    WHAT TO EXPECT

    Arrival and Departure
    -Check-in is at 4 PM and Check-out is at 11 AM.
    -Early check-ins and Late check-outs are subject to availability.
    -A Digital Guidebook is provided before arrival.
    -Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement.
    -All interactions are virtual, but our office team and ground crew are available for assistance.

    Occupancy and Pets
    -The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests.
    -Dogs are allowed (5 max), any other types of animals require approval. All pets except for Service Animals are subject to a Pet Fee per pet.
    -Dogs should not be left unattended in units if there is potential for them to bark and disturb neighbors or damage the property.
    -Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.

    Amenities
    -Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest.
    -Linens and towels are included in the cleaning fee, with beds made and fresh towels waiting for you upon arrival.
    -This unit provides Roku with live television streaming through YouTube TV.
    -There are 4 remote-controlled AC mini splits; one in each upper-level bedroom and one in the main living area.
    -The main-level fireplace is wood burning; the lower level fireplace is gas. Firewood is not provided but can be purchased on our website and conveniently delivered to your rental or purchased from other local vendors. Impress your family and friends with breakfast bundles, charcuterie boards, and other local products, also available for delivery!
    -This unit has a propane grill.
    -Use of a fire pit at this property is not permitted.
    -No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.

    Driving Access, Parking, and Entryway
    -Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community.
    -Parking is limited to 2 CARS.
    -Each property has parking limits based on capacity and/or potential rules of the Homeowner's Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed.
    -Access from parking to the front door requires climbing several steps.
    -The property is situated in a quiet mountain setting, accessible via scenic town roads and a private, HOA-maintained dirt/packed gravel road. Access is easy in warmer months. In winter, especially during or after snowfall, conditions can be more challenging. An AWD/4WD vehicle and/or snow tires are strongly recommended. The HOA professionally plows the private road, although weather conditions may still affect driving.

    Trash and Recycling
    -You can leave trash and single-stream recycling in the unit at the end of your stay. Your rental includes disposal of your trash after your stay. Additional pickups are available for a fee.

    Disclosures
    -A signed rental agreement is required for all reservations
    -Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made.
    -Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals.

    Our House Rules are designed to promote responsible behavior and respect for others. While we want to keep rules minimal, setting clear expectations is essential. We kindly ask that all guests adhere to all rules to ensure a positive experience for everyone.

Great area

The area was amazing. There are great hikes and nice stops all around the forest. The condo was cozy and an awesome place for families. The back door handles had minor cosmetic issues but it was a great experience regardless.

Wonderful Summertime Stay in Bretton Woods

This property is gorgeous! The views are stunning! Floor plan is perfect for multigenerational family stay or a group of family friends with or without kids. This area is just a gorgeous in summer as it is in winter and fall. The management staff was attentive and helpful. Highly recommend!

We had a perfect family vacation

The house handled all 9 of us very well. Loved the 3 en-suite bedrooms upstairs, the spa ious kitchen, comfortable furniture (including the comfortable beds) and well stocked kitchen. The “manual” was also very informative.

Views of the slopes was fantastic. We saw a moose visit one particular slope 3 days in a row. Yes it was a ways off and needed binoculars but still a memorable sight. Communication was very responsive. Everything as described. Plenty of room for our 8 adult family vacation.

Top Notch Experience

We had the most wonderful time at this beautiful property at Bretton Woods. The service from Bretton Woods Vacations exceeded all our expectations and made this one of the best rental experiences we've had. They provided so much useful information and answered all of my questions super quick and in a friendly, helpful manner. Definitely excellent hospitality! As for the property…WOW! The most incredible views of the ski mountain across the road and looking up towards Crawford Notch. The full wall of windows and high ceilings made this lovely condo feel even bigger! The bedrooms and baths were all big but felt cozy and comfortable. The kitchen was huge and nicely outfitted with everything you need. There was so much space in this condo yet it felt very homey. We loved having a fire in the fireplace each day after skiing. We also liked that there is an entryway mudroom. It was perfect for our ski bags, snow boots and coats. It is evident that this is a cherished home and is well cared for. Not your usual shop-worn ski weekend rental! It was impeccably clean when we arrived, and had all the essentials you need, including plenty of towels in the many bathrooms!! The condo is an end unit, so it is quiet and private. The community is upscale and well kept. I can't say enough great things about this beautiful home, it was impressive and we can't wait to return.
