I got the information like address, door code, etc. but had to ask for it. It did not get sent to me like all of the other places I have stayed at. The house is very bare bones but adequate. Nice little town right at the base of Bryce Canyon National Park!

We Did not receive check-in info in advance Texted owner the hour we could check in and he texted codeWe texted about check out process since we received no instructions or none found in book. We did not receive a text back. The home has a lot of potential. However The sofa and chair needs replaced. Very lumpy and uncomfortableSame with the king mattressSuggest a new non-stick pan that is not flaking and the utensil draw needs spoons. There is only one big spoon and no small spoonsDone well:Plenty of supplies for laundry, dish pods and bathrooms items. Location was great and the home is clean.

Nice and roomy

Communication with owner eas great. We had 2 issues and he resolved them right away. Carportbwas a nice touch. Washer and dryer looked fairly new. Nice to have full size refrigerator. Very close to Bryce. I think the couch was a hide-a-bed and was hard to get up for teo old people! Enjoyed our stay. A lot around the area to enjoy.

convenient location for visiting Bryce Canyon NP

I friend and I stayed here while visiting Bryce Canyon NP for a couple of days. The house was clean, as advertised, and conveniently located near Bryce Canyon NP. No complaints there. However several factors were problematic. The main problem is that the host didn’t send check in instructions on time and didn’t respond to messages sent through VRBO. I had to contact VRBO the night before we were to arrive for assistance. They also couldn’t reach him by phone, but gave me his phone number and said that if we hadn’t received check in instructions prior to check in time the next day that they would assist us in finding other lodging. While Levi (the host) didn’t respond to my phone call that night, he did respond the next day to a text I sent to provide the check in information. Arriving at the house, we were disappointed to find no laundry detergent since we had hoped to do laundry during our stay. I texted the host asking if he could supply some and he did so, so we were able to do laundry the second night. A second issue related to the internet. The information in the booklet in the house listed an internet account and password, but it didn’t work initially and, when I did finally get it to work after recycling the router, it was very slow. It turns out the information in the booklet was out of date. We were supposed to use a different internet account and password. Admittedly Levi had sent me the correct information in his message with check in instuctio

Nice Place COnvenient to Bryce Canyon

Communication was great. There was a small glitch with the TV and Wifi on arrival but it was fixed with one quick communication. I don't mind glitches. They happen. The key is a swift resolution and that's what happened here. Place is very conveniently located to Bryce Canyon, but far enough away that it's not quite the tourist trap. Great base camp with washer/dryer convenient there.

Disappointed Tenants

House was not clean. Based on several other properties that we have rented through VRBO in several states, this property is not even in the same league. Location is great but home is in need of maintenance, and a deep clean. Cobwebs by the door, dead bugs in the window sills, stove top was cracked, oven filthy and one of the windows was broken and blind torn. Mattress was old and squeaky. Carpet is old and needs cleaned or replaced. Property didn’t even smell clean or pleasant. Owners only communication was to inquire what time we would be there. Almost wondering if they needed more time. Certainly wasn’t more time to clean the place. He never replied back when I messaged him. I also wouldn’t list the grill as an amenity either. Hasn’t been used or cleaned in quite some time. There is a reason there are few pictures. I also question the security of the property as I don’t think they ever change the door code as it was printed on several pieces of paper in the binder they leave for you. Should have trusted my gut and passed on this property. Not sure how it gets an average 4 star rating.

I am rating an alternative property provided to us after an Expedia/VBRO miscommunication. The alternative 3 bedroom/2bath property was offered to us at no extra cost and was a wonderful place to stay. Host and Expedia/VBRO were very helpful and were able to resolve the issue.

So close to Bryce

Cute little town outside Bryce. Has all that you could need to stay for a night or a week. Communication was great and we loved how we could get into Bryce first thing in the morning.

Did the job

I wanted a place to do laundry in the middle of a trip through Utah. This place served the purpose. It had plenty of towels and basic toiletries and a king bed. It was lacking a few basic items such as facial tissues, the dish soap was empty, and no laundry detergent (although hopefully there is no because I left the one I bought). We though the town was cute and had all the basics.

80 400 Tropic

Outside is scary when you pull up, needs lots of maintenance. Inside is fairly nice, needs new rugs and couches. Kitchen, bathroom, and bedrooms are nice. The lockbox needed 3 people to open for key, help from Red Ledges staff (very helpful and pleasant). Location to Bryce amazing.

Great location

This house is in a great location for Bryce Canyon, Hole in the Rock Road and the scenic Highway 12. The house was equipped with everything we needed and even before we got there the owner asked if there would be anything specific we would need and he would have it ready for us. He responded within seconds of email. Very good to work with.

Spring Trip

The main problem we had was the front door. It was difficult to open. The house was clean. Internet worked fine. As long as the front door was fixed I would stay there again.
