    Tucked away, a stones throw from the hustle and bustle of St. Ives, The apartment is a calm beach retreat perched above Porthminster Beach. Boutique hotel styling with GOLD Award by Visit England Quality in Tourism.

    Your rental includes a dedicated parking space and unlimited access to the adjacent Harbour Hotel for two people through the apartment’s membership. Facilities include: pool with hydro jet, jacuzzi, steam room, dry sauna, gym and sun bathing terrace with loungers. Card can be used by any two guests at a time and offers a 20% discount, food, drinks and treatments at the hotel.

    Inside the apartment, Each room has been individually set by the designer behind the Queen Mary 2 interiors. The Apartment is furnished to a high standard with custom furniture and fixtures and fittings by Pierre Frey and Philippe Starck. Art Nouveau wardrobes, original deco photographs of local scenes, and a whopping chandelier give a contemporary-classic twist to the beachside location.

    The Apartment includes high-speed broadband and a 32’ HD surround-sound HD TV system with Netflix and YouView. Personal touches include board games, and a welcome tray on arrival. Nespresso machine and capsules.

    Front bedroom: Art Nouveau wardrobe and exquisitely comfortable bed (5ft width). French door leading directly onto the terrace with ocean and harbor views. Minimalist en-suite with rain shower, Philippe Starck fittings and low-level LED night-lighting.

    Rear bedroom: Dressing area with Ralph-Lauren style black dresser, 'zip-n-link' beds for flexible accommodation as twin beds or a king-size. Separate bathroom with low-level LED night-lighting, Italian-designed sink and dark Italian stone tiling.

    Lounge: Engulfing wing chairs, sofa, reading lamps, antique chandelier, dark wood floors and light linen rug. High-end surround sound system with 32' LCD TV, YouView box with Netflix.

    Dining Area: Round glass table with 4 contemporary back fabric chairs, two of which offer harbour and ocean views.

    Kitchen Area: Fully equipped with washer/dryer, dishwasher, microwave (with browning grill), electric cooker and hob fridge and freezer. Black granite counter tops and stainless appliances. Nespresso machine and cafetière (plunger style) for coffee.

    Veranda: Modern eating area for 4, halogen heater, two planters with succulents, agave-family evergreens and lampranthus flowering in early summer. Sweeping views of St. Ives Harbour and Bay.

    The Apartment has a dedicated parking space right in front. All bed linen and towels are provided. Just bring beach towels. Electricity, gas, water, parking, wireless internet included in the rental.

    The apartment is a 3 minute walk from St. Ives train station up a short but steep hill (with views from the veranda as the pay-back). Access by car is via a steep, single lane private. The parking space, in front of the apartment, is on an upward slope. UNSUITABLE FOR PARKING A LARGE SUV (please note: the owner has parked a BMW X5 in the space however manoeuvring a car this size into the space when the adjacent space is occupied is not advised).

Ferienwohnung mit traumhafter Aussicht

Diese Ferienwohnung befindet sich in einer top Lage. Die Aussicht ist traumhaft. Der Weg zum Strand und in den Ort ist in nur 5 Gehminuten zu erreichen. Vor Ort befindet sich ein Tennisplatz und ein Bahnsteig, wo man preiswert die nähere Umgebung erkunden kann. Die Wohnung ist sehr gut ausgestattet. Wir würden wieder kommen. :-)

Primrose Valley

Beautiful property in a spectacular location. Easy to access Port Minster beach. We found the road to the property an absolute nightmare!! We had to reverse back down the hill on several occasions and the top of the road was completely blocked by a Waitrose van when we left!! Definitely not gor the faint hearted!!

Relaxing spot away from St Ives centre

During the booking and information gathering stage Alan Hocking was very helpful and responsive. The property description (images and words) is thorough and accurate; so no surprises on arrival. As the living area (combined dining room, lounge, kitchen) is quite small, it would have been tempting for the owner to enhance the image to make it look bigger; he hasn't so what you see is what you get. It should be noted that if guests intend to prepare substantial meals, there is minimal food preparation space. Also a big supermarket shop could be a problem as there is nowhere to store goods except the fridge and small freezer (we had to empty a couple of cupboards of pots/pans to make food storage space.) There were a couple of minor maintenance issues early in the stay, but the local agent Sandy Toes was very responsive and helpful.

Excellent !

Very impressive to find somewhere with 2 double bedrooms and 2 bathrooms. The views are amazing and it’s only 1 mins walk down to Porthminster Beach & the Cafe. Just below the Harbour Hotel where you get a discount on their facilities. The access road is steep & the parking space is a bit tight; not recommended for Chelsea Tractors ! Great for a weekend break. Alan & Sandy Toes very helpful.

Christmas holiday in St Ives

The property was well appointed, with high quality fixtures and fittings throughout. The apartment is literally 2 mins walk from the beach and there railway station. We had a great week, and would consider going back again next Christmas time. Parking so close to town is a real advantage.

Our stay

This property was conveniently located near to the Harbour Hotel where we were getting married half way through our week's stay. Our reason for booking here was its location and also the added bonus of being able to use the spa facilities. It was a lovely apartment and we very much enjoyed our stay.

Lovely stay

My friend and I stayed for a few days and were very comfortable in the apartment. We enjoyed the facilities at the hotel next door very much. Close to beach and an easy walk into st Ives. However you need to be a confident driver to deal with the very steep approach / parking experience and also the hill that leads to the main road where there is a very steep one way hill and a blind corner at the top. Stressing about this spoiled our holiday a little, however everything else was great.

Excellent communication with the owner. Property description & accuracy are spot on.

This apartment, especially the beds, Is very comfortable,. The decor is tasteful, with good quality furnishings and was warm and welcoming on our arrival. As stated on the description, the narrow lane down through Primrose Valley is not for the inexperienced driver & the allocated parking space takes a little negotiation. HOWEVER, this should not deter you as the location is perfect for the short walk into St Ives along the promenade, as well as the wonderful Porthminster Beach Cafe next to the sea, 3 minutes stroll from your front door. Definitely a gem to return to!

Brilliant little apartment in great location

We really enjoyed our week in the apartment. All kitted out with everything we needed and the location was fantastic to make our stay really enjoyable and memorable. Would definitely recommend to other families. The weather stayed good for us - very mild for late December. Would love to return in the future.

Seaside retreat

All correspondence with the owner was speedy and very helpful. A lovely apartment at the seaside with the added bonus of passes to the health spa in the local hotel. Great location for walking into town too. Would recommend for two couples or small family.

A wonderful holiday

This property is well presented and a lovely 10 min walk back into St Ives and on top of Porthminster beach. Don’t be out off by comments on the parking my BMW 320 fitted in fine. A lovely stay

Week in St Ives

Superb apartment well designed and decorated. Location was perfect for us with a gentle stroll to the centre of town, beach very very close. Don’t let the very short steep drive put you off, having the parking space is invaluable. Cosy apartment minutes from fantastic beach.

Just returned from a lovely week in St Ives. The approach to the apartment is down a narrow lane, turning off a very busy road. Parking was initially a bit hair- raising as the space is on a steep slope in a corner. I only have a Mini and decided to reverse in, which was tricky and there was a strong smell of burning rubber afterwards! That’s really the only negative comment. The apartment is beautifully equipped and both bedrooms comfortable with lovely side sea views from the front one. The kitchen area is cleverly designed though compact. Many restaurants were booked and some closed due to Covid staffing issues but it didn’t spoil the week at all. The weather was better than forecast and beautiful Porthminster Beach is a few minutes walk away down a short hill. It’s a 10 minute walk to st Ives along a level path. So convenient. We also explored the area driving to Cape Cornwall, Pendeen Lighthouse and Penzance. A stunning part of the world. Will definitely return and would happily stay at Primrose Court again.

Perfection after lockdown

This property is absolutely stunning! The location is incredible, literally a stones throw from the beach. The apartment is designed and decorated to a beautiful standard and Alan was very lovely, accommodating and prompt in all of our communications. The area is beautiful, so many beaches to explore - I highly recommend the costal walk to Carbis Bay Beach and visiting Hayle beach if you have chance too. The kids loved the apartment and we would stay there again in a heartbeat. Thank you Alan for giving us such a lovely holiday particularly after a year of not leaving Birmingham!

Week Getaway

We heard 4 days before our trip to St. Ives that the house we had rented had been flooded and would not be available. Alan (the owner) could not have been more helpful to accommodate our request, even extending our stay at the last minute too. We have a young family and the kids really enjoyed the access to the swimming pool on a daily basis at the local hotel and they also had a couple of tennis lessons at the clay courts just across from the apartment. The apartment is central to everything (don't be put off by comments on parking, we have an estate and managed easily) and a short stroll along the waterfront into town, admittedly after walking down a reasonably steep hill. We went to Porthminster Beach Cafe pretty much every day and enjoyed watching the kids play on the beach (in December!). The apartment had everything we needed and we really enjoyed our stay.

Great location

The property is a great location, it is on a hill so be prepared. You have sea views from the property and veranda and it is a five minute walk to the centre of St Ives . I would stay here again.

Amazing views

Very stylish apartment with everything that we needed for our stay. Amazing views of the beach & harbour from the balcony. We loved having breakfast each day on the balcony enjoying this view. Just 2 minute walk to the beach and 5 minutes to the harbour making this a perfect location.

Happy new year!

Beautiful setting ideal for town’s celebrations. Apartment excellent except for parking ! It was extremely awkward at times impossible. Although described as “a bit tricky” with all the other spaces occupied by large cars it was impossible to manoeuvre into our allocated space. As town parking at this time of the year is non existent this point alone would mean WE won’t rebook.
