    Brand new Gruene Lake Ranch is nestled in the heart of Texas Hill Country within 10 minutes drive between Canyon Lake and Gruene Historic District. One can enjoy everything Gruene Hall District, Whitewater Amphitheater, Schlitterbahn Waterpark, Canyon Lake boating, Guadalupe/Comal Rivers tubing, annual Wurstfest, Texas Alpine roller coaster rides and many wedding venues have to offer. From dancing, to antique shopping to dining pleasure, this small German town that's part of New Braunfels will leave you wanting more. Bachelorettes, birthdays, anniversaries, dancing or just to get away from busy city life, Gruene has everything for you to relax and reset.

    Open the front door and instantly be wowed by the 20 feet vaulted ceiling with the living space on full display through an expanse of windows in the living and dining rooms. The panoramic view unites luxury living with nature elevating your experience to the next level.

    Refreshing open-concept includes a united living area, dining room and kitchen with an abundance of space and natural light. We’re the first few homeowners in the community as the area is still under development.

    THE AMENITIES
    The cabin is newly-built, designed with upgraded finishes and modern stainless steel appliances. It is furnished with brand new MCM-style furniture and provides all of the top comforts that you would expect from a top-rated host. The house can sleep up to 10. One king Tempur-pedic bed (sleeps 2), one queen Tempur-pedic bed (sleeps 2), twin triple bunk beds (sleeps 3), a twin daybed w/ trundle (sleeps 2) and a one-person futon in the living room. Max weight between 200-250 lbs per twin bed. Plus, a pack-n-play for your little one! Comfortable memory foam mattresses were selected med-firm based on popular demand. Within the house, you should expect to find:

    - Office desk and chair in the master bedroom.
    - Dining table with seating for 8.
    - 4 stools at the kitchen peninsula to converse with your favorite chef.
    - Enjoy your complimentary morning coffee with our 12-cup coffee maker or Nespresso coffee machine with milk frother. Ground coffee, filters, original espresso pods, creamer, cane sugar, syrup, tea, chocolate packets are provided during your stay. Bring your favorite milk and syrup if you prefer.
    - Our tea kettle and teapot will deliver your refreshing afternoon teas. We provide tea leaves to brew tea.
    - Fully equipped and abundantly stocked kitchen. Toaster, blender, rice cooker, air fryer, roaster, you name it!
    - Whole house water filtration system.
    - Dinnerware/silverware for 10+ people.
    - 65" smart TV with wifi internet. Sign-on to your own streaming account.
    - A smart TV in every bedroom to wind down for the night.
    - In-unit washer and dryer with detergent available for your use.
    - Standing mirror for the last minute check before heading out for the night!
    - Fire pit with 6 Adirondack chairs. We have extendable skewers for roasting marshmallows. S'mores kit will be provided from December - February.

    RENTAL RULES
    We love that we can share our home with you but please treat the home, belongings, and property with care. We reserve the right to remove guests without refund for violating these house rules, misuse of the space as a short-term lodging accommodation, or conduct that disturbs the general peace and comfort of other guests, managers, property caretakers, and homeowners.

    1. Property has a septic system. Do not flush anything other than toilet paper. No feminine products or “flushable” wipes should be flushed at any time. Sewer can release a short burst of sulfur smell due to the community setup. Clogged septic will ruin your vacation.

    2. Parents/Guardians must closely supervise their toddlers and children at all times.

    3. No Unregistered Guests. Please abide by occupancy limits of 10. If there are more guests than disclosed at booking, Guest will be charged $50 per additional guest for each day of the reservation and all guests may be evicted without refund and a $250 service fee.

    4. No illegal substances are to be used, sold, or distributed on the property.

    5. No parties and/or loud music after 10pm.

    6. Keep the property and all furnishings in good order. If any furniture is moved, please move it back to its original position upon checkout.

    7. No Smoking. The security deposit will automatically become forfeited for smoking indoors and add'l remediation expenses may be imposed.

    8. Parking: behind cabin 38 and 39 only.

    9. Housekeeping: Please keep the home tidy and remove all trash at checkout to avoid add'l cleaning charge. There is no daily housekeeping service. While linens and bath towels are included in the unit, we do not permit towels or linens to be taken from the house. Do not leave wet towels on the furniture. A $125 fine will be assessed if there’s evidence of food crumbs on bed. Help us prevent ants infestation.

    10. Checkout is at 11AM. Late checkouts may be subject to a $100/hr fee.

    11. We encourage Guest to purchase a travel insurance policy that will allow you to cancel for any reason.

    RELEASE AND WAIVER OF LIABILITY AND INDEMNITY AGREEMENT

    IN CONSIDERATION for being permitted to enter premises and property for vacation rental or any other purpose, the undersigned, for himself/herself, his/her personal representatives, guests, children, heirs, and next of kin, acknowledges, agrees, and represents that he/she has or will immediately upon entering, and will continuously thereafter, thoroughly inspect such areas and his/her continued presence constitutes an acknowledgment that he/she has inspected house, deck and entire property and he/she finds and accepts such areas as being safe and reasonably suited for the purposes of his/her use, and he/she further agrees and warrants that if, at any time, he/she feels anything to be unsafe, he/she and all guests will immediately leave the area and advise appropriate persons.

    THE UNDERSIGNED hereby RELEASES, WAIVES, DISCHARGES AND COVENANTS NOT TO SUE PROJECT T2L2 LLC and CABIN 38 LLC personally and as company or corporate representatives, their members, managers, operators, officials, officers, directors, employees, owners and lessees of the premises, all for the purposes herein referred to as “releasees”, from all liability to the undersigned, guests, representatives, assigns, heirs and next of kin for any and all loss or damage, and any claim or demand thereof on account of INJURY to the person(s) or property or resulting in DEATH of the undersigned or guests, whether caused by negligence of the releasees or otherwise while in or upon the area.

    THE UNDERSIGNED hereby AGREES TO INDEMNIFY AND SAVE AND HOLD HARMLESS the releasees and each of them from any loss, liability, damage, or cost they may occur due to their presence in or upon the area and whether caused by the negligence of the releasees, natural risky conditions or otherwise.

    THE UNDERSIGNED hereby ASSUMES FULL RESPONSIBILITY FOR RISK OF BODILY INJURY, DEATH OR PROPERTY DAMAGE due to the negligence of the releasees, or otherwise while in or upon area.

    THE UNDERSIGNED hereby certifies that he/she and guests (they) have adequate insurance to cover any injury or damage that may be caused or suffered while in or upon area, or else agrees to bear the costs of such damage or injury. The undersigned further that he/she/they have no medical conditions which would interfere with use of swimming, canoeing, rafting, climbing stairs, etc. or else assume and bear the costs of all risks that may be created, directly or indirectly, by any such condition and expressly acknowledges such physical activities are dangerous and involve the risk of serious injury and/or death and/or property damage. The undersigned further expressly agrees that the foregoing release, waiver and indemnity agreement is intended to be as broad and inclusive as is permitted by law and that if any provision is held invalid, it is agreed that the balance shall, notwithstanding, continue in full legal force and effect.

    Any dispute, controversy or claim arising out of or related to this Agreement or the interpretation of this Agreement shall be settled by arbitration in accordance to the rules of the American Arbitration Association, except to the extent modified below.

    THE UNDERSIGNED HAS READ, UNDERSTANDS THE RISKS, AND VOLUNTARILY SIGNS THE RELEASE AND WAIVER OF LIABILITY AND INDEMNITY AGREEMENT, and further agrees that no oral representations, statements, or inducements apart from the foregoing written agreement have been made.

    1. TO RELEASE THE RELEASEES from any and all liability for any loss, damage, injury, expense, or other cost that I may suffer or that my next of kin may suffer in connection with my use of the Releasees common area to any cause whatsoever, INCLUDING NEGLIGENCE ON THE PART OF THE RELEASEES;

    2. TO HOLD HARMLESS AND INDEMNIFY THE RELEASEES from any and all liability to property, or personal injury to, any third party, resulting from the use of the common area

    3. That I am over the age of 25 and that I am responsible and will adhere to all the rules of the property;

    4. That this Waiver, Release, and Agreement is fully effective and shall be effective and binding upon me, and my heirs, next of kin, executors, administrators, and assigns, or anyone else authorized to act on my behalf or on behalf of my estate.

    I have read and understood this document. I am aware that by making this booking, I am waiving certain legal rights that I may have against the Releas

Great family trip

We met family for a wedding in Gruene and each family rented a house. It was the perfect get a way. Place was clean and stocked with extras. Hosts were helpful and reachable. Will stay again!
