The hot tub is a bonus. Nice relaxing stay just what we needed. Recommend the Indian restaurant and wood fired pizza in high street.

Super cozy and quiet. Parking was on the public parkingplace near the house for free. Dawn and Darren were very nice and helpful if we had a question. Thank you. Good location to do trips in all directions.

Dawn was lovely and accommodating, we got a lovely Scottish welcome package as soon as we arrived, had all the information booklets we needed to run the cottage, was lovely and clean, had a great stay :)

Really lovely cottage

A really lovely cottage. Perfect location - very quiet and close to the amenities in town. Lovely owners and just perfect for a quiet, relaxing break. Will definitely be back.

Lovely little cottage 40 minutes (by bus) outside of Edinburgh. The property is nicely updated and has everything you’ll need for your stay. The hosts were WONDERFUL! We were met with a lovely gift and they stopped by right when we arrived and gave us travel ideas into Edinburgh. Just a note about the upstairs bedroom - it’s adorable and comfortable- but once upon the landing, there are 3 additional steps up to the bedroom door on the right and the bathroom on the left. For anyone with larger luggage or mobility issues, just take note. The only suggestion I would make, because we returned from Edinburgh on our last day, absolutely soaked, is to have additional towels available.

Very nice little cottage, close to the high street and within walking distance of the loch. Hot tub unfortunately took far longer to heat then expected but other than that a perfect stay

Lovely clean cottage exactly as listed and close to shops and restaurants. Very good communication with Dawn the owner who was really helpful and friendly.

Cottage

My husband and I loved our stay in this beautiful little cottage. The Cottage had everything needed for daily living and the kitchen was well equipped. Kinross is an amazing little town and the location is perfect. Dawn is a wonderful host. Highly recommend staying here!

Eine wundervolle Ferienwohnung

Wir haben unseren Aufenthalt in Kinross und in der kleinen Ferienwohnung von Darren und Dawn sehr genossen. Es war sehr sauber und richtig hübsch eingerichtet. Die Kommunikation lief reibungslos. Die Lage in dem kleinen Örtchen war ebenfalls toll. Ein rundum schöner Urlaub.

We had such a lovely stay at the cottage! It was super cozy and had everything we needed, and the hot tub was an absolute dream after a walk around Loch Leven. The scenery was beautiful and so peaceful, jjst whar we needed to switch off for a few days.We also tried a couple of local spots for food - The Muirs Inn was great for a nice meal out, and the pizza at La Cabana was amazing! Everything aboit the trip jjst felt easy and relaxing. Wojld definitely come back again!

Great location and cottage.

No.22 is a great base to explore this part of Scotland. It’s comfortable, welcoming and has a good range of facilities. We’re planning a return to Kinross in future and won’t think of staying anywhere else.

Fantastic start to our summer holidays

We stayed four nights at this lovely place. What a wonderful location, well equipped and a perfect starting point to disccover Edinburgh, St. Andrews and Dundee. We enjoyed everything in this house, but especially the hot tub after long days of sightseeing. We highly recommend Dawns House.
