1. General Conduct
You must be 23 years or older to book.
The booking guest must stay at the property!
Guests must treat the property with respect and care. Any damages or excessive mess will result in additional charges.
Noise levels should be kept to a minimum after 10 PM to ensure a peaceful environment for neighbors.

2. Check-In and Check-Out

Check-in time is at 4 PM, and check-out time is by 10 AM. Early check-in or late check-out may be available upon request but must be confirmed in advance.
Guests are required to provide valid identification upon arrival check in.

3. Maximum Occupancy

The maximum occupancy for the home is limited to 8 guests. Exceeding this limit without prior approval will immediately cancel the reservation.

4. Pets Policy

Pets are not allowed unless explicitly stated in the listing. If pets are permitted, guests must clean up after them and keep them off furniture.

5. Smoking Policy

This is a non-smoking property. Smoking inside the home will incur a cleaning fee.

6. Use of Amenities

Guests are encouraged to use all amenities, including the game room, but must follow any specific instructions provided for their use.
Any damage to game equipment or other amenities will be charged to the guest’s account.

7. Parking Regulations

Parking is available for up to three vehicles in designated areas only. Guests must not block driveways or access points.

8. Safety and Security

All doors and windows should be locked when leaving the property.
Guests are responsible for their own safety; please familiarize yourself with emergency exits and procedures upon arrival.

9. Trash Disposal

Guests must dispose of trash in designated bins located outside the property before checking out.

10. Local Laws and Regulations

Guests must adhere to local laws regarding noise ordinances, fire regulations, and any other applicable rules during their stay.

***Important HOA Requirement:

As part of your stay, completion of the HOA form is mandatory. The form requires the names and ages of all guests, as well as detailed vehicle information. Please note that a maximum of 3 vehicles is allowed per stay.

The standard community registration fee is $50 and is automatically applied to your reservation at checkout. If the form is not submitted at least 3 days before your check-in date, the registration fee will increase to $75, and an additional $25 will be required.

This requirement ensures compliance with community rules and allows for a smooth check-in process. We appreciate your attention to this matter and your cooperation in returning the form promptly.

✷ Essential: Sensitive Septic System- Flush ONLY toilet paper. Non-compliance will cause system failure and result in damage charges. Guest cooperation is mandatory.

✷ Must meet the minimum age requirement of 23. The host will verify a government-issued ID

✷ No worries about bed sheets/linens, as they are provided! Beds are also comfortably furnished with mattress protectors, pillows with protectors, comforters, extra blankets, and quilts.

✷ We provide 8 Towels (1 per guest), 2 kitchen towels, and hand towels (1 per bathroom). We do not provide pool towels.

✷ There are cameras outside the property.

✷ Extra cleaning services beyond routine cleaning will also be applied depending on how long our crew takes to clean.

✷ Check-out is promptly at 10am.

the 10am check-out time.

1. Only dogs are allowed—no other pets unless the host has granted special permission.
2. Dogs must be over 1 year old and weigh under 30 lbs.
3. A maximum of 1 dog is permitted per stay.
4. Dog fees: $100
5. DOGS ARE NOT ALLOWED ON FURNITURE OR BEDS. An excessive cleaning fee will be charged if dog hair is found on beds or furniture.
6. All dogs must be up-to-date on vaccinations, licenses, and tags.
7. Guests must provide their own dog bedding/crate and towels to clean wet paws and fur.
8. Dogs must not be left unattended in the home at any time.
9. If your dog sheds, please brush them outdoors daily to minimize shedding inside.
10. Guests must clean up after their dogs and dispose of waste properly.
11. Dogs cannot be washed in the bathtubs or showers.
12. Guests are responsible for cleaning up any accidents inside the home and must notify us of any damage caused by their dog.
13. Dogs must always be kept on a leash while on the property.
14. Guests are responsible for paying for any damage caused by their dogs.
15. Excessive barking is not allowed. Fees may be applied if complaints are received from neighbors or security.

Smoking Prohibited Indoors: Smoking of any kind is strictly prohibited inside, including tobacco, cannabis, vaping devices, and other forms of smoking.

Outdoor Smoking: Smoking is allowed only in designated outdoor areas (e.g., patio or driveway). Guests must dispose of cigarette butts responsibly.

Fines for Violations: Evidence of indoor smoking (odors, ashes, damage) will incur fines of $200-$1,000, based on the extent of cleaning or repairs.

Smoke Detection: Smoke detection devices and outdoor security cameras (in line with VRBO privacy rules) help monitor smoking-related activity.

Immediate Actions: If evidence of smoking is found, guests may be asked to vacate without a refund, and fines will be applied per the policy.

Professional Cleaning: Indoor smoking will require deep cleaning to remove smoke odors. All related charges will be passed to the responsible guest.

Agreement: By booking this property, you agree to adhere to the no-smoking policy, ensuring a safe, clean environment for all future guests.
