Any undeclared guests found on the property will be charged a penalty of $100 per guest, per night.

GENERAL PROPERTY RULES
Neighborhood & Conduct Guests must respect neighbors’ right to quiet enjoyment. Excessive noise or disturbances may result in penalties or termination of the stay. Parties are strictly prohibited. A party is defined as any gathering exceeding the maximum occupancy or causing noise, disturbances, or damage.
Minimum Age Minimum age to book and stay is 25.
POOL USAGE & MAINTENANCE
All guests must individually sign and submit a pool waiver prior to check-in to gain access. The pool is professionally cleaned and balanced weekly. After maintenance, guests must wait a minimum of 3 hours before use. Pool cleaning occurs every Monday.
TRASH & PROPERTY UPKEEP
Guests are responsible for placing trash and recycling out once per week. Trash collection days are Monday and Thursday mornings. Bins must be returned to the house after collection to avoid fines. Failure to take out trash will result in a $100 fee. Weekly maintenance providers (pool and landscaping) may be on-site during scheduled visits.
GUEST COUNT & BOOKING DISCLOSURE
Guests must disclose the total number of occupants at booking. Maximum capacity is 18 guests. A fee of $100 per person per night applies after the 15th guest. Failure to accurately disclose guest count may result in additional charges or cancellation.
SECURITY & SURVEILLANCE
Exterior security cameras are installed at the front entrance (doorbell), driveway/right-side service entrance, east and west walkways, and rear patio/pool area. Cameras are used for property security, guest count verification, and rule compliance. There are no indoor cameras. The rear patio camera remains active for pool safety and insurance requirements. Tampering with cameras will result in a $500 fine.
EVENTS POLICY
Events are not permitted under Airbnb rules but may be considered under strict conditions. Approval is case-by-case and not guaranteed. Guests must contact us before booking.
Definition of an Event Any organized gathering involving additional visitors not included in the booking, including dinners, reunions, photoshoots, corporate events, or similar activities.
Full Disclosure Guests must provide the total number of attendees, nature of the event, and duration. Failure to disclose may result in charges or cancellation.
Liability The primary booking guest assumes full legal and financial responsibility for any property damage or personal injury occurring before, during, or after the event.
Time Restriction Events must end by 11:30 PM. All non-registered guests must leave at that time.
No Overnight Guests Event attendees not on the reservation may not stay overnight.
Event Fee A $2,000 event fee is required and must be paid within 24 hours of booking.
Violations Undeclared or unapproved events or parties will result in a $4,000 fine.
ADDITIONAL FEES & POLICIES
Undisclosed pets will incur a $300 fee plus any additional cleaning or damage costs. Smoking inside the home will result in a $500 fine. Grill must be cleaned after use. Failure to do so will result in a $50 fee. Late checkout will incur a $50 fee for every 15 minutes beyond the agreed time.
CHECK-IN REQUIREMENTS
After booking, guests must complete a check-in form to receive the door code. Guests are encouraged to review all disclaimers included with the check-in form.
WEEKLY SERVICES
Pool cleaning occurs every Monday. Landscaping and maintenance services occur weekly and may be on-site during your stay.

Guests are responsible for complying with all property rules and local regulations. Failure to comply may result in additional charges, termination of stay, or legal liability where applicable.
Host/property owner are not responsible or liable for any accidents, injuries or illness that occur while on the premises. We are not responsible for the loss of personal belongings or valuables during your stay. We cannot be responsible for any items left behind.
GUEST OBLIGATIONS: REPORTING UNCLEANINESS OR DAMAGES WITHIN 2 HOURS OF CHECK-IN: When you reserve and/or book your stay (as applicable), you understand and expressly agree that you will have 2 hours from the time of your check-in to report any uncleanliness issues or damages present in the home or on the property upon your arrival. Any such issues must be reported to the Host in writing and accompanied with timestamped photos of the reported issue. You also understand and expressly agree that if you fail to report any uncleanliness issues or damages accompanied by timestamped photos within this 2-hour window: (1) you will be deemed to have accepted the home and property’s condition at the time of your check-in, and (2) you will then be responsible for full payment of any damages or excessive cleaning required beyond the normal post-stay cleaning process, and (3) Host will be entitled to recoup payment from you for any corresponding charges that may apply. BY PROCEEDING WITH YOUR RESERVATION AND/OR BOOKING, AS APPLICABLE, YOU ACCEPT AND EXPRESSLY AGREE TO THESE TERMS.
SWIMMING POOL LIABILITY WAIVER BY GUEST. By booking/reserving this property, Guest understands and acknowledges the following: 1) there is no lifeguard or other attendant on duty at any time for the pool or the surrounding pool area, 2) there is an inherent risk with swimming in the pool, playing in or around the pool area, and entertaining in the pool or its surrounding area, 3) children, people with disabilities, elders and pets should never be left unattended in, near, or around the pool and should always be supervised, and 4) no broken glass or other harmful objects or items are to be left in, around, or near the pool or its surrounding area. GUEST FURTHER UNDERSTANDS AND AGREES THAT GUEST IS SOLELY RESPONSIBLE FOR AND ASSUMES ALL LIABILITY OF EVERY KIND FROM USE OF THE POOL AND THE SURROUNDING POOL AREA BY GUEST, GUEST’S FAMILY (IF ANY), GUEST’S PETS (IF ANY) AND ANY GUESTS OF GUEST DURING GUEST’S STAY AT THE PROPERTY. If you do not agree to this waiver of liability, please do not book/reserve this property.
