    ⚠️ Please avoid parking near the witch’s hats—there’s a SydneyWater mains tap underneath. Any damage to this tap will be the guest’s responsibility.

    🚘 Street parking is also safe and available. The house sits on a corner block, so you can park on either street.
    📏 If you park directly in front of the house, we recommend pushing in the car’s side mirror, as the street can get a bit narrow when cars are parked on both sides.

    You’ll have full, private access to the entire home—no shared spaces!

    Your privacy is important. I’ll never enter the home without notifying you first, unless absolutely necessary and in line with Airbnb policy.

    🔐 Check-In & ID

    The guest who makes the booking must stay for the full duration.

    All guest names must be included in the booking.

    A valid photo ID (matching the booking name) is required before check-in for verification and security.

    ❗ Cancellation Policy

    Our policy is Strict. We strongly recommend purchasing travel insurance to cover any unexpected changes.

    If a cancellation occurs during the non-refundable period, I’ll do my best to rebook the dates. Any nights successfully rebooked will be refunded (minus any difference in rate and a 20% admin fee).

    Base rate covers 4 guests. Additional guests incur extra charges.

    Noise & Parties - No parties allowed.

    Quiet hours: after 8 PM on weekdays, 10 PM on weekends.


    🗑 Waste Management
    Guests staying during collection days are responsible for putting the bins out.

    🟥 Red bin (general waste): Collected fortnightly. To avoid overflow, ensure all recyclable items are placed in the yellow recycling bin.

    🟨 Yellow bin (recycling): Place loose recyclable items directly in the bin. Do not use bin liners, as they cannot be processed by the council.

    🗃 Excess rubbish: If rubbish exceeds the red bin’s capacity, a disposal fee based on the council's tipping charges will apply.

    Smoking - Allowed only on the balcony.

    Please use the ashtray provided and do not leave cigarette butts on the ground.

    🛌 House Details

    Complimentary starter pack: Includes tea, coffee, toilet paper, and basic supplies. Please top up as needed.

    🧹 Cleanliness & Check-Out

    Please leave the home tidy.

    Extra cleaning due to non-compliance will incur a fee based on hourly cleaning rates.

    A full check-out guide is provided on the fridge.


    🚫 No Pets Allowed


    🔎 Local Guests

    If you live within 30 km of the property, please notify us before booking and await approval.

    Failure to disclose may result in cancellation without penalty to the host.


    🧼 Mid-Stay Cleaning

    The host does not provide cleaning during your stay.

    If you arrange your own cleaner, they must be insured. Proof of insurance must be sent to the host prior to the cleaning.

    You’re responsible for any issues arising from third-party cleaners.


    Please note: The property is currently unfenced. If you're traveling with young children, we recommend taking this into consideration before booking. Their safety is important to us!

    Bookings of more than 28 days requires "approval" from the host.

    Terms and Conditions

    The Guest and registered occupants are granted a limited license to enter, occupy, and use the property exclusively for temporary residential purposes during the agreed Rental Period. This license does not establish a tenancy or tenancy rights. Guests must vacate the property by the specified check-out time. Unauthorized occupancy beyond this period constitutes a breach of this Agreement.

    Pricing & Guest Policy
    Our standard nightly rate is $250 per night for up to 4 guests. Each additional guest beyond 4 will be charged $50 per person, per night.

    Check-Out & Overstay Policy
    Check-out time is 10am. Unauthorized late check-outs or overstays may result in additional charges, including up to an extra night’s fee for each night past the check-out date, in accordance with Airbnb’s policies. These charges will be deducted from your security deposit or processed via Airbnb. Extended overstays may also affect future reservations and will be escalated through Airbnb’s Resolution Center.

    These fees will be deducted from the security deposit or charged to the credit card on file. Overstays exceeding 24 hours may result in legal action and further charges to cover disruptions to future reservations and any associated costs.

    ​Disruptions to Future Bookings

    If an unauthorized overstay causes delays or cancellations for subsequent reservations, the Guest will be liable for compensating the Host for lost income and any additional costs incurred due to the disruption.​

    Legal Remedies

    In the event of an unauthorized overstay, the Host reserves the right to involve local authorities and pursue legal action, including filing trespassing claims and recovering all related legal fees and costs. On booking, you agree the host has the right to enter the premises where guests stay past the check-out time.

    By entering into this Agreement, the Guest authorizes the Host to deduct overstay penalties and related costs from the security deposit and/or charge them to the credit card on file.​

    This Agreement constitutes the entire understanding between the Host and Guest regarding the short-term rental. No other terms shall apply unless agreed to in writing.

    By booking this property, the Guest acknowledges and agrees to these Terms and Conditions, which are in accordance with VRBO policies.

    PLEASE NOTE: The house requires maintenance on the outside. Inside is renovated.

Oxley Park Stay

Lovely renovated property, especially happy that we could have our dog and he was allowed inside. Host extremely easy to deal with and very accommodating at short notice. Thanks for having us! Highly recommend this property

Stay at Oxely park

The location was perfect for us and the owner was very easy to deal with. However the there was towels that were shredded hanging in the bathroom, the taps in the bathroom needed fixing as they fell off, the toilet seat was wobbly, these problems need attention. The property was clean.

Lovely, pet friendly place :)

Marian is such a lovely and accomodating host. Everything is clean and tidy and the house has everything you need, air con was especially helpful during some very hot days 🥵 it is pet friendly as well and Marian was so helpful in accommodating my fur babes. Thankyou again Marian :)

Comfortable and Inviting

The owner was friendly and had great with communication, the place felt fresh and nicely presented. The kitchen was well equipped. Our family enjoyed our stay here and will definitely recommend to others.

Nice home inside

Home was lovely inside, could use some maintenance on the exterior. No secure parking and some disturbance and violent behavior from 2 near by properties including erratic behavior behind the wheel almost colliding with my vehicle. Otherwise ok

Property was clean and newly renovated. Location was suitable for easy travel to Eastern Creek. Pillows were old and flat and the extra mattress was thin (not suitable for an adult).
