- ALL UTILITIES ARE INCLUDED up to $500/month total (excluding EV-CHARGER usage)
HOUSE RULES:

We’re so glad to host you and want you to have a comfortable, enjoyable stay. To help us care for the home and keep it welcoming for every guest, please review the following house rules carefully.

Failure to follow these rules may result in additional charges, loss of the security deposit, and/or immediate eviction where applicable.

CHECK-IN AND CHECK-OUT:
- Check-in is after 4:00 PM.
- Check-out is by 11:00 AM.
- If you need an early check-in or late check-out, please let us know in advance. While we cannot guarantee flexibility, we will do our best to accommodate your situation.

OCCUPANCY:
- Please make sure the number of guests matches the number on your reservation.
- If your guest count changes, please let us know so we can update the reservation and apply any additional guest fee if needed.
- Requests to exceed maximum occupancy must be approved in advance.
- If approved, an extra guest fee of $50 per person, per night may apply, and we may provide an additional bed if available.
- Any misrepresentation about the size or nature of your group, the purpose of your stay, or use of the property will be considered a violation of the booking agreement.

PETS:
- Pets are allowed with an additional fee of $100/month per pet.
- If you plan to bring more than 2 pets, please request approval before booking.
- An additional pet security deposit may be required.

BABY CRIB:
- A baby crib is available upon request for an additional $75 per stay.

PERSONAL BELONGINGS:
- We are not responsible for lost, stolen, damaged, or forgotten personal belongings.
- If you leave something behind and we are able to locate it, we are happy to ship it back to you at your expense.

PARTIES, EVENTS, AND GATHERINGS:
- Visitors, dinner parties, and small gatherings may be acceptable.
- House parties are strictly prohibited.
- Unauthorized parties will result in full loss of the security deposit and immediate eviction.
- Events, catering, professional filming, and photography may be allowed only with prior approval before booking.
- Different rates may apply for approved events.
- Please do not book first and request event approval afterward.
- Surprise parties are not permitted under any circumstances.

DAMAGE AND MISSING ITEMS:
- Please treat the home with care and respect, as you would your own.
- Accidents happen, and we understand that.
- If something is broken or damaged during your stay, please let us know right away.
- Honest reporting helps us resolve issues fairly and may help avoid charges against your security deposit.
- Unreported damage, missing items, or excessive wear may result in charges.
- Examples of replacement charges include, but are not limited to:
- Wall hangings: $150 per item
- TV: $500 each
- Remote control: $75 each
- Bed: $500 each
- Kids’ toys and games: $50 per item
- Kids’ chairs and tables: $50 each
- Foosball table: $550
- Smart lock: $300
- Towels: $25 each
- Key: $50 each

TOWELS AND LINENS:
- We provide clean towels and linens for your comfort.
- Please use them for bathing and sleeping only.
- Please do not use towels or linens for removing makeup, cleaning vehicles, maintenance, or any other non-standard use.

MATTRESSES AND FURNITURE:
- Please do not drink liquids on or near the mattresses.
- Any spills, stains, or damage to mattresses may result in replacement charges.
- Please also use care with food and drinks around furniture to help us keep it in great condition for future guests.

SMOKING:
- Smoking is strictly prohibited inside the home.
- This includes cigarettes, cigars, pipes, vaping, hookah, and similar products.
- Smoking is allowed outside only in non-shared areas.
- Please dispose of all smoking waste in the ashtrays provided.
- If smoking occurs inside the home, a minimum $350 fine will apply.
- If the home requires deodorizing or remediation due to smoke, the security deposit may be forfeited to cover those costs.
- This policy is especially important because some guests may have allergies or sensitivities to smoke.

ILLEGAL DRUGS:
- No illegal drugs or prohibited substances of any kind are allowed on the property.
- Violation of this rule may result in forfeiture of the security deposit, immediate eviction, and possible legal action under local, state, and federal law.

SECURITY CAMERAS:
- Exterior security cameras are installed to monitor entrances, exits, and outdoor areas for the safety of the property and neighborhood.
- There are no cameras anywhere inside the home.

STARTER SUPPLIES AND AMENITIES:
We provide an initial complimentary supply of household essentials for each booking.

KITCHEN:
- 2 Keurig pods per person
- 8 sets of dishes with matching cups
- 4 pots and pans
- Large cooking utensils
- Knife set
- Cutting board
- Salt and pepper shakers
- 1 dishwasher pod per night stayed
- Leftover containers
- Sheet pan
- Aluminum foil
- 1 trash bag per night stayed
- Kitchen towels
- 1 roll of paper towels

LAUNDRY ROOM:

BEDROOMS:
- 1 set of sheets

ADDITIONAL SUPPLY NOTES:
- These are starter supplies only.
- If consumable items are used up during your stay, guests are responsible for purchasing additional supplies for the remainder of the booking.
- This includes items such as paper towels, toilet paper, coffee, trash bags, toiletries, soap, and shampoo.
- If you need additional non-consumable items such as bedding, linens, towels, blankets, or pillows, please let us know.
- If there is an issue with dishware, cookware, appliances, the hair dryer, the iron, or other household items, please contact us and we will be happy to help.
