Nestled clifftop along the breathtaking Hamakua Coast, this hideaway boasts a private 85-foot waterfall, an Olympic pool featuring a two-story waterslide, spa, fully loaded custom gym, personal nine tee golf course, rooftop helicopter pad, and resort-quality tennis, pickleball and basketball court with stadium seating.

    Every reservation is assigned a dedicated host / concierge. Our host service is the heart of the Pure experience. It is a seamless blend of island insight, local connection, and personalized care.     The Hamakua Coast isn’t about beach umbrellas and gentle surf — it’s where cliffs meet the sea in breathtaking fashion. From Ninole, the coastline rises high above the Pacific, offering dramatic views, cool breezes, and the sound of waves crashing hundreds of feet below. Most homes here are perched along these bluffs, so direct beach access is rare — but what you gain is privacy, panoramic ocean vistas, and a front-row seat to the island’s raw, untamed beauty. Here are the best spots to head to the beach:
    Laupāhoehoe Point Beach Park (10 minutes north) – A beautiful, rugged park where waves crash over lava rocks and tide pools shimmer under the sun. It’s perfect for picnics, photos, and exploring the shoreline — though not ideal for swimming due to strong currents.
    Hakalau Beach Park (20 minutes south) – A hidden gem tucked at the end of a lush valley. You’ll cross a small bridge and descend toward a stream-fed cove. Swimming conditions vary, but it’s one of the most scenic coastal spots near Ninole.
    Honoli‘i Beach Park (just outside Hilo, 30 minutes south) – The area’s go-to surf spot and a favorite with locals. A river meets the ocean here, forming a black-sand beach that’s ideal for watching surfers and soaking in the local vibe.
    Carlsmith Beach Park (Keaukaha, Hilo) – A string of calm, spring-fed lagoons with easy swimming and sea turtle sightings. It’s the best “swimmable” beach experience near Ninole and perfect for families.

    Each of the five primary suites offers ocean views and en suite bathrooms. There is an open bunk room that also has ocean views. A local host is available to assist with personal concierge services, including custom tour guiding for unforgettable off-property adventures. The property also has one of the best gourmet chefs on the island for hire.

    This 3-story home provides unparalleled privacy and space. Gathering opportunities abound, whether on the pool deck, in the spacious open concept kitchen and great room, at three different bar areas, or two BBQ grill areas. Plush seating areas on all three levels also allow large groups to spread out and enjoy individual activities. The soothing sounds of the private waterfall and 180° ocean views invite total tranquility. Wraparound lanais on multiple levels offer the opportunity to dine, sunbathe and relax with infinite views of the sky and ocean. Sunset colors and stunning sunrises and moonrises bring you into rhythm with nature, and the expansive rolling grounds with koi ponds and a meditative seating area draw out your inner Zen.

    The two upper primary Master Suites are outfitted with Cal king beds, seating areas, 60” Smart flat-screen televisions, two separate baths, one with a soaking jacuzzi tub, toilet, and sink, and the other with a shower, toilet, and sink. One of the Master rooms has an additional Queen bed. The third bedroom features a Cal king bed and an en-suite bathroom. Each of the Master Suites enjoys a private patio as well. The two lower-level primary suites have Cal king beds, en suite full baths, and sliding doors to the covered lanai and pool deck. The open concept bunk room is on the upper level with the Masters Suites and has two sets of bunk beds and a Cal king bed. Maximum occupancy of 16.     Waterfalling Estate is designed to balance comfort with the Big Island's natural beauty. Here's how the home stays cool:
    - Primary Suites (2): Equipped with individual mini-split A/C units for personalized climate control.
    - Upstairs Third Bedroom: Features a window-mounted air ventilation system, offering airflow and cooling without the need for full A/C.
    - Downstairs Bedrooms (2) + Bunk Room: These rooms do not have A/C, but are built to breathe. With ceiling fans and floor-to-ceiling sliding glass doors, they enjoy excellent natural cross-ventilation and trade winds. The owners intentionally skipped A/C here to preserve that open-air, breezy island vibe.

I absolutely loved my stay!

The WAterfaling Estate was incredible! It's a home where you are paying for the gorgeous land and the space and amenities. The house itself needs a few updates but I'm not at all complaining. I absolutely loved it! In fact, I'll be back in 2025 and 2026!
