Private Granada Hills estate built for groups — with a long lap pool, covered spa, outdoor dining, BBQ kitchen, and a separate 2-level guest/pool house for extra privacy. A great setup for family trips, friend getaways, and extended LA stays, with quick drives to Universal Studios, Hollywood, and top Valley spots.

We are available via message or phone in case you need anything. You are on your own while enjoying your stay at the Villa.

Welcome to your sunny Granada Hills getaway — a spacious, private property designed for relaxing, reconnecting, and spending time together. The main house has multiple living areas, a chef-ready kitchen, and direct access to the backyard and lap pool, making it easy to go from breakfast to swimming to dinner outside.

Just off the pool, you’ll find the separate 2-level guest/pool house, which adds privacy and flexibility for grandparents, teens, or friends who want their own space while still being close to the group. Both buildings include fast Wi-Fi and Smart TVs.

• Cancellations may include credit card processing fees, depending on the booking platform
• Quiet hours: 9:00 PM – 8:00 AM (and be respectful during the day)
• Parking: 3 cars in the gated driveway + free street parking (follow posted signs; keep vehicle count neighborhood-friendly)
• Pool is use-at-your-own-risk; kids must be supervised at all times
• Luggage drop-off may be possible in certain cases—ask the host
• Upstairs back unit bathroom works, but the shower is currently being repaired and is not available

We are located in the neighborhood of Granada Hills, California. The Villa is near the 405 North and South freeways, giving easy access to the highway to go to some of Los Angeles's most iconic tourist attractions. Here are some of the Los Angeles attractions to visit:

Things to Note / House Rules (Please Read Before Booking)

Before booking your stay, please take a moment to review the following house rules. By booking, you acknowledge and agree to follow these rules throughout your stay. Failure to follow these rules will be considered a violation of your rental agreement.

ADDRESS:
• The address will be sent the day before check-in, once the check-in instructions and house rules are acknowledged and agreed to.

DOOR CODE / ENTRY:
• The front door code will be sent at 4:00 PM on your check-in date.
• Walk through the front entrance gate and use the keypad to unlock the front door.

PARKING:
• Parking for 5–6 cars is available inside the gate, in front of the garage.
• Use the gate remote located on the small table (next to the orange couch) when you walk through the entrance—on your left.

CHECK-IN / CHECK-OUT:
• Check-in: 4:00 PM
• Check-out: 11:00 AM

HOUSE RULES (STRICT):
• NO SMOKING (inside or outside) and NO PARTIES / EVENTS. Any violation may result in immediate removal from the property.
• Smoking fee: $1,000 if smoking is discovered anywhere on the property. We will file a claim and may report the violation to the booking platform.
• Parties/smoking may result in termination of the rental agreement with no refund, to maintain a clean, safe, smoke-free environment for all guests.
• We reserve the right to evict any guests or visitors who refuse to follow these rules.

AMENITIES & SUPPLIES:
• We provide select cooking essentials, but not every item you may need—please bring anything specific you prefer.
• We provide shampoo, conditioner, body wash, and towels. Towel quantities are based on the number of overnight guests. You’re welcome to bring extra towels if needed.
• Laundry room is available for guest use—please bring your own laundry detergent, bleach, and laundry supplies.
• Missing towels may result in additional charges.

OVEN DISCLAIMER:
• When using the ovens, push in the thermostat knob before turning left/right to set temperature.
• Guests are responsible for damage if knobs are broken due to incorrect use.

A/C SYSTEM:
• Please do not set the A/C below 68°F (Main House or Guest House). Lower settings can freeze the system and guests may be held responsible for resulting issues.
• If you experience any problems, contact us right away.

PETS:
• Please contact us in advance if you plan to bring an animal, including a service animal. House rules must be discussed prior to approval.
• At this time, we can only accommodate one pet, and only if disclosed and approved in advance.

QUIET HOURS / NEIGHBORHOOD:
• Please keep noise down between 11:00 PM and 8:00 AM.
• Reports of excessive noise or unruly behavior may result in eviction and termination of the vacation rental agreement, which could include loss of security deposit and rental amount.

DAMAGES / MISSING ITEMS:
• Accidents happen—please report any breakage or damage immediately.
• Do not move furniture between rooms without permission.
• Please return all towels, containers, appliances, and any items belonging to the villa. Charges may apply for missing or broken items.

TOWEL CARE:
• Please use towels responsibly. White towels are not for makeup removal, spray tan, hair dye, mopping spills, cleaning shoes, or stepping on with shoes.
• If stains cannot be removed, a replacement fee will be charged.

MAIL / DELIVERIES:
• Please do not use our address for personal or business mail.
• We are not responsible for deliveries before, during, or after your stay. Please arrange deliveries through the Post Office or another service.
