Overall, our group of 11 adults enjoyed a fun, relaxing weekend. The house was clean and roomy. Suggestions for improvement include power washing the outside and minor repairs (torn screens, a broken stool, rickety chair, malfunctioning door locks). A lot of the rooms had no closets, so any hang-up clothes had to be put on the beds. Beautiful location--the house has excellent potential, just needs a few upgrades. The host was very responsive to texts.

There were definitely some problems, but we did have a nice experience. The “lock box code” that we were sent at 3pm on the day of our stay didn’t get us past the gate. I messaged the host who gave us 2 more codes to use that did help us get in (one was the code to unlock the locks, one was the gate code that didn’t work all the time; we had to have someone jump over the fence and try it from the other side, this worked most of the time but not every time and once we had to cancel our plans because we couldn’t get out). Messaging the host was ok if we had a specific question, though the host response sounded like a computer, not a person. When we said we couldn’t get out, the response was “thank you for letting us know.” Not all the games worked, but that space was nice for the kids. The shower in the room in which I stayed was meant to have an additional sliding glass door, but since one of them was missing, our bathroom got quite wet with a shower. During the last shower, I tried to slide the one door a little and it fell off the tracks, onto me, but I caught it and thankfully it didn’t break. The top kitchen’s stove and oven were a little finicky as well, oven taking a lot longer than I expected it would.The view was wonderful with stunning sunsets and the pool was great.

Great house with lots of space! Have to dust off some spider webs and they could fix a few things around the house. But our group had the best time!! Great fire pit, pool has a heater, and lots to do.

Hated that the ice machine did not work. Some of the bed linen was not clean, big problem with cricket in the downstairs kitchen in the food. One of the bricks from the porch fell and almost hit a guest in the head. Lots of spider webs next we will have to come early to clean the webs before we have our team building activities outside. Other than this complains from the guest everything was great. Love it.

The location is serene, beautiful, isolated and provides amazing views and sunsets on the lake. The property grounds are well kept as far as the landscaping and pool maintenance go. The home itself needs much repair as does the furniture. Boat house is dilapidated, filthy and not safe. The flooring downstairs is gapping and a tripping hazard, broken bed frame upstairs, broken armchair downstairs, pool cue holder leaning precariously against the wall, masonry falling off columns from the second floor to the first which was a HUGE safety issue. The (4) trash bins were full when we arrived and not picked up until the morning of our departure. We had nowhere to put our trash and with a group of 20, this became a huge problem, rather quickly. Management was quick to respond to my numerous calls and texts but never sent a Maintenance man to repair the broken bed frame or pick up the full garbage bins. We had to prop suitcases under the box springs of the king bed just to make it safe and useable. Too many problems to troubleshoot and too many hazards to avoid. Great for large groups who have low expectations.

We stayed here for an executive offsite. The property has great potential — spacious with a nice fire pit — but unfortunately our stay was affected by multiple issues. A broken bed, stained bedding, bugs in rooms, and general cleanliness problems were disappointing. Several amenities didn’t work (coffee machine, BBQ tools, missing ping pong balls, etc.), and basic supplies like cleaning items and bin liners weren’t provided. With better upkeep and attention to detail, this could be an excellent rental, but at present it falls short of expectations.

Ideal for ALL

One group of 16 year olds, one group of 18 year olds, and four adults we all felt like we had our own home withon s home. We ate and played together but the home was spacious enough to give the kids time to themselves. This place was perfect for our nine. While the outdide needed blowing, the inside was very clean. Again, we could not have found a more perfect place!

Lake Livingston summer 2025

Wonderful location. Plenty of beds and baths. Arrangement of rooms was interesting. Walmart delivery was available and we did use. None of the ice makers (including fridges) worked, so had to purchase ice. There was no place that all 19 of us could sit, visit or eat together. The pool chemistry needs some work. More outdoor seating would have been nice. Only one of the boat lifts worked. We probably will not be returning.

Awesome Lake House

This is a great location for anyone traveling from the Houston area. The house has 12 bedrooms (one bedroom is a tiny-tiny room with bunk beds). Overall, the inside of the house was clean, but is in dire need of a good outside cleaning and some quality maintenance work is needed. Lots of broken stone/tile on the outside of house (tile and stone are falling off due to not being applied/glued correctly). They need to take a water hose and wash the complete outside including the stairs, windows sills and outside furniture (dead bugs everywhere). The pool has some black algae and the water is a murky green instead of blue (needs to be shocked and cleaned more frequently with this many guests constantly). Trash cans are always full (they only have trash pick up once a week, obviously that is not enough for a house this size). The kitchens are fully stocked with pots and pans, eating utensils and dinnerware. We also had plenty of towels. There are several windows that do not have blinds nor curtains to block out the early morning sun. None of the TV’s worked in any of the bedrooms. The TVs in the kitchen/family areas are the only ones that worked. The arcade games were way out of date and some of them did not work at all. Boat dock area was filthy with dirt, bugs and leftover fishing bait.Overall, our family had a wonderful time. I know some of these things are to be expected with a house on the lake, however, this house is expensive (6800.00 for three nights) to have al

House was large with plenty bedrooms. A lot of maintenance needs to be done. Bricks falling from columns could be dangerous. All appliances did not work. Arm on chair was broken and several holes in the walls. Yard people came and mowed while everyone in pool. Did not blow loose grass cutting off of concrete. Bathroom showers and tub needed more cleaning. I have stayed in VRBO homes for many years and this one was very disappointing, especially for the price. I don’t want to be so negative but I thought you should know. Also many doors were broken 0

Great house, great location, great rooms space. Quite a few maintenance items needed to be addressed to have the pictures match the actual condition. Dock was very dirty, almost unusable due to spiders, dust, and webs. Garbage disposals, ice machine, washer, etc. did not work. Great communication with owner. Great location, we still had fun, but attention needs to be paid to property!

Onalaska Lighthouse Landing

Overall we enjoyed our stay very much. Loved the space – although having the only access to the gameroom being through the master bedroom or from outside, as well has having the only way to get from the top floor to the ground floor by going outside was awkward. The weather was cold and wet most of Sunday so that wasn’t very pleasant. The house was very clean and stocked as promised, so that was very nice. The furniture was in good shape and clean. The outdoor space is amazing – however, the boat house is in disrepair and we did not feel comfortable having the children out there. There are a lot of maintenance issues (driveway gate not operable in quite some time, no hot water to two of the bathrooms, upstairs stove stopped working, downstairs dishwasher did not work, some of the exterior locks did not work, etc.) Gameroom was large and had a lot of promise, but half the arcade games did not work, there was no ping pong equipment, no air hocky puck, etc so most of it was unusable and not what was advertised. We also see that a lot of these issues were repeatedly noted in 2024 reviews and were not addressed.
