and bathroom with shower. The corridor leads to a double bedroom with en-suite bathroom with tub, a twin bedroom (with joinable beds) with en-suite bathroom with shower and to the kitchen with dining area, fireplace and direct access to the outside through a French window. From the kitchen you accede to the last double bedroom with dressing area and en-suite bathroom with shower. Air conditioning (Montepietraia: in the living room and in the double bedroom of the ground floor - in the living room and in the bedrooms of the first floor; San Martino: in the bedrooms and in the lounge).
Park: The park is structured on many levels and is surrounded by the large olive grove. An old oak tree lends shade to a Liberty-era gazebo equipped with armchairs and sofas and surrounded by roses and rhododendrons. On the lawn surrounding the houses are precious varieties of hydrangeas, azaleas and lilies-of-the-Nile of various colours. On one side of the lawn is a wrought-iron greenhouse and a furnished terrace and on the other side is the square with trees and a large rose bed in the centre. The wooden structure in the Sorrentine orange orchard is a special greenhouse for protecting citrus fruits. The large porch in front of the garden and pool is the ideal spot for relaxation and savouring the culinary specialities of the area (close by, a brick-built structure is set up with barbecue and sink). A resin-paved surface I the park houses the professional ping-pong table. The property has a private covered parking spot right in front of the main entrances of both villas. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool: Two pools, immersed in the garden just in front of both houses, are available for the guests from the last Saturday in April until the first Saturday in October. The main one is made up by 2 pools connected by infinity edge. The first one measures 8 x 3,5 m with a depth ranging from 1,20 m to 1,80 m and is characterized by the presence of 6 fountains. The second measures 8 x 5 m with a constant depth of 1,20 m. The pool is lined in white PVC and access to the water is via a ladder. The surrounding area is planted with lawn and equipped with deck chairs, sunbeds and little tables. The second swimming pool, rectangular-shaped and with a ladder for access to the water, measures 5 x 12 m with a constant depth of 1,20 m. It is lined with PVC and has chlorine purification. The sunbathing area surrounding it, paved in terracotta, is provided with sunbeds, deckchairs, a gazebo with armchairs and an outdoor dining space (with a large umbrella, table and chairs). The pool has a solar-heated shower.
