Perfect Location

This condo provided a perfect family getaway. It was clean, comfy, relaxing and location was perfect. The views were amazing and the beds were comfy after spending days on the beach and out exploring all that Panama City Beach has to offer.

Panama City On the Beach

We had an amazing stay over Spring Break this year, private beach, beautiful weather and the cleanest condo you can find. The communication was so clear on how to access the parking garage and the unit upon arrival, the ocean view from the 22nd floor was stunning. We watched the sunset every night from our balcony and got some stunning photos. The sand on the beach is like powdered sugar, and they also had 2 free lounge chairs and an umbrella set up for the unit, which was a very pleasant surpise. I would highly recommend this unit for anyone looking for a relaxing place to vacation, no Spring Break noise from any large parties, but plenty of families and nice people at every turn. We are hoping to get back here next year.

Worst experience at a great place - Avoid Liv Vacations

Liv Vacations owner terminated our reservation, because I asked for a service on a holiday - a holiday where they are willing to rent the property and make money, but cannot provide services that I paid for. This company only works over texts and expects the everyone to follow suit. The only call I received was to terminate my booking.The kitchen spatulas provided are plastic that melted on the pans. The pans and glassware smelled meaty. Two out of the 3 fan remotes did not work (I have videos) and the company kept insisting they were working before instead of solving the problem.The owner expected me to respond to their text at 9.30 PM on a day that I traveled 7 hours to get there and claimed that I did not respond immediately. To be fair, I overreacted because I was frustrated with the responses to texts about my problems, and no one cared to call me.The next day the owner called me to tell me they were canceling my reservation as it was unreasonable to expect service on a NATIONAL holiday (they said that 5 times on the phone) when they were open for business and charged me for the day.I had to find another rental in the same building with a pregnant woman - to celebrate our virtual gender reveal.I wish I could give -5 stars for this company. Labeling the switches would make a world of good for tenants.Avoid Liv Vacation properties if possible. There are better options in PCB.

The condo was wonderful, great location! Only thing was there was no way to lock the door from the inside and the bunk-beds where there where toddlers wanted to sleep and are able to open a door by themselves. Also they had workers come into the condo twice during our stay while we were not inside, one time was understandable due to bring in the outside furniture for the impending hurricane, however I feel as if the other could have waited until we were inside. It was kind of scarier to know someone could possibly enter your condo at anytime especially since it was just me, my daughter and my grandsons and again no way to lock the door from inside. Maybe also think about adding a safe for valuables when your not inside the condo and staff can enter at anytime to change filters and etc

Lovely accommodation!

The condo is wonderful and exactly as pictured. Air conditioning was great. Internet was good. Following the instructions to get in the garage, find the unit, and use the code to get in…were all very easy. I have zero complaints. Thank you for a great vacation!

Amazing and Beautiful

Clean, simple but beautifully decorated, amazing view, had everything we needed. Some small wear and tear, as to be expected from a rental property. Everything worked and had numerous appliances and a closet of things (beach umbrellas, sand toys, beach chairs, games, etc…) to help make our stay great and not pack so much. Would definitely stay again and plan on doing so next year.

Summer Vacation

This property was perfect for our stay. We had 2 adults and 2 teens. This is a 2 bedroom 2 bath condo and it is clean and very well equiped. The condo is very modern, furnished nicely and the beds are comfortable. A suggestion for a shower caddy in the master bath would be convenient, but not a complaint. We have stayed at the Emerald Beach for 6 consecutive years, this has been the best unit by far. I hope we can get it again in 2025.

Stunning

The view was absolutely beautiful! The condo was very clean and decorated very nicely and updated. The nicest condo I have ever rented in PCB!! The only thing I would change is the balcony seating, although we loved eating at the table ever morning, I would prefer a smaller table and chairs with lounge chair and side table. I definitely will stay again.
