Had a lovely time
Peaceful, quiet. no cars, airplanes. Just the birds, sheep, sound of the wind, and the surf of the Ocean. I went for hikes and slept fantastically each night. This is a place to relax and get away from the crowds. Enjoyed every minute of it.

Very cosy.
This is a very cosy cottage with everything you need to enjoy your stay. Views and beaches are amazing,plenty of places to walk your dog. Villagers are very helpful and friendly. Would highly recommend a stay here. Bettyhill beach is one of the most beautiful I have ever seen with clear water.

Kips Cottage.
A property with age and character and with views of Scotlands rugged coastline and mountainous interior. Superb. The cottage was a welcome sight after a excellent day out.

Perfekt für Slow down
Sehr gut zum Slow down. Das Haus hat alles was man braucht auch wenn es nicht ganz so modern ist. Erholung stellt sich schon nach zwei Tagen ein. Vollends Ruhe genießen.

A little piece of heaven on earth
As always the cottage was like coming home. Thr location is stunning, so peaceful. The cottage is quirky ..so if your expecting glamour, then this cottage is not for you. We will definitely return.

Eines der schönsten Urlaube
Wir waren im Juni 14 Tage hier und waren sehr überrascht über die sehr gut vorbereitet Wohnung. Wir haben das Haus wegen seiner Beschreibung und vor allem ruhigen Lage am Atlantik gemietet. Es strahlt eine besondere Gemütlichkeit aus. Mit herrlichen Sonnenuntergängen hatten wir hier nicht gerechnet-und sie rundeten fast jeden Tag ab. Alle Sehenswürdigkeiten bis hin zu einer Tagestour auf die Courtney Inseln über John O' Groats waren gut per Auto in alle Richtung zu erreichen. Die Zeit hatte man hier.Die Anfahrt alleine von Inverness über die Highland war ein Erlebnis. Man wählt die Route über Bettyhill.

Rustic delight !
This property has everything you need for a quiet break away from it all - the surrounding area is stunning scenery dramatic rocks , beautiful beaches . ideal place to bring your dog and just walk , eat well and read a book . If you are looking for pubs and a social thing it’s not the place to go !

Lovely location, but.....
Fantastic location, could be a little gem however cleanliness was an issue. Major cobweb problem, 3 piece suite needs replaced, arms on chairs ripped with stuffing falling out, throws on the suite need cleaned. Mouldy curtains in bathroom. We were expecting basic but also expected place to be clean. Bed and bedding were clean and comfortable. Only stayed 3 nights out of 7 due cleanliness of the place. Tried to contact the number given in case of problems a couple of times but no answer or answering machine. It's a shame it could be a brilliant holiday let with some TLC.

Toll für tolerante Naturliebhaber
Tolle Lage am Meer. Wunderschöne Gegend. Aber: Der schöne Sitzplatz am Haus liegt immer im Schatten. Für alle Aktivitäten muss man mit dem Auto los. In der Nähe des Hauses ist nur ein etwa halbstündiger Spazierweg sinnvoll. Die Einrichtung des Cottages entspricht in etwa dem Level von vor 40 Jahren. In der Küche gibt es keine Schränke, alles ist offen. Geschirr haben wir vor dem ersten Gebrauch abwaschen müssen. Keine Dusche. Badewanne nur mit zwei Wasserhähnen ohne Handschlauch. Leider war nur altes Informationsmaterial im Cottage. Man wurde in der Beschreibung darauf hingewiesen, dass man sich wegen Corona im Internet informieren solle. Aber: zwei Zeilen weiter heißt es, dass es weder Fernsehen noch Internet-Zugang gibt. Die Lage ist zu weit weg. Tipps: 1. Etwa 100m die Straße zurück gibt es ein Restaurant. Cote du Nord. Ein 10-Sterne Restaurant. Unserer Meinung nach. Nur acht Plätze, 10 Gänge, 70 Pfund. Grandios und jeden Penny wert. Wir empfehlen auch die Weinbegleitung. Vorher online anmelden. 2. Strathy Point Lighthouse. 20 Minuten mit dem Auto, dann sehr schöner Weg zum und am Leuchtturm. Strathy East Beach. Toller Strand, lässt sich gut mit 2. verbinden. 3. Castle of Mey. Ca. 50 Minuten mit dem Auto, wunderschönes Schloss von Queen Mum, tolle Führung, sehr guter Tea Room mit Shop. Wir beide sind tolerant, brauchen kein TV und sind schweren Herzens wieder weggefahren.

We got away from the modern world!
We wanted to escape - escape we did. All the other comments/reviews about the cleanliness of the cottage were fair but we just rode with it. We didn't care. THAT view is incredible. Even though we went in August, we still had the fire burning (coal & kindling from Bettyhill Stores) and loved every second of it. The draining board thing really has to go, though...It was also a great base to explore the north coast (which is why we chose it) and we saw John O'Groats, the Orkneys and Cape Wrath all in the same week. Kirtomy beach? We had it to ourselves for the first Sunday - luxury!

Traumhafte Lage, aber das Haus könnte ein wenig mehr Liebe gebrauchen
Kips Cottage könnte ein traumhafter Standort sein, wenn er ein wenig mehr instandgehalten würde (z. B. die vollständig verschlissenen Sofa/Sessel austauschen, Küchenausstattung ergänzen bzw. - insbesondere Pfannen - erneuern, Dachrinnen sind kaputt, Fenster lassen sich z. T. nicht öffnen) und sauberer wäre (viele Hundehaare im Teppich / Sofa / Sessel usw.) und sich besser beheizen ließe (der Ofen ist winzig und heizt kaum, Elt-Heizkörper z. T. ohne wirkliche Heizkraft). Das Haus war im Juli trotz guten Wetters feucht und kalt. Die Lage ist sehr gut mit schönem Blick auf das Meer, aber unterhalb des Hauses entsteht ein neuer kleiner Campingplatz. Achtung beim Toasten: Wenn der Brandmelder angeht, ist der Toast fertig ... ;-) Es gibt nur eine Badewanne ohne Duscharmatur, d. h. Duschen erfolgt mit Wasserbecher und Übergießen. Das Wasser ist aber sehr schön heiß. Die Inseratsbeschreibung ist ehrlich und soweit korrekt, die Fotos ein wenig beschönigend. Wenn Kips Cottage ein wenig mehr Liebe erführe und instandgesetzt / -gehalten sowie besser geputzt würde, wäre es ein perfekter Ort.

Rustic getaway
This was a great little cottage to escape to. There were a lot of cobwebs and bugs in the windowsills. It was very charming though and yes lots of hot water. The view of f the ocean and the sound was amazing. There’s a great outdoor patio for coffee in the morning or dinner at night. Very charming.

Lovely position. Plenty of hot water. 3piece suite in very poor condition, inadequately covered by blankets. Lot of dog hairs on rug in lounge. Fireplace in bedroom very dusty. Wooden draining board unhygienic, we covered with a glass chopping board. Bath taps held in place by bits of wood. Loved having cuckoo singing at the front of the house.

Kips Cottage review October 2021
The property is beautifully situated, with fantastic views. However it is let down by very poor cleaning standards and hygiene standards, furniture and decoration which needs renewal and substandard heating. Cleaning: The house is difficult clean given the decorative order. However, there were cobwebs and spiders everywhere, (behind the bed, on the walls, in the bookcases, around the fires) black scum around sinks and draining board. The cupboards and annex room have old rugs and broken equipment in them. Kitchen items all needed to be washed before use. The outside decking was an extreme slip hazard. (We were not allowed access until 6pm due to extra covid cleaning - there was no evidence of basic cleaning .) Furniture: Armchairs and sofa need renewal. These have large holes and were covered with dusty blankets. Outside furniture was rusty and dirty. Wooden draining board is a health hazard. There is no shower. Heating: There is no heating in the bathroom, and only a small electric heater in the main living room. The woodburner is small, and locally purchased logs were too large for it. Photographs can be supplied on request. This was all such a shame, as it led us to be disappointed, and felt that the cottage did not represent good value for money. All could be fixed with very little effort and expenditure, and the cottage is potentially a perfect retreat.

Hi Richard. Thanks for your review. Obviously we are so sorry that you did not find Kips to your liking. The cleaning does not sound great, and we have followed up with the team who look after it for us. We do make it clear in our description that if you are looking for anything remotely modern Kips may not be for you - it is definitely shabby chic before shabby chic was invented. We are also very clear that there is no shower and the cottage is heated with electric heaters. We do get someone every couple of years who it doesn't suit at all, so again, our apologies. These old cottages have lots of character, but are definitely not wipe-down. As I say, I have followed up with our team there, and we will ensure an end-of-season deep clean. Apologies again. Robyn Hughes PS: We do generally get 5* reviews as you can see from the rest of the season!

Full of rustic charm
This little cottage was everything we wanted for a peaceful romantic getaway -it’s olde worlde and in a beautiful location .it’s not 5 star luxury by any means but if ur into quaint and rustic it’s fabulous

Kip's Cottage Kirtomy
What a stunning location, looking straight out to sea in a charming crofting village on the north coast of Scotland. Lots of traditional charm, esp with the wood stove alight. Upper room is ideal for children but rather low for adults.

If you're looking to get away from it all, this is the place! The owner was easy to contact and the comprehensive information about the property was very accurate and super useful--especially the directions of how to locate the cottage! I don't think we could have gotten there without them.

Lovely cottage, looking exactly as shown on pictures. You are surrounded by hills, ocean and fields and you have milkyway above you. Cottage is well equipped but you need to bring your own food and fire wood if you staying for longer. Bathroom need updating but for a short stay is acceptable. We had a great time in Kip's cottage. I would recommend!

Lovely location cottage could do with central heating radiators there so must be possible. Warm enough with electric heaters but central heating would be more economical. Would have been nice to have tv for evening especially for kids. Did enjoy time there just room for to improve experience

Simple but well equipped. Fantastic original features in quiet location.... Not many local eateries in October which helps keep everywhere quiet, great walks in magnificent scenery. Would recommend staying here at Kips Cottage if you're coming to the area.

A marvellous escape
In a hard to beat location with uninterrupted views to the sea and surrounding cliffs, Kips is a well laid out and cosy cottage in virtually the middle of nowhere; the perfect place to escape from the current rather depressing state of the world. Most days we took our dogs down the track to the small pebble beach and sea. We fished off the rocks on a couple of occasions and even caught two deliciously fresh Pollack for tea! The nearest shop in Bettyhill is a few miles away but stocked with essentials. it’s recommended you bring a few meals with you as the nearest supermarket is in Thurso... There were a few problems with refuse collection and firewood (reported to the owners and hopefully now resolved) but the adjacent farmer was very helpful. All in all highly recommended for those that like the great outdoors. We had a most enjoyable holiday - made even better by the presence of two resident Golden Eagles in the adjacent valley.

Outstanding views and as described the cottage is basic. Ample kitchen equipment but lounge seating could do with being updated as could the bathroom hence 4 and not 5 stars. Overall though an enjoyable stay and both phone and Internet signal better than expected.

Stunning Views and Quiet
1st rate views of rolling hills, farm-life, coast and ocean; the perfect place to have a get-away as a couple. With the additional attic beds for, it's really is cosy. If you're a coast/beach/surfing enthusiast; this place does not disappoint !

Relaxing peaceful birthday treat weekend
Stepping into the cottage we felt immediately at home, it’s very old and authentic with a lovely wood burner and spectacular views of the sea. In the morning you hear nothing but birdsong, the wind and the ocean. It has loads of amazing homely touches, especially the woodwork in the kitchen and bathroom. It was the perfect getaway from the city and ideal for hiking straight out of the front door. As surfers it was ideal as it’s positioned near some fantastic breaks. We’ll certainly be back!

Phantastischer Meerblick
Die Ferienwohnung beeindruckt mit einem unglaublichen Blick aufs Meer und die Bucht von Kirtomy. Eine Badebucht gibt es im nahegelegenen Bettyhill, direkt vom Cottage aus kann man auch zu einer sehr schönen Felsküste laufen. Gemessen am Preis bietet das Haus alles, was man braucht. Das Haus kann man mit elektrischen Heizgeräten und einem kleinen Holzofen heizen. Der Dachboden hat zwar keine Stehhöhe, aber zum Schlafen ist er sehr gut. Uns fehlten natürlich Mischbatterien für das Wasser, in Küche, Waschbecken und vor allem in der Wanne, getrennte Wasserhähne überwiegen aber offenbar in Schottland. Ganz herzlichen Dank an Robyn für die Kommunikation, für die guten Tips fürs Hinkommen, denn wir waren in der Zeit des Sturmtiefs Sabine dort.

Wunderbar einsam!
Die Hütte liegt wunderbar abgeschieden und in direkter Meer Nähe. Alles Nötige ist vorhanden und Einkaufsmöglichkeiten liegen in einiger Entfernung vor. Wir können die Hütte jedem empfehlen, der mal eine Auszeit braucht!

Beautiful, amazing remote location
We enjoyed our stay on Kirtomy. Kip's cottage was just as described. It had everything we needed. The location was incredible! Lots of walking opportunities and coastal strolls! The only complaint that I have is that the cottage could have been cleaner. I felt that I had to do a general wipe down in order to feel comfortable. Once we got over that issue, everything else was just fine.

Vollkommene Ruhe
Das Objekt ist ein schätze ich mal typisches Cottage für diese Gegend. Sehr spartanisch und doch alles was man braucht (außer Waschmaschine, eine Brause für die Badewanne, wäre auch toll gewesen,aber ging im Notfall auch so)Liebevoll wurde an Kleinigkeiten gedacht wie Wolldecken, Musik, Touribroschüren etc. und auch die Einrichtung nicht zu vergessen schöne Bilder an den Wänden , Kamin, gemütliche Küche mit tollem Ausblick. Wir hatten 4 entspannte und selige Tage, wo man den Alltag mit all der Hektik vergessen kann. Wunderbar und gerne wieder.

Wonderful!
We enjoyed staying at this cottage. The French glass doors in the dining room/kitchen provide a wonderful viewing spot to look out at the ocean. Sunny or rainy, it is an awesome view. The cottage is rustic and cosy with heaters if you get cold. There are beautiful original slate floors in the living room with some throw carpets over them so you can still see the slate floor which is truly beautiful. We enjoyed walking around Kirtomy Bay and there is a path that takes you to Swordly. A 5 minute walk from the cottage there is a building that used to be the Schoolhouse in Kirtomy which is now a private residence but the person who lives there, the local Doctor also cooks and has a dining area in that building where if you book (well in advance) you can partake in an incredible 7 to 9 set course fine dining experience with optional wine pairings (only certain evenings) at Cote Du Nord & there is web site, Google Cote du Nord Kirtomy. Each course is based on local produce as well as foraged herbs/plants from the natural surroundings. When booking let them know your preference seafood/meat/veggie and they do their best to accommodate. Also we booked a walk/hike with the highlife ranger which was a fantastic experience. These walks/hikes range from a few hours easy walks to more strenuous ones and they are by donation the site says it costs about 10.00 pounds per person to put on the walks so that is what we donate. Google their website under highlife highland Scottish rangers and look in upcoming events. You can book online or if you have trouble booking on it (Like us) then email the ranger in advance (we did it 2 days in advance) and confirm the exact meet-up place and the ranger signs you up on the sheet on the day. One of our best experiences was a 3 hour hike up the side of the hill overlooking Loch Eriboll to a 2000YR old wheel house on a windy day with some showers with the sun appearing now and then throwing dappled light onto the Loch. We brought collapsible hiking sticks/hiking books/waterproof windbreaker/pants to be comfortable. These hikes are awesome. Peaceful, relaxing get-away.

Remote and beautiful.
Delivered exactly what it offered: Beautiful remote location, but not too far from a village. Basic facilities, but mostly everything you needed, (apart from a few light bulbs). Fantastic views of the sea. The wood burner took the place of the TV and was all the better for it. Quiet and peaceful.

Amazing place!
I would love to thank you to Robyn for allowing us to stay in such an amazing place! We have been travelling from London. 12hrs drive from our location, and i can say with no doubt it was totally worth it and i will definitely look to stay here again :) There is no words to describe how lovely and peaceful this place is! Geweldige cottage!
Prima plek om weg te zijn van het drukke leven. Geen bereik op je mobiel, geweldig! Lijkt op het einde van de wereld. ‘s Nachts pikdonker, maar binnen lekker knus en warmte van de kolenkachel. Lekker terug in de tijd.

Wie in der Beschreibung, wer Luxus sucht, ist hier falsch. Ansonsten : perfekt
Kip's Cottage ist ein zwar simpel, jedoch komplett ausgestattetes Feriendomizil. Die Küche läßt nichts zu wünschen übrig, abgesehen von einem richtig großen Topf für Nudeln. Die Spülmaschine ist ein zwar nützliches, aber nicht unbedingt notwendiges Gerät, daher haben wir sie nicht vermisst. Im Badezimmer ist keine Duschmöglichkeit, eine Badewanne mit zwei recht betagten und wackeligen Wasserhähnen und ausreichend heißes Wasser sind jedoch vorhanden, daher ist auch das kein Problem. Der Kamin darf benutzt werden. WLAN war zu unserer Besuchszeit außer Betrieb. Die Lage ist perfekt für Urlauber, die Ruhe und Abgeschiedenheit suchen, das letzte Haus in einer Nebenstraße, Meerblick, Meeresrauschen, Wind, Schafe und Vögel. Sonst nichts. Unser Urlaub hier war von vorne bis hinten gelungen.

A big pot for noodles is a good call, thank you! :) All the best The Hughes Family Translation: Kip's Cottage is a simple but fully equipped holiday home. The kitchen leaves nothing to be desired, apart from a really big pot for noodles. The dishwasher is a useful, but not necessarily necessary device, so we did not miss it. The bathroom has no shower facility, a bathtub with two very old and shaky taps and enough hot water are available, so that's no problem. The fireplace may be used. WLAN was out of order during our visit. The location is perfect for vacationers looking for peace and seclusion, the last house on a side street, ocean views, ocean sounds, wind, sheep and birds. Then nothing. Our holiday here was successful from start to finish.
