It’s rare to find a property that is better in person than in pictures but The Madison exceeds expectations. Beautiful property, gorgeous rooms, excellent service. We loved it!

Absolutely wonderful way to spend our 20th anniversary! The property was magical. We especially enjoyed the super warm pool and excellent breakfast! Zach was particularly warm and welcoming. We can’t wait to come back! Highly recommend. ❤️🧡💛💚💙💜

FIP is heavenly. The property exceeded my expectations! Lovely small staff team is present and friendly and made for a lovely stay. More importantly, the heated pool was beyond - worth the trip alone!!!

Amazing, clean and right in the center of it all.

Mike is an amazing host. His fast and accurate communication helped make the experience. I will stay at the Madison again. From the location to the savory morning breakfast, this is an amazing place to stay.

I loved my stay here! It's a lovely small guest house with a laid back (but highly professional) style. The heated pool is lovely. It's quiet - no piped music; lots of options for breakfast (which is provided); and then an in-room fridge for your own drinks and small snacks. 1 minute from the Ferry, and 1 minute to the Ocean. It's an old school delight.

My room was lovely, but the exterior areas of the property need better upkeep. Pool was never skimmed or cleaned and deck furniture was covered in pine tree droppings.

This is a tough place to review, because there is so little hotel / guesthouse type accommodation here - there are very few options. The Madison is a once top notch property now in bad need of renovations and upgrades, it is in a great location and part of the deal is that Fire Island is exclusive and you have to pay for that, but for $700 a night I would expect a lot better on all levels. Maybe that is just the price here generally, clearly a big opportunity locally for any hotel company - and I gather things are happening. Excellent because the competition should raise standards.

The GM and AM were nice. The rooms were not clean at all. The towels had stains on them. And the floor was dirty with sand. My AC barely worked and had mold and rust accumulated on it. I understand that the hotel is able to charge an exorbitant rate in the high season and will probably be booked nonetheless but at least upgrade the rooms and sheets/towels to somewhat match the $$$.

Great location. Great floor plan Great outdoor area. Cleanliness needs improvement; all ceiling fans, window sills and baseboards need vacuuming. Select outdooroven outdoor furniture pieces needs to be replaced

Beautiful house. Great location. Breakfast was nice. The floor wasn’t very clean. There was loads of dust on the ceiling fan. The room wasn’t cleaned at all during our three night stay and we weren’t given clean towels and we had to ask for toilet paper. The staff seemed unhappy and they weren’t especially friendly apart from the lady.

Beautiful home with perfect location! Mike was very accommodating and went the extra mile ! When we came back from dinner the home was lite with votive candles which was a very nice trough ! My only disappointment was that some of the cushions in and out of the home needed to be replaced.

I liked the pool, the lobby, that it is close to the harbor. The only thing I did not like about my staying was that the toilet was clogged all of the time and we were told to use the toilet on the hallway. I thought it should have been fixed or I should had been given another room.
