Rooster's Perch: Secluded 2BR Cabin on 64-Acre Horse Farm + Private Hot Tub

Rooster's Perch is our most secluded cabin, tucked into the trees above Country Manor Acres, our family's 64-acre working horse farm and wedding estate in Townsend, Tennessee.

You'll have your own private two-bedroom cabin, covered porch, connected decks, stone fireplace and hot tub—but the cabin is only part of what you're coming here for.

At Country Manor Acres, we have a different measure of luxury.

Some of the most valuable parts of our property are the acres we've chosen not to build on.

Our accommodations are intentionally scattered across the estate because we believe open space has value. It gives our horses pasture, our guests room to wander, our children room to explore, and all of us something that's becoming increasingly difficult to find: room to breathe.

Walk the trails through woods and open fields. Wander down to the stables and visit the horses. Meet the animals at the petting farm. Bring a fishing pole to the catch-and-release pond, or take the shared guest boat out on the water with the provided oars and paddles. Explore the gardens. When the season is right, keep an eye out for wild blackberries, blueberries and mulberries growing around the property.

Private guided horseback rides are available by appointment, as are horse-drawn wagon and carriage experiences. We intentionally limit the number of rides we offer each day because we don't believe in overusing our horses—or our land.

Our shared estate fire pit near the Country Manor Acres office is also available to lodging guests, and the view from there is one of our favorites on the property.

And you don't have to schedule every minute.

Watch the horses. Let the kids explore. Take the boat out on the pond. Walk a trail with nowhere particular to go. Find a rocking chair. Sit around the fire. Watch the mountains change with the evening light.

Then, after dark, step outside and look up.

Away from the glow of the city, clear nights reveal a sky filled with stars—the kind of night sky many of us have almost forgotten exists.

ROOSTER'S PERCH

Rooster's Perch gives you something special at Country Manor Acres: a secluded place to retreat without giving up everything waiting for you below.

The cabin sits at the highest point of our upper cabin road, tucked into a wooded hillside above the farm.

During the warmer months, the trees fill in around the cabin, creating a wonderfully private, almost treehouse-like retreat. When the leaves fall, the landscape opens and the mountain views become much more prominent.

Come down the hill when you want to be part of life on the farm.

Then go back up when you want the world to disappear for a while.

Rooster's Perch was built in the 1990s in the tradition of the pioneer cabins found in nearby Cades Cove. The goal was to give guests the warmth and character of an earlier Smoky Mountain cabin while retaining the comforts of modern life.

We've continued that philosophy ever since.

You'll have comfortable bedding, central heat and air, Wi-Fi, television, an equipped kitchen, stone fireplace and private hot tub, along with well-maintained original features that have been serving the cabin perfectly well for years.

We don't believe something loses its value simply because something newer has been invented.

THE LAYOUT

The main level includes the kitchen and dining area, comfortable living room and stone fireplace.

The living room also has a queen sleeper sofa. Although the cabin could technically accommodate another sleeping guest, we intentionally limit Rooster's Perch to five people because maximizing occupancy isn't our goal. We want our guests to be comfortable.

Both bedrooms are upstairs:

• Bedroom 1: King bed
• Bedroom 2: Queen bed + twin daybed

The newly renovated full bathroom has a spacious vanity and walk-in shower. Rooster's Perch also has a half bathroom.

Outside, the covered front porch and open side decks connect to create one continuous outdoor-living space around the cabin.

Settle into a rocking chair on the covered porch. One side leads to your private hot tub tucked among the trees; the other leads to the grill and picnic-table area.

A NOTE ABOUT THE STAIRS

Rooster's Perch earns its name.

Reaching the porch requires climbing 26 steps. Those steps are part of what gives the cabin its elevated, secluded setting, but they also mean Rooster's Perch is not appropriate for guests who require step-free access.

Once you're up here, you have a choice.

Come down and be part of the farm.

Or stay up here, settle into the hot tub, listen to the woods and disappear for a while.

LIFE ON THE FARM

Country Manor Acres is our home as well as our family business.

This isn't a remotely managed vacation-rental development. The people you see working around the farm are the family who lives here.

You may see Nicole working with the horses, Jeff driving the wagon or maintaining the property, April mowing or tending to something around the farm, our children playing near the barn, chickens wandering where chickens please, or our dog happily following another trail ride.

Nothing has been staged for your arrival.

That's simply life here—and for the time you're with us, you're welcome to be part of it.

We love meeting our guests and helping you experience the property, but we also respect your privacy. Rooster's Perch is especially suited to guests who enjoy having somewhere secluded to retreat.

Think of us as nearby when you want us—and out of the way when you don't.

A WORKING HORSE FARM & WEDDING ESTATE

Country Manor Acres is also a wedding estate, which is one reason so much care goes into preserving the landscape.

The fields, gardens and mountain views couples choose for their wedding photographs are the same surroundings our lodging guests enjoy every day. Depending on when you visit, you might even look across the farm and catch a glimpse of a wedding taking place on a distant hillside.

The wedding estate and horse farm have shaped the way we care for this land.

We could build more accommodations.

We could run more trail rides.

We've chosen not to.

We believe some things become more valuable when they aren't overused.

There is life here, but rarely a crowd.

You might walk a trail without seeing another person and later meet another family fishing at the pond or enjoying the fire.

It's privacy without isolation.

LESS THAN TWO MINUTES FROM TOWNSEND

Perhaps the biggest surprise is how close all of this is to town.

Country Manor Acres is less than two minutes from downtown Townsend's restaurants, shops and everyday conveniences and only minutes from the entrance to Great Smoky Mountains National Park.

Spend the morning exploring the Smokies. Float or kayak the Little River. Grab lunch in town. Head toward Cades Cove. Or bicycle approximately half a mile from the farm to connect with Townsend's paved bicycle trail.

Then turn down our gravel road, follow it up through the property and return to your little perch in the trees.

The busy world can feel remarkably far away for something that's actually less than two minutes from town.

You don't have to go far away to get away.

A DIFFERENT MEASURE OF LUXURY

Our roads are gravel, and country life comes with nature. You may encounter insects, wildlife, leaves, pollen, dust, changing weather and the occasional muddy spot after a Tennessee rain.

We consider those part of being in the country rather than flaws in the experience.

If your idea of luxury includes 64 acres to explore, mountain views, horses in the pasture, a sky full of stars, room for the kids to roam, and a place that hasn't been polished until its character disappeared, you may find that Country Manor Acres offers something much harder to find.
