Beautiful resort in great location

Do not believe the “luxury” marketing — a neglected, freezing, disorganised stay We booked Kottukal Beach House expecting the “luxury boutique villa” experience advertised. What we got was closer to an abandoned property. There is no sign on the gate, so we drove straight past it down the dirt road and had to double back — other reviewers have mentioned similar difficulty finding the place, but a hotel charging luxury prices should not require a treasure hunt. The grounds were desolate. We understand it’s dry season, but even the plants immediately around the hotel looked completely uncared for — nothing you’d expect from a “landscaped” luxury property. Inside, the air-conditioning in our room was broken — stuck on a freezing setting with a remote that didn’t work, so there was no way to raise the temperature. No blankets were provided, so we had to strip the bedspread off our daughter’s bed and sleep under towels and in sweatshirts just to get through the night. We were never given a wifi code on arrival, and once we tracked one down, it didn’t work at all — even after calling in outside help. Other reviewers have separately flagged the wifi here as unreliable, so this isn’t a one-off. Water had to be repeatedly requested and often never arrived. The pool umbrellas are torn and full of holes — a small detail, but it summed up the whole property: shabby, unloved, and eerily empty, like a ghost town.
