Steps away from the beach club and ocean, this end unit villa is located at the coveted Atrium Villas on Seabrook Island. Guests love the Atrium Villas for their proximity to the Beach Club, Seabrook Island Club, golf, and ocean.

The Atrium Villas also offer parking garage access underneath and a quiet courtyard. Elevator access and luggage carts are available for the convenience of our guests. This first-floor villa features beautiful golf course views from the large private balcony with a fan where guests enjoy coffee or cocktails.

The living area of the villa features a well-stocked kitchen with a microwave, coffee maker, and dishwasher that leads to an open-area living room with comfortable seating, a TV, and views of the Seabrook Island Club golf courses.

In the spacious master bedroom, the unit features a queen bed with a brand-new mattress, additional seating, a dresser with a mirror, cable TV, and balcony access. The master bathroom features a large shower and two vanity areas with ample lighting.

An additional guest bedroom features two queen beds (also with new, super comfy mattresses), golf course views, abundant natural light, balcony access, and its own en-suite bathroom with a tub/shower combo. The guest room has cable television too.

There is a washer and dryer right inside the unit. This unit is located on the end of the villa complex away from the parking lot on the first floor (one floor above the parking garage). Wi-Fi access is provided. Guests can easily walk to the Beach Club, Pelican's Nest Restaurant, Osprey Cafe coffee shop, Seabrook Shoppe, Bohicket Lounge, Palmetto Room, the golf club (featuring two award-winning courses, Crooked Oaks designed by Robert Trent Jones and Ocean Winds designed by Willard Byrd), and much more.

• BEACH: Located right across the street. Please note that beach chairs are not provided at this property.
• CLUB AMENITIES: Access to the private Seabrook Island Club is optional. Digital Amenity Cards are available for purchase for $55 per day per family, offering access to the oceanfront Beach Club pools (open seasonally), club dining, golf courses, and tennis courts.
• POOL: Access to the two Seabrook Island Beach Club pools is available with the purchase of an optional amenity card. Complimentary access to the outdoor pool at the Seabrook Island Lakehouse is included.
• PARKING: This property allows for a maximum of 2 vehicle gate passes. Guests have access to the parking garage underneath the building. Street parking is strictly prohibited.
• LSV GOLF CARTS: LSV golf carts are strictly prohibited at this villa complex. No LSV rentals are allowed.
• CHILDREN: Children welcome.
• PET POLICY: Dog friendly. This property welcomes your dog with our prior approval. An additional non-refundable pet fee of $200 per pet applies.
• LONG-TERM RENTALS: This property is open to winter monthly rentals and long-term rentals. Please contact us for discounted monthly rental rates.
• PROFESSIONALLY LICENSED & MANAGED: Short-Term Rental License STR25-000522.
• ADDITIONAL INFO: A non-refundable fee of $69 applies for $1500 of Damage Protection Coverage. Fitness center and indoor pool access at the Lakehouse are available for a daily fee of $16 per guest.

• LINENS, TOWELS, & STARTER-KIT OF SUPPLIES: Included in this rental, for the convenience of our guests, are comfortable linens and a selection of bath and hand towels, as well as washcloths. A starter set of hand soaps, bath soaps, shampoo, toilet tissue, paper towels, laundry detergent, dish detergent, dish soap, a kitchen sponge, and kitchen towels are included. Beach towels are not included (although towel service is available at the Beach Club).

• WASHER & DRYER: A washer and dryer are located in the unit for your convenience. Should you require wash n fold service, please let us know.

• COFFEE MAKERS: A standard 12-cup glass coffee pot is on site for guest use. Please bring your own ground coffee and filters.

• AMENITY CARDS: Amenity cards offer exclusive access to the Seabrook Island beach club, dining club, tennis, and award-winning golf. Without this card, access is prohibited. The cards are available for purchase for $55 per day per family. Guests also have complimentary access to the uncrowded and private beaches, equestrian center, and the outdoor Lakehouse pool. The fitness center is accessible for a daily fee of $16 per guest. Whether you are fishing, crabbing, biking, kayaking, or shopping, there is something for everyone.

• ISLAND ACCESS & PARKING: As the island is a gated, private island, each vehicle entering the island will require a gate pass for island access. Seabrook Island Property Association (SIPOA) charges a fee of $45 per guest vehicle. This fee applies to guests staying 1 night to 179 nights. Our rental agency is responsible for collecting the fee. Gate pass name information for each car is due one week prior to your arrival. For each pass, a driver's name must be provided, and drivers will be required to show a valid driver's license at the gate. Once a vehicle has a gate pass, any licensed driver can drive that vehicle. This property is strictly limited to a maximum of 2 vehicle passes.

• CHECK IN: We offer as much assistance with the check-in process as needed. Our office is available to answer questions. Our team can provide self-check-in instructions for your convenience, or we can arrange for someone to meet you at the door if you prefer. If you need anything at all, we can be reached via text or phone, and our office and team of staff are located on the island most of the time.

• CONTINUOUS MANAGEMENT & SERVICE: This property is proudly managed by Sandpiper. We are located on the island, are licensed, insured, and family operated. Our standard for your stay is what we would want and expect for our own vacation. We offer guests continuous, attentive service during the reservation process and throughout your time here. From the moment you book with us, in planning and preparing for your arrival, throughout your stay with us, and even after checking out and sharing your experience with us, we remain committed to your vacation experience and are here at any time to answer any questions that arise or concerns you have. We want you to have a relaxing, safe, and memorable trip.

• CLEANING: We do not clean to make our properties appear clean. We really clean well. Our housekeeping staff is trained to use the best hygiene practices at all times. We have a reputation for thoroughness and attention to detail. With the combination of these best practices, our employees, clients, and guests should be safe from the spread of germs.

• THE AREA: Guests will find that the area offers so much to do. With vast, uncrowded beaches, an array of recreational offerings, and the historic city of Charleston just 21 miles away, an adventure awaits you daily.

• IN THE EVENT OF A STORM: If a Mandatory Evacuation Order for Seabrook Island is given during the dates of your stay, The Owner/Host or the Property Management Company shall refund 100% of all deposits, payments, and / or monies paid by the traveler. Owner/Host or Property Management Company shall have no further liability with respect to the Reservation. Please note that if there is inclement weather in the other 49 states, prohibiting the traveler (or guests in traveler's group) from getting to Charleston, a refund will not be issued and, Owner/Host or Property Management Company shall have no liability with respect to the Reservation. During months where there is a potential for inclement weather, such as hurricane season, we strongly suggest travelers obtain insurance.

• CANCELLATION POLICY: Free cancellations up to 30 days before your stay. For cancellations made less than 30 days prior to the scheduled arrival date, all monies are forfeited.

• POLICY ON SMOKING: Violators will be fined for in-home smoke damages. Smoking is ONLY permitted outside of the property, but please try to keep at least 15 feet from the doors to keep smoke from trailing inside.

• PARTIES: This is an ideal property for making memories but this is NOT A PARTY PROPERTY!
