    This spacious upper level rental is less than a block from one of the best beaches on the Peninsula, ideal for sunning, surfing, boogie boarding and more! The front deck is large enough for the whole family to enjoy warm summer evenings.



    The living room has a futon for extra guests. The dining area can seat the whole crew and the kitchen is clean and bright with all amenities including dishwasher, built-in microwave, toaster and plenty of cabinet and counter space for whipping up family

    120 31st St B is professionally managed by Newport Beach Vacation Properties. This spacious and newly renovated upper level rental is less than a block from one of the best beaches on the Peninsula, ideal for sunning, surfing, boogie boarding and more! The front deck is large enough for the whole family to enjoy warm summer evenings.



    The living room has a futon for extra guests. The dining area can seat the whole crew and the kitchen is clean and bright with all amenities including dishwasher, built-in microwave, toaster and plenty of cabinet and counter space for whipping up family favorites.



    The large master bedroom has a king bed and the bright en-suite bath has a tub/shower combination. Both guest bedrooms - one with a queen bed, the other with two twins – share the hall bath with a tub/shower combination as well.



    The deck is very spacious with a large table that seats 6 and a charcoal BBQ, this is the ideal spot for grilling up family favorites and sharing the day’s beach adventures, creating memories that will last a lifetime.



    The garage has a 2 car tandem parking on the left and a shared washer dryer.



    The places to explore in Newport are endless. Lido Marina Village, with high-end waterfront restaurants and boutiques is just a short drive away. There's also plenty of food spots and bars within walking distance of the home. This location is ideal for families looking to make the most of their time at the beach!

    -Must be 26 or older to book

    -Must provide your email and be able to access our company online portal for house info.

    -No parties or gatherings.

    -We try our best to keep updated on remodels/construction happening around our vacation units. However, construction can pop up anytime in the City of Newport Beach without notice. N.B.V.P is not responsible and will not issue refunds due to neighboring construction. City construction hours are M - F 7am to 5pm.

Amazing location! I grew up in Huntington Beach but now live in Texas, and I would stay here over anywhere in Huntington just for the easy beach access. We walked to the beach barefoot every morning while the kids played in the sand and water. Sand toys and even a frisbee were provided in the garage, which was a great touch. This area of the beach was never crowded—even though it was January and raining often, it didn’t stop us.It’s just a short walk to restaurants and stores and close to the freeway. You’re within 30 minutes of everything in Orange County, including Disneyland. You truly can’t beat this location.The house itself is very nice with updated bathrooms. Towels and pillows could be better, but those are minor details. We had everything we needed for our 9-day stay. We didn’t cook much, but the kitchen was fully stocked when we did.We stayed with our two kids, and the twin bedroom was perfect for them. My brother and his girlfriend used the other room and loved it. There was plenty of space and it never felt crowded. We loved sitting on the patio each morning with coffee overlooking the beach.We fit two Teslas in the garage (a bit tight but doable), and there was plenty of street parking. Laundry supplies were provided, checkout was easy, and the management company was very communicative. Check-in was simple and clear, and we had no issues at all. Highly recommend!

We would definitely stay here again. The location sells it. It’s everything really. You’re steps from the beach, Starbucks, the market, tacos, the pier is a short walk with donuts and ice cream. This particular part of the beach is nicer than other spots. The house is nicely renovated. The air conditioning doesn’t really work, but you can open windows. The walls are pretty well insulated. We were only kept up one night by noisy neighbors. Being upstairs helps. The garage is tight. We probably wouldn’t have been able to get in if there had been another car next to us. The showers stay hot. The deck is really a plus. Gets great afternoon sun. Cons, no beach towels and only 1 bath towel per person for the whole week. There is a washer. No deck cushions. Also, the kitchen needs tongs, a strainer, a new spatula, (also, we had to trouble shoot the dishwasher. It was plugged in to an outlet that didn’t work under the sink). But now we know and it worked great once we figured it out. I will say, the staff was very accessible through text messaging. The only time we had trouble getting someone was when we got there Sunday evening, the phone number provided just kept hanging up on us as we sat in the alley trying to get in to our garage. They failed to tell us that the garage code was for the side door not the automatic garage door. And also it was the wrong code anyway. BUT someone did come let us in very quickly once we got someone. It was a little hiccup but no biggie!

Kitchen: Nice & updated. Rental for 8 but only had 4 matching tall wine glasses and matching plates for 6 (had other misc ones). Purchased at mkt a large cookie sheet to make potatoes in the oven. Only one very thin, flimsy, plastic cutting board.Washer/Dryer: Hard to use. Car parked for the lower unit has to park very close in front of the washer/dryer. Dryer door could only open half way because of this.Outside Hose/Faucet: Few signs inside the home that asked us to hose off sand before entering but no spigot on the faucet. Instructions said spigot was hanging on the hook inside the garage but it wasn't. Called the day after check-in (Sun) and spoke with the after hours service letting them know spigot missing and couldn't use hose. Was told that someone would call me right back. No one ever did. During the week it was hard to reach a live person when I called the office. Just kept on hold with music. Never used hose. Finally spoke with someone but we were leaving the next day. Positives: Even w/the noise from the main st., the location was great!!! Walked across the street to the market and Sanchos Tacos!! House was bright, clean and modern. The balcony was large and had a great round table that sat 8-9 easy. Had a side view of ocean. Our Tacoma reg cab and Porsche Cayenne fit perfectly in our tandem space inside the garage.Our family would stay at this property again. I would just bring a few of my own kitchen items, cutting board especially.
