    Welcome to The Bees Knees—a bright, character-filled home in Old Fourth Ward, set right where Atlanta’s BeltLine energy, food scene, and history all meet. Walk out your door to Krog Street Market, the MLK Historic Site, and some of the city’s most lived-in streets, then come back to a comfortable space that feels easy and relaxed. For larger groups, The Little Sunflower—its sister property—is also available.

    • Bedroom 3 / Office - The third bedroom doubles as an office with a twin bed and trundle, plus a desk workspace for planning your adventures.

    • Bathroom 1 (En Suite) - Attached to the primary bedroom, featuring a bright glass walk-in shower with dual shower heads for a spa-like experience, plus a vanity.

    Guests have full access to the home during their stay. Please note the carriage house located at the back of the property may be occupied by other guests.

    Garage parking is available for one vehicle, with additional street parking also available.

    Scooters and bike-share options like Bird, Lime, and Relay are widely available throughout the area, giving you flexible, car-free ways to get around.

    ➤ Starter kitchen and bathroom essentials are provided, but guests will need to supply disposables and restock items for the duration of their stay.
    ➤ Pets are not allowed.
    ➤ The fireplace is for decorative use only.
    ➤ Exceeding maximum occupancy is not permitted.
    ➤ Only registered guests are allowed on the property—no unapproved visitors.
    ➤ No third-party bookings (must book under your own account).
    ➤ No parties, events, smoking, vaping, marijuana use, or open flames (candles, incense, sage).
    ➤ Quiet hours begin at 10:00 pm—please keep noise to a minimum.
    ➤ Our home is family- and kid-friendly, with a pack ‘n play, kid-sized dinnerware, toys, and books provided for your little ones. While we aim to make it comfortable for children, it is not childproof—there are no safety gates, outlet covers, or cabinet locks—so all children must be monitored at all times.
    ➤ There is a detached carriage house located behind the main home—please be respectful of shared driveway access and neighbors.
    ➤ The garage must remain closed when not in use for security purposes.
    ➤ Early check-in and late check-out are subject to availability.
    Thank you in advance for your understanding and compliance with the rules.

    1. Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return before your arrival.

    2. Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; please be respectful of the neighbors. We have a noise detector inside the unit that alerts us, and neighbors may contact us with any issues.

    3. No parties or events allowed.

    4. Guests must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible.

    5. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no `smoking` includes the use of vape pens and marijuana and `use of fire` includes the lighting of candles, incense, or sage. We have a smart smoke detector inside the unit that will alert us. There will be a $200 charge per day of reservation if this rule is not followed.

    6. There can not be more than the allowed number of guests in or on the property at any time. Any violation may result in immediate removal of all guests without a refund. We do have exterior cameras in place to ensure that only registered guests are entering the property. Exemptions may be made for daytime visitors, but they must be approved in advance—please let us know ahead of time if you plan to have any visitors. No unauthorized overnight guests are permitted.

    7. Unauthorized late check-outs will incur a late check-out fee equal to 10% of the base price. This fee helps cover housekeeping costs when the agreed-upon check-out time is not observed.

    8. Guests who make reservations for over 30 days must sign our standard lease agreement.

    9. As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place around the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property.

    10. The cleaning fee for the mandatory mid-stay clean will be charged separately.

    11. Pets are not allowed.

    12. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos.
