The space
The 8th floor Luxe was fully renovated in 2026 and features a bright and airy open floor plan professionally designed and decorated for comfort, entertaining, and enjoying the awe-inspiring views from anywhere. The fully equipped kitchen/bar/dining peninsula flows into a gracious leather seating area, then on to front row seating with a tabletop looking out the wall of windows at a panoramic waterfront view. Sunlight pours through the west facing windows with breathtaking sunset views during every season.

Open the wall of windows and enjoy the bay breezes through this screened portal or sit outside on the unscreened northwest facing porch just off the living room. If you're an early bird, grab a rocker with side table, your coffee, and enjoy a beautiful sunrise on the east facing entry balcony. Breathtaking sunset bay views, dolphins at play, shorebirds and boats heading down the intercoastal are visually mesmerizing from sunrise to sunset.

From the king bed in the master suite you will look west through the ceiling high slider window at the San Carlos Bay with Sanibel and Pine Islands in the distance. The dual sink ensuite bath with walk-in shower is just a few steps away. The walk in closet provides ample hanging and shelved storage for even extended stays. A 55" Smart HDTV, smart LED lighting and electric remote control roller blinds over the slider window finish off the space.

The guest bedroom features an East facing window for beatiful sunrise views and a king bed that can be separated into two Twin XLs. Ample closet storage and a Smart 55" HDTV finish off the space. One step to the left of the entry door is the full bath with walk-in shower. To the right of the entry door are the full size stacked washer and dryer and beyond a door that allows you to close off the whole area from the rest of the living space for total privacy.

Attractions Within Walking Distance

Within walking distance you will find the 4 restaurants at the 5 star Marriott Hotel next door. There are also miles of walking trails on the property. The Sanibel Harbour Princess is a yacht moored at the Marriott and offers sunset dining cruises. You will also have access to the bar, cafe, owner's lounge and restaurant at the Sanibel Harbour Yacht Club connected to our parking lot through a coded gate. You can walk to the Bimini Bait Shack Restaruant and Bar with daily live music or to the sandy beach area right along Summerlin Road near the entrance to the Sanibel Causeway.

Q:
I see that Luxe Waterfront is described as an "end cap unit," how is that significant?
A:
Great question? End cap units have windows on three sides eliminating the "bowling alley" look of inside units. In addition to the West facing wall of windows, light pours in the living room/kitchen area via the 6 foot wide floor to ceiling sliders making the space bright and airy. Beyond the sliders you have nearly 50 square feet of extra unscreened outdoor living space that inside units lack. East facing you have a floor to ceiling low-E glass entry door as well as a kitchen window where you can catch the sunrise.

Q:
Can you fish from the shore or is there a fishing dock?
A:
Yes, you can easily fish from the shore and new fishing docks will be under construction in late 2026.

Q:
My work requires that I have a fast internet connection to support VPN, what is the speed of the internet?
A:
Hotwire Fision is the provider and the speeds are blazingly fast, 350 megabits per second upload and download.

Q:
There is a marina next door, do they offer boat rentals?
A:
Sanibel Harbor Yacht Club does not offer rentals, but owners and guests at Punta Rassa enjoy a social membership with access to the owner's lounge and restaurant. Boat rentals are available from several locations including Salty Sam's on Fort Myers Beach which is about 15 minute ride.

I drive an EV, is there onsight charging avaiable?
A:
No, however the Bimini Bait Shack that is 0.3 miles away has 3 Tesla Destination Charging Stations

Q:
I heard that SW Florida is warmer than Orlando and areas north in the winter months.
A:
Yes, SW Florida is 4-6 degrees warmer than Orlando and areas north in the winter months.
In the summer Punta Rassa is cooled by breezes blowing off the open water cooling the area by as much as 4-6.

Are pets permitted?

Unfortunately the HOA strictly prohibits pets.
