Located up one flight of stairs, this freshly updated villa opens into a bright, 1,100-square-foot single-story layout featuring wide hallways and a spacious open floor plan. The living room is designed for comfort and relaxation, complete with ample plush seating and a smart TV equipped with local live channels.

The updated kitchen flows seamlessly into the dining area, making it easy to prepare meals and gather with family or friends. Outfitted with modern full-size appliances, cookware, serveware, and a dual standard drip and Keurig coffee maker, the kitchen has everything needed for your stay.

Just off the main living space, step outside onto the expansive private balcony. This outdoor retreat offers amazing views of the shimmering lagoon water, the scenic bridge crossing the lagoon, and the dedicated Racquet Club neighborhood pool. Furnished with an outdoor dining table and a comfortable seating area, it is an ideal spot for morning coffee, al fresco dinners, or unwinding in the evening breeze.

The primary bedroom features a plush queen bed and a private, modern en suite bathroom with a tub and shower combination. Down the hall, the guest bedroom offers a comfortable queen bed and easy access to the updated full hallway bathroom, also equipped with a tub and shower combination. An in-unit washer and dryer are included for added convenience.

With complimentary Amenity Cards included, you can enjoy full access to the Seabrook Island Beach Club oceanfront pools, championship golf, tennis, pickleball, and club dining. Guests also enjoy access to the Racquet Club neighborhood pool and the outdoor pool at the Lakehouse, along with Seabrook Island's uncrowded private beaches and scenic bike trails. Bohicket Marina and Freshfields Village are just minutes away for dining and shopping, while historic downtown Charleston is a scenic 21-mile drive.

• BEACH: Approximately 1.8 miles away. Please note that beach chairs are not provided at this property.
• CLUB AMENITIES: Digital Amenity Card access is INCLUDED with your stay. This offers access to the private oceanfront Beach Club pools (open seasonally), club dining, golf courses, and tennis courts.
• POOL: Access to the two Seabrook Island Beach Club pools is included with your digital amenity card. Guests also have complimentary access to the dedicated Racquet Club neighborhood pool and the outdoor pool at the Seabrook Island Lakehouse.
• PARKING: Maximum of 2 vehicle gate passes permitted.
• CHILDREN: Children are welcome.
• PET POLICY: No pets are permitted at this property.
• MAXIMUM OCCUPANCY: 6 guests.
• LSV GOLF CARTS: Gas LSV golf carts only (electric LSVs are not permitted). LSVs require a gate pass and count toward the maximum vehicle pass limit.

• ADDITIONAL INFO: Damage Protection Coverage of $1500 applies via a $69 non-refundable fee. Lakehouse indoor pool and fitness facilities are accessible for a daily fee of $16 per person.

• LINENS, TOWELS, & STARTER-KIT OF SUPPLIES: Included in this rental, for the convenience of our guests, are comfortable linens and a selection of bath and hand towels, as well as washcloths. A starter set of hand soaps, bath soaps, shampoo, toilet tissue, paper towels, laundry detergent, dish detergent, dish soap, a kitchen sponge, and kitchen towels are included. Guests staying for an extended stay may need to purchase or bring additional supplies. Beach towels are not included (although towel service is available at the Beach Club).

• WASHER & DRYER: A stacked washer and dryer are located in the laundry closet on the main floor of the villa for your convenience. Should you require wash n fold service, please let us know.

• COFFEE MAKER: A dual standard carafe and Keurig coffee maker is provided on site. Please bring your own ground coffee, filters, and K-cups.​​​​​​​

• AMENITY CARDS: Amenity cards offer exclusive access to the Seabrook Island Beach Club, dining club, tennis, and award-winning golf. Amenity Cards are INCLUDED with this rental. Guests also have complimentary access to the uncrowded private beaches, equestrian center, the dedicated Racquet Club neighborhood pool, and the outdoor Lakehouse pool. Daily access to the Lakehouse fitness center and indoor lap pool carries a fee of $16 per guest. Outdoor Lakehouse pool access requires amenity paperwork submitted two weeks before check-in.

• ISLAND ACCESS & PARKING: As the island is a gated, private island, each vehicle entering the island will require a gate pass for island access. Seabrook Island Property Association (SIPOA) charges a gate pass fee per vehicle. This property has a strict limit of 2 vehicle passes. This $45 fee per vehicle applies to guests staying 1 night to 179 nights. Our rental agency is responsible for collecting the fee. Gate pass name information for each car is due two weeks prior to your arrival. For each pass, a driver's name must be provided, and drivers may be required to show a valid driver's license at the gate. Once a vehicle has a gate pass, any licensed driver can drive that vehicle. LSV vehicles (low-speed golf carts) require a pass and count toward the 2-pass limit.

• CHECK IN: We offer as much assistance with the check-in process as needed. Our office is available to answer questions. Our team can provide self-check-in instructions for your convenience, or we can arrange for someone to meet you at the door if you prefer. If you need anything at all, we can be reached via text or phone, and our office and team of staff are located on the island most of the time.

• CONTINUOUS MANAGEMENT & SERVICE: This property is proudly managed by Sandpiper. We are located on the island, are licensed, insured, and family operated. Our standard for your stay is what we would want and expect for our own vacation. We offer guests continuous, attentive service during the reservation process and throughout your time here. From the moment you book with us, in planning and preparing for your arrival, throughout your stay with us, and even after checking out and sharing your experience with us, we remain committed to your vacation experience and are here at any time to answer any questions that arise or concerns you have. • THE SANDPIPER CLEAN CLEANING STANDARD: Exceptional stays start with an exceptional clean. Our dedicated housekeeping teams follow strict VRHP (Vacation Rental Housekeeping Professionals) guidelines to ensure consistent results. Every home is professionally inspected prior to arrival, and all bed-coverings are laundered at high temperatures between every single stay.

• THE AREA: Guests will find that the area offers so much to do. With vast, uncrowded beaches, an array of recreational offerings, and the historic city of Charleston just 21 miles away, an adventure awaits you daily.

• IN THE EVENT OF A STORM: If a Mandatory Evacuation Order for Seabrook Island is given during the dates of your stay, The Owner/Host or the Property Management Company shall refund 100% of all deposits, payments, and / or monies paid by the traveler. Owner/Host or Property Management Company shall have no further liability with respect to the Reservation. Please note that if there is inclement weather in the other 49 states, prohibiting the traveler (or guests in traveler's group) from getting to Charleston, a refund will not be issued and, Owner/Host or Property Management Company shall have no liability with respect to the Reservation. During months where there is a potential for inclement weather, such as hurricane season, we strongly suggest travelers obtain insurance.

• CANCELLATION POLICY: For cancellations made up to 30 days prior to the scheduled arrival date, the deposit will be refunded less a $65 cancellation fee. For cancellations made less than 30 days prior to the scheduled arrival date, all monies are forfeited.

• POLICY ON SMOKING: No smoking or vaping inside or at the property. Violators will be fined for in-home smoke damages.

• PARTIES: This is an ideal property for making memories but this is not a party property!
