Nestled off a quiet country lane, this bright and airy 3 bd, 2 bath home is close to historic Dandridge and 3 minutes from boat launch! Relax after days on Douglas Lake, visiting unique attractions, exploring the Smoky Mtns, and more! Enjoy movie nights on the Smart TV or gather around the fire for s’mores under the stars.
The home features 3 bedrooms, 2 baths, beautiful decor, and modern comforts. Fully equipped kitchen with all of the conveniences of home, including Keurig coffee brewer and complimentary pods, drip coffee, electric hot water kettle, toaster, blender, microwave, stove, oven, dishwasher, water filter and more. A generous supply of dish pods, dish soap and cleaning supplies are complementary.
The kids will enjoy the twin beds and fun decor, while adults have a restful night sleep in the luxurious queen and king beds.
All bedroom windows look out to huge private yard, and large master bathroom is attached to the king bedroom. Black out curtains in the bedrooms will let you sleep in if you wish after the sun rises.
A pack-N-Play for young children/ toddlers is available for guest use, as well as a Queen size inflatable mattress if needed.
Two full size bathrooms ensure that no one is waiting on anyone else. The home features full size washer and dryer with complementary laundry pods to cover several loads.
The large open concept living area features wrap around sectional couch, reclining chair and smart TV. You can log on to enjoy your favorite channels, and set it to log you out automatically on the day and time of your departure. The large dining table can accommodate your whole group, plus a high chair is included for your use.
The kids can play in the large, level yard. At night, you can enjoy the firepit. Firewood is available on-site (under the back deck), and I ask for $5 per bundle. There is an envelope labeled `Fire Wood` in the desk drawer near the front door. Kindling, newspapers and lighters are provided.
The entire home is accessible to guests except the garage. The garage is used for supplies for our cleaning staff, and will remain locked.

Home is along a quiet country lane where there is plenty of space between houses. There are not very many street lights, so it is dark at night. There is farm land across the street with peaceful views of pastures, cows and a tree covered hill in the background.
Garage not available for guest use This is a short-term rental agreement and by accepting this reservation, it is agreed that all guests agree to the following terms: 1. Must be at least 25 years of age to book. Individual executing the booking must be staying at the property during the dates reserved. Booking guest is required to share these rules with accompanying guests. 2. No more than 6 guests allowed to stay overnight. Only the specific guests noted in the booking are allowed to stay overnight. There will be $75 charge per person, per night for anyone who stays on the property overnight that is not on the original booking. If your guest list changes after the reservation is made, please alert your host so the correct number of guests is on the reservation. 3. No more than 9 people allowed on the premises at any time, including up to 6 guests. 4. No more than 6 vehicles allowed on the premesis at any time. Vehicles should park on the driveway. Room for one additional vehicle or boat trailer/ tow vehicle available on left side of driveway while facing the house.
a. There is video surveillance on entrances to the property to ensure that only the number of guests on the reservation enter and stay on the property. b. If more than the authorized number of guests listed above are found staying on the Premises, this Agreement will be subject to termination by the Host. c. If more than the authorized number of vehicles listed above are found on the premises, guests will be asked to remove vehicles over the allowed number. c. Any violation of this may result in the immediate removal of all guests (and any visitors) from the property without a refund.
5. Pets are NOT permitted. 6. No parties or events. 7. No smoking or vaping indoors. If you must smoke please do so outdoors and dispose of butts properly.
8. Do not unplug, disable, modify or change settings in the router, modem or wifi systems. The home is equipped with many smart devices for security and safety such as WiFi locks, lights, thermostat, septic level alarm, security camera and outdoor irrigation. Any tampering with or disabling of WiFi systems will result in the guest being billed at cost for any associated service calls and maintenance costs for reconnecting/ repairing malfunctioning devices, and may result in the termination of your booking with no refund for unused days.
9. The property has two steps at the entry, and a set of stairs off the back deck. You understand that the use of stairs is at your own risk. You accept full responsibility for any injury arising from use of stairs or steps. You understand the warning and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to hold harmless any claim whatsoever against owner for accidents or claims arising from use of stairs or steps. All Airbnb Guests in my party acknowledge and agree that they have read and understand this waiver and they acknowledge that confirming below constitutes a binding and enforceable contract between Airbnb Guest and Airbnb Host.
10. Use of the fire pit and BBQ grill by our guests is expressly at your own risk. By renting our home, you acknowledge all risk and accept liability implicitly.
a. When using fire pit at night, keep noise to a minimum and be respectful to our neighbors. b. Extinguish all flames and coals when not in use. ● Do not leave the fire unattended. ● Do not leave trash in the fire pit. ● Do not use the fire pit when the conditions are hazardous (windy, dry grass within 50 feet). c. Bring chairs back to deck to prevent them from blowing away.
11. Fireworks are strictly prohibited on the property. There are many fields surrounding the property, with dry brush and grass. Fireworks pose a high risk to homes in the area including this rental property. Any violation of this rule may result in the immediate removal of all guests (and any visitors) from the property without a refund.
12. Do not leave any trash, recycling, food, empty coolers, etc. outside anywhere (including decks), and especially at night. Please bag and secure all trash in bin located on the garage side of the home.
13. PLUMBING: We have a septic system. Please **do not** flush anything other than toilet paper. WINTER STAYS: We do not issue refunds for winter weather or storms as this is beyond our control. NOTE: Douglas lake is lowered between 30 and 40 feet in the winter and is not suitable for most boats (bass boats being the exception). Please be mindful of this when selecting a winter stay . Guests are obligated to follow all items in the checkout procedures prior to vacating.
14. Checkout is promptly at 10 AM. If you need a late check out you must book the day following your stay. Housekeeping charges us $50 for every 30 minutes past check out guests stay. This will be passed on to you if you fail to check out on time. If you have not vacated the property by 12 noon on your booked check out date you will be charged the full nightly rate.
15. SUBLETTING. The guest does not have the right to sublet the Premises.
16. INSPECTION. The Host has the right to inspect the Premises with prior notice as in accordance with State law. Should the Guest violate any of the terms of this Agreement, the rental period shall be terminated immediately in accordance with State law. The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest shall vacate the Premises at the expiration time and date of this agreement.
17. MAINTENANCE AND REPAIRS. The Guest shall maintain the Premises in a good, clean, and ready-to-rent condition and use the Premises only in a careful and lawful manner. The Guest shall leave the Premises in a ready to rent condition at the expiration of this Agreement, defined by the Host as being immediately habitable by the next Guest. The Guest shall pay for maintenance and repairs should the Premises be left in a lesser condition. The Guest agrees that the Host shall deduct costs of said services from any Security Deposit prior to a refund if Guest causes damage to the Premises or its furnishings. Host uses services such as lawn and landscape, pest control, plumbing, electrical and general repairs. Services not requiring access to the inside of the property such as lawn and yard care may occur without prior notice during guest stay. These activities will occur during regular business hours unless otherwise notified by host.
18. REPORTING CONCERNS. The Guest must notify The Host WITHIN 2-HOURS OF CHECK IN of any concerns relating to cleanliness, odors, insects, items missing from the property, damages to the property or items in the property, or any other concerns that they feel will affect their enjoyment, comfort, or safety. The Guest agrees to give The Host 24 hours to correct the issue to The Guest`s satisfaction. If the issue cannot be resolved to The Guest`s satisfaction within 24 hours after check-in time, The Guest may check out immediately and The Host will refund the remainder of The Guest`s stay.

We loved everything about this property! The home is so nice and has everything you could possibly need to feel at home. If you’re thinking about booking this home….do it! You will not be disappointed! We can’t wait to go back and we will definitely be booking again!

Lovely house
We thoroughly enjoyed our stay. With three bedrooms, it was perfect for our party of five. We loved being off the beaten path, but not so far from the park & usual tourist attractions. Loved going out on Lake Douglas. Owner, Craig, contacted us to see how everything was going.
