  • Kick back and relax in this calm, stylish lux modern farmhouse located in Victoria, on lower Bear Mtn is pet/smoke/vape free. This home backs onto a lush rainforest, is peaceful & luxurious with a lot of time & money being spend on updating this home. This home is perfect for 2-3 families. One family of 4 can stay downstairs in the 2 bedroom suite while the other stays upstairs in the main house. It is not often that we offer a 4 BR home and were able to do it for this summer. Sleeps 8 ppl. Photos are under construction. Please give us 2 days to update and arrange all photos and please read the entire listing description. House Rules will be added tomorrow.

    Welcome to our 5 star beautifully renovated retirement home in lower Bear Mountain, located off Millstream Rd in a highly central location. You are minutes from shopping plazas, grocery stores, Costco, restaurants, coffee shops, gas stations, Goldstream Provincial Park, and Bear Mountain Golf Resort & Spa.


    This luxurious property backs onto a lush forest, with beautiful forest views from both levels, and is designed for comfort, privacy, and a truly relaxing stay —while still enjoying a quiet, peaceful nature-filled setting – while still be close to everything. Guests have access to a gazebo and outdoor dining/lounge area to enjoy the natural surroundings.
    The main level and outdoor dining/lounging areas serve as the primary gathering space, with ample room for everyone to dine and relax together.


    Distance:
    → 2 minutes to highway
    → 20 minutes to downtown Victoria
    → 30–40 minutes to airport
    → 40–50 minutes to BC Ferries (non–rush hour)



    A Thoughtfully Hosted Home

    This is our private, owner-occupied retirement home, this is not a standard investment property. When we host guests, we temporarily relocate so you can enjoy the home privately and comfortably.

    Over the past 7 years, we have invested over $300,000 into creating a comfortable and welcoming space and a retirement home for ourselves. We take great pride in maintaining it to a very high standard.

    This Property is best suited for respectful guests who value and are seeking a quiet, peaceful, comfortable, luxurious stay in a well-cared for environment.
    Strictly enforced:
    • No parties or events
    • No smoking, vaping, cannabis, or drugs
    • No pets

    The home is divided into two separate units with private entrances, offering shared space and privacy:

    Main Level (Front Entrance) – (Owner’s Personal Residence – bedroom door looked off, with some kitchen cabinets)

    • Front porch and back patio
    • Primary gathering space for all guests
    • Entry with staircase to upper floor

    Lower Level Suite (Rear Entrance – facing forest)
    • 2 bedrooms, 1 bathroom
    • Living room, dining area, pantry, and porch
    • Beautiful rainforest views from bedroom and living room
    • Entry includes a few steps (2 on walkway, 1 at entrance)

    Each unit is designed to feel like a home—not a typical rental suite—and each has its own separate laundry facilities.

    Gatherings & Celebrations (Read Carefully)

    We understand that guests may be visiting for special occasions such as birthdays, anniversaries, or family time together. Small, respectful gatherings are permitted—particularly in the outdoor dining and lounge areas.
    However, this is not a party house, and the following rules apply strictly:
    • Only registered guests are permitted on the property at all times
    • Gatherings must remain low-key and respectful
    • No loud music, shouting, or disruptive behavior
    • Quiet hours must be observed
    • No external visitors, vendors, or event-style setups without prior approval

    Any gathering that begins to resemble a party or creates disturbance may result in immediate termination of the booking without refund.
    This policy allows guests to enjoy meaningful time together while ensuring the home remains protected and respectful for neighbors and future guests.


    A Note from Host

    We’ve put significant care, time, and personal investment into our retirement home. Our goal is to host guests who will appreciate and respect the space as much as we do.
    This home is best suited for guests who appreciate and are seeking a quiet, high-quality stay in a natural setting and who will treat the space with care and respect —not for parties or high-traffic use.


    Important Features and Limitations

    • Only the main level has air conditioning. The lower suite remains naturally cooler and does not require AC.
    • Laundry is available only for stays of 6 nights or longer.
    • There is no BBQ provided due to past misuse and cleaning constraints. Guests may request approval to bring a portable BBQ, but strict care is required to prevent damage to the property (past misuse has caused permanent staining).
    • The greenhouse is off limits.
    • This home is not childproofed and is only suitable for children aged 8 and older.
    • There are no toys and games on the property.

    • Home is NOT childproofed (no cabinet locks, etc.)
    • Suitable for children 7 years and older only
    Occupancy
    • Only registered guests are permitted on the Property unless pre-approved by Host.


    Check-In & Property Care

    To ensure a smooth and respectful stay, we provide a mandatory in-person walkthrough at check-in (no self-check-in).
    • Approx. 20-30 minutes per unit
    • Ensures proper use of the home and amenities.
    Due to the size and care required, the home takes approximately 1.5 days to clean, and we block time between bookings accordingly.
    • Standard checkout: 10:00 AM
    • Late checkout (up to 12:00 PM) may be arranged in coordination with cleaning, depending on unit usage.
    We kindly ask all guests to treat the home with care and respect. This is our personal residence, and areas containing personal belongings will be securely locked (our bedroom and kitchen cabinets that contain our personal items).

    Booking Requirements
    To ensure the right fit for our home, this listing is not on Instant Book. Guests must provide the following when requesting to book:
    1. Purpose of your trip.
    2. Guest details (ages, group relationship)
    3. Number of vehicles (make/model, how many vehicles will be on the property during the day & overnight)
    4. Email address (for agreement documentation) – once approved to book, we will email you the Innkeeper Agreement.
    5. Confirmation that all guests will behave responsibly and respectfully.
    6. Confirmation that there will be no smoking, vaping, cannabis/drugs or pets on the property.
    7. Confirmation that you have read and agree to the listing details and house rules.
    8. Disclosure if you plan to bring a portable BBQ (requires host approval).
    Policies & Agreements
    • Guests will be required to read, print and sign the Innkeeper Agreement after booking (currently being finalized) and give to the Host at check-in.
    • House rules must be followed at all times.
    • Guests are responsible for any damage, missing items, or misuse

    Property Damage & Walkthrough
    Our goal is to ensure every guest enjoys a smooth, worry-free stay. To make that possible, we do a brief condition walkthrough at check-in to help you get familiar with the home and its many amenities. This helps us prevent accidental damage and keeps everything in great shape for everyone to enjoy.

    We kindly ask all guests to treat the home with the same care and respect you would your own. The walkthrough gives us a chance to point out any existing marks or wear so everyone is on the same page from the start.

    Because this home is large and full of special features like the pool, hot tub, and games room, we take a few extra steps to keep things running smoothly. Guests booking for celebrations or group events (such as bachelor/ette gatherings) will have a slightly longer walkthrough to make sure everyone understands how to use the amenities safely and respectfully.


    Damage & Cleaning
    If something gets damaged during your stay, please let us know right away — we understand that accidents can happen, and prompt communication makes things easy to resolve.

    We do charge for missing or damaged items (towels, robes, furniture, etc.) and for extra cleaning if the property is left in poor condition (for example: garbage or food left out, pool or hot tub left dirty, etc.). In rare cases, the pool or hot tub may need draining if heavily soiled, which can incur an additional cleaning charge.

    We’re proud to offer a beautiful 5-star home and appreciate guests who help us keep it that way. Thank you for treating the property with the same respect and care we extend to you as our guests.

    Guest access
    Host meets all Guests at check-in and will do a walkthrough and condition inspection of the home with Guests. Here the Host will show you how to use the amenities. The tour will be split between the 2 families that will be staying in each part of the house. We start the tour upstairs. The remaining family members then accompany me to downstairs where I show them how to use the amenities so their trip goes off to a smooth start!
