In Section 2.5.2 of the STR Code of Conduct, guests have an obligation to ensure the peace and comfort of neighbours and other occupants of the premises (if strata) near holiday rental properties. This means guests have to be very mindful of noise made in or outside the property that can disrupt neighbours at any time of the day. If you or any other guest receives a warning regarding excess noise or excess guests, you may be asked to leave the property immediately with no refund of monies. Noise audible outside the property is prohibited.

    Privacy: This property is a holiday rental, it is not a principal place of residence and there are no shared rooms. Enjoy your time in comfort and privacy.

    Terms and Conditions: Detailed terms and conditions apply for this property and payment warrants your agreement and that of all other guests staying at the property with you. Please share the terms and conditions with your other guests.

    Check-in and -out Times: During the busy months of December and January, the check-in time is 4 pm to facilitate peak back-to-back changeovers. Our standard check-in time is 3 pm and check-out time is 10 am. We offer a complimentary early check-in or late check-out time as a gesture of goodwill where booking and housekeeping schedules allow. Note that due to demand and housekeeping pressures, no early check-ins or late check-outs will be granted during the months of December and January. The safest way to secure an early check-in or later check-out is to book the property for an extra night. Contact us for a special rate for this extra night. All Sunday late check outs must be requested and approved prior to 5 pm on the Friday evening prior. All complimentary early check-ins or late check-outs must be confirmed in writing so that our housekeeping team are informed accordingly.

    Guest Registration: Guest registration is mandatory for all bookings and replaces the need for a cash bond for short term bookings (up to 20 nights). It is essential for fraud prevention, damage claims, safety, and emergency purposes. The process varies depending on the online travel agent used. Direct bookings require the booker to upload a copy of their driver’s licence and credit card through our encrypted online process.

    Additional Guests: The guest limits apply at all times during the booking. Any extra guests (this includes day visitors) above those that have been booked and paid for must be approved in writing prior to the stay. Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission. This is not possible at all properties.

    No Extras: This property is approved for accommodation only. No mattresses, tents, caravans or more cars than the property accommodates are allowed. Under no circumstances are the following activities permitted at any of our properties: motorbikes, dirt bikes, quad bikes, use of firearms or air rifles, fireworks.

    EV Charging: For safety reasons and to comply with insurance requirements, guests are prohibited from charging electric vehicles at any property that does not have a dedicated EV charging station. Charging electric vehicles without proper infrastructure poses a fire hazard, and in the unfortunate event of an incident, insurance cover may be compromised, and the guest held liable. If in doubt, ask our team for the closest EV charging station.

    Long Stay Discounts: Some of our properties are well suited to longer stays. For bookings of 30 nights or more, we may be able to offer a reduced rate compared to what’s advertised. Please feel free to get in touch with our team with your preferred dates, and we’ll be happy to look at the best available rate for you.

    Property Information: Information during your stay can be found in the Guest Information Folder or by calling our office 24/7.

    For medium-term bookings (21-40 nights) and long-term bookings (41-90 nights), a non-negotiable cash security deposit is required. This deposit is refunded after the departure inspection, with any damage or loss deducted. The minimum cash deposit is $2000, with higher amounts for larger or more expensive properties, or at the owner’s/manager’s discretion.

    Peace of Mind: For your added security we will never request payments be made to an overseas bank account and your money is held by us and not disbursed until after your departure.

We were happy from the time we enterred this beautiful house.The owners have thought of everything to make their guests comfortable.The location was lovely too, not far from the shops, Club, restaurants and beach.We really enjoed our little getaway and would fully recomend Bombo Blue to everyone.

Home Away From Home

2 couples and a pooch enjoyed a wonderful week away in this immaculately clean and well equipped property walking distance from Bombo Beach. Has everything you need if you want to self cater and close to lots of dining options if you’d like to eat out. Secure yard and doggy doors much appreciated by our pup.

Except for the confusion over check-in time we were pretty happy with our stay at Bombo Blue. The house is cosy and has everything we needed for our short visit.One issue that we would like to raise is the insect door of the balcony needs to be fixed asap. The mesh is torn and has holes in it. Also the door derailed we tried to slide it open. As such we found a few mosquitoes inside at night time. Thank you for taking this feedback into consideration.

Very clean, and comfortable

Town house in cul-de-sac, very clean, good sized living space, garage with internal access, 3 bedrooms upstairs. Very comfortable space, comfortable beds. Location is just off the highway and easy walk to dog beach. No outdoor living, but close proximity to central Kiama.

All good, just a few too many stairs, very steep driveway, fence material was delivered, couldn't get the yellow bin out. Very comfy beds and everything else excellent 👍.

Great location to get walk to places and beaches in Kiama

Well looked after property. Great bathroom with separate toilet and basin, so people can use at same time. Only negative is it would be great to have a bench in the main bathroom to put items on when bathing rather than on the floor. Thank you

Couldn’t get any local tv stations on tv . Plus there’re seemed to be a lot cockroaches everywhere although I do realise there is a problem of them being in abdundance every where at the moment. . But over all was a very enjoyable stay and unit had everything we needed

Car parking

It was great… The only negative was the parking. Our Ranger would not fit in garage and the drive way was at a 45 degree angle. It is seemed dangerous to leave a car that way. We were contacted twice to park our car correctly.. which is really annoying as I had explained the predicament.

Disappointing, expensive pest infestation

Paid excessively for this property. No internet or data as we could only access emergency calls only on our mobiles. So we could not hot spot. We had to leave the property to access internet for WFH and tertiary study. Trying to explain we had no internet access was meet with suspicion by employer and university. Clearly property management are aware that this is an internet deadspot as there is no streaming services or chrome cast for TV. Federal government rolled out NBN so explanation that WIFI is complimentary is offensive.Also maintenance of the property is minimal. Broken blind, hole in wall, tap handle broken we returned back the property after having to leave to access WIFI to ant infestation and cockroaches.

needs repairs to many areas

not listed or images show steep terrain, steep driveway, and horrendous corkscrew stairs. Garage door did not open. Repairs needed to: back sliding door, not locking. Same area door screen completely broken out. Top balcony door lock broken. 3rd BR w/robe sliding door off rails. Master BR screen door totally removed and standing aside. Broken kettle, lid not opening. Garbage bin full and stinks.

The area is peaceful, and the accommodation is close to the beach, which made everything incredibly convenient. The place itself felt just like home—clean, comfortable, and thoughtfully set up with everything the family needed. I would definitely stay here again.

Overall we had a relatively comfortable stay. The house was clean. Close to Kiama main Street/shops (15min walk). Air conditioning didn’t seem to heat the place very well and it was quite cold. Unfortunately there was no DVD player as stated 😔 Parking can be difficult if more than one car and very steep driveway to move luggage up and down. Wouldn’t suggest staying with a toddler/baby due to stairs also. Pet friendly, however note surcharge of $100 per pet not stay! Quite expensive compared to other pet friendly places we have stayed. Check in is also quite late 4pm. We did ask for earlier but apparently had back to back bookings. We weren’t given access code until after 4pm and being on hold for ages.

Great stay

Great stay with family and two dogs. It was lovely to have a good kitchen with quality knives, appliances, plates etc. It certainly made our Xmas lunch easy. Very nice house and super clean.

Real cool place to stay, would definitely stay there again. Excellent BBQ setup. Great size backyard for the dogs. Easy to keep clean and fantastic to have an automatic roller door with the hilly driveway. It made coming and going so easy.

Good value for money

This property was in a great location and excellent value for money. Key code didn’t work on arrival and oven didn’t work for duration of our stay. Communication with manager was next to impossible. Wasn’t enough to ruin our stay though and we would return if the above issues were fixed.

A great place and convenient location in Kiama

You won’t be disappointed with this 3 bedroom apartment. Great for dogs as well.
