    This spacious and inviting 3-bedroom, 2-bathroom home is perfect for short getaways or extended stays, and yes — pets are welcome! Located on a peaceful cul-de-sac just steps from all the action, you`ll enjoy a quiet retreat with easy access to the area`s best restaurants, shops, and entertainment venues like MadLife Stage & Studios and the Northside Hospital Amphitheatre, home to the summer concert series.

Refunds or discounts will not be issued due to weather events, natural occurrences, environmental noise, or other circumstances beyond our control.

    The property is managed by a licensed real estate professional. This is a short-term vacation rental and is not subject to the rules, rights, or responsibilities associated with long-term tenancy. As such, we do not collect security deposits or enter into landlord-tenant relationships governed by long-term occupancy laws.

    By booking this property, you agree to abide by all terms and conditions stated herein including full house rules .

    Full property- parking is in the driveway and no onstreet or grass parking allowed ( the neighbor does not allow parking in front of their home)

    We like for you to have privacy but are around as needed and we have neighbors who share if there are any major issues

    The yard in NOT fenced for our furbabies or little guests - 100% of pet clean up, damage and control is required by guest. Landscaping will not be completed without pet mess clean up- we are happy to drop of additional poop bags if needed.

    HOUSE RULES & STAY AGREEMENT NOTICE
    These are in place to ensure a safe, comfortable, and compliant experience for all guests.
    A signed guest agreement is required by local ordinance to gain access to the property.
    It will be emailed the week of your arrival and must be signed before check-in instructions are released. The agreement outlines local codes and policies on: Occupancy limits, Parking,Noise & quiet hours, Trash handling, Pets, Events & gatherings, Property damage, Prohibited commercial activity Absolutely no parties, events, or unauthorized visitors.

    QUIET HOURS are strictly enforced from 8pm TO 8AM, per local ordinance.
    Violations may result in immediate cancellation without refund and fines starting at $1,000, charged to the guest
    PARKING: Maximum number of vehicles: 3 No street parking. NO PARKING in front of neighboring home to the left- guests may park toward the vacant home to the right
    PETS: must be pre-approved in writing before check-in. Pet fees must be paid in full.
    No excessive barking or unattended pets.Guests are fully liable for all pet-related damages or disturbances.Pets are not allowed on furniture or beds unless covered with provided protection.Guests are expected to clean up after pets indoors and outdoors.
    TRASH: All trash must be fully bagged and placed in designated receptacles. Message will be sent the night before trash pick up for compliance
    Use of the property for commercial purposes is strictly prohibited without written consent. This includes: Content creation, Photography/videography, Podcasting or interviews Coaching, classes, or client sessions, Retreats or private business events
    NATURE: Refunds will not be issued due to these natural elements or environmental conditions.     SMOKING AND VAPING are not permitted inside the property under any circumstance.
    A minimum $1,500 cleaning fee will be charged for violations.Underage drinking and illegal substance use are strictly prohibited and will result in immediate removal.

Run!In nearly two decades of booking vacation rentals through VRBO, this is my first negative review, so forgive me if I don’t follow the usual format.I could spend time discussing the ant infestation, the beds that felt like worn-out 1980s waterbeds, or the overly wordy, slanted floor..AI-generated property descriptions that significantly oversell the experience. Instead, I’ll focus on what was most disappointing: the way this company conducts business.The outside VRBO rental agreement appears designed less to protect the property and more to create opportunities to assess additional fees. Even more concerning, I found them willing to make claims that were simply untrue in an effort to justify those charges.If my 20 years as a classroom teacher have taught me anything, it is this: when you confront a liar about lying, they will most often lie again. For that reason, I fully expect the owners to respond to this review with more excuses, more misrepresentations, and perhaps even a dishonest review of me as a guest. That doesn’t concern me. I have decades of honest reviews that speak for themselves.The biggest mistake I made was ignoring the warning signs. At the time of booking, the property had only a single, generic positive review. I’ve learned my lesson. My advice is simple: keep scrolling. There are plenty of other properties and hosts who value honesty, transparency, and customer service.
