This is not a typical vacation rental. Every space in this home was intentionally designed and curated by Sonya’s Décor Uptown. Rather than furnishing for a rental, the home was created as a collected, design-forward experience—layering textures, art, furnishings, lighting, and thoughtful details throughout to create a stay that feels elevated yet comfortable. Newly built in 2023, the home is retreat overlooking the San Sebastian River marsh in historic Lincolnville that combines modern architecture, expansive windows, marsh views, and indoor-outdoor living while remaining walkable to Historic Downtown St. Augustine.

LOCATION

Historic Lincolnville is one of St. Augustine’s most walkable neighborhoods, known for Victorian homes, tree-lined streets. The neighborhood is very safe and home is approximately a 10-minute walk to Historic Downtown St. Augustine.

Traveling with family or friends?

Lincoln’s Villa is part of The St. Augustine Design Collection with nearby sister homes that may be booked together while maintaining separate accommodations. Traveling with a larger group? There is a similar three bedroom home, Lincoln House, next door and is perfect for large groups. These can be rented together. There are additional collection homes nearby.



Guests who book will pay the following taxes as part of their reservation:

• Florida Sales Tax: 6% of the listing price and the cleaning fee

• Florida Discretionary Sales St Johns County Surtax: 0.5%

• St Johns County Tourist Development Tax: 5% of the listing price and cleaning fee.





Property Rules & Policies – Vrbo

We take pride in offering beautifully furnished, professionally maintained vacation homes. Please review the following rules and policies before booking to ensure a comfortable stay and help us maintain the quality of our properties.



1. Occupancy, Visitors and Events

- The number of overnight guests may not exceed the maximum occupancy stated in the listing without prior written approval.

- All adults and children staying at the property must be included in the reservation.

- Parties, receptions, weddings, organized gatherings, and commercial activities are not permitted without prior written approval.

- Reservations may not be transferred or sublet to another person.

- The primary guest is responsible for the conduct of everyone in their group and any permitted visitors.

- Guests must comply with applicable laws, noise restrictions, and neighborhood regulations.



2. Pets and Animals

Pets are not permitted unless specifically approved in advance by management. Service animals will be accommodated in accordance with applicable laws and Airbnb policies.

3. No Smoking or Vaping

Smoking, vaping, e-cigarettes, marijuana, and other smoked or vaporized substances are strictly prohibited inside the property.



Violations may result in a $500 smoking remediation charge, plus additional documented expenses for cleaning, odor removal, replacement of damaged furnishings, or other actual losses, to the extent permitted by applicable law and Vrbo policies.



4. Property Care, Damage and Additional Charges

Our homes feature carefully selected furniture, bedding, finishes, and amenities. Guests are expected to treat the property with reasonable care.



- Report accidental damage or maintenance problems promptly.

- Guests are responsible for damage, missing items, and excessive cleaning caused during their stay, excluding ordinary wear and tear.

- Charges may include reasonable repair or replacement expenses, extraordinary cleaning, and other documented losses resulting from guest actions.

- Management may inspect the property following checkout and will document and communicate additional charges when appropriate.

- Any charges will be assessed and collected in accordance with the booking terms, applicable law, and Vrbo policies.



5. Cleaning and Checkout

Professional cleaning is provided between reservations.



Guests are expected to:

- Leave the home in reasonably tidy condition.

- Dispose of trash according to the property's instructions.

- Follow the checkout procedures provided before departure.

- Return keys, remotes, and other supplied property items.

- Depart by the published checkout time unless a late checkout has been approved.



Excessive cleaning beyond normal turnover may result in additional charges.
