Whether you are enjoying coffee overlooking the canal, kayaking through calm waterways, grilling outside after the beach, or relaxing on the oversized deck while boats drift by, this home was designed for easy vacation days and laid-back waterfront living.

Perfect for couples, small families, snowbirds, remote workers, small-boat travelers, and guests bringing dogs, Dockside Serenity combines open gathering spaces with a peaceful dockside atmosphere that keeps guests coming back to Palm Coast year after year.

• A signed rental agreement and government-issued ID are required within 24hrs after booking.

• Trailer parking is not permitted under Palm Coast regulations. If needed, I can provide a list of local trailer storage options for you to contact directly and arrange storage.

• The boat dock is available during your stay. Please confirm your boat will fit prior to reserving.

• For cancelled reservations, refunds are subject to a 5% cancellation processing fee to cover administrative and payment processing costs. This fee is non-refundable once payment has been processed and applies regardless of payment method.

★ Maximum occupancy: 6 guests
★ Quiet hours: 10:00 PM – 8:00 AM
★ Our home is in a quiet, family-friendly neighborhood — please be respectful of our neighbors, especially during quiet hours.

Parking
★ Maximum 4 cars in the driveway
★ Garage available for motorcycles only (1–3 max)
★ No trailers allowed overnight — this is a city regulation and is enforced
★ No street parking — please use only the designated driveway spaces
★ Need trailer storage? Just ask — we’re happy to recommend local options!

No Smoking Policy
★ Smoking is not permitted anywhere on the property — indoors or outdoors
★ A $250 cleaning fee will apply if smoking is detected. This covers:
  ★ Professional cleaning of furniture, curtains, and linens
  ★ Odor removal and air purification
  ★ Additional time and labor to restore the home’s fresh condition
★ Thank you for helping us maintain a smoke-free environment for all guests!

Trash & Recycling
★ Trash pickup: Monday & Thursday
★ Recycling pickup: Thursday only
★ Please place bins at the curb the night before pickup and return them after collection
★ Keep wildlife away by securely bagging trash and closing bin lids

Furniture
★ Feel free to rearrange furniture to suit your needs
★ Please return items to their original positions before checkout — it helps us keep things tidy and ready for the next guests!

Before You Leave
★ Remove all personal belongings
★ Take out all trash to the outside bins
★ Start the dishwasher with any dirty dishes
★ Return any moved furniture to its original place
★ Ensure all windows and doors are locked upon departure

Pets
★ Pets are welcome — please include them in your reservation
★ Limit 2 pets per stay
★ Pets must be house-trained and not left unattended indoors for extended periods
★ Please clean up after your pets, both inside and outside
★ Any pet-related damage may result in an additional cleaning or repair fee

Safety Reminders
★ Never leave the BBQ grill unattended while in use
★ No open flames (e.g., candles, firepits) inside or outside the home
★ Use of kayaks is at your own risk — life jackets are strongly recommended
★ Children must be supervised around the deck and dock areas
