    Due to the Hill Country location of our rentals, you may encounter wildlife (Snakes, Deer, Raccoons, Squirrels, Possum, Birds (including Hawks), ETC). Please be aware of your surroundings, take caution while driving at night, and supervise your children at all times while they are outdoors. In addition, all properties do utilize pest control services on a regular basis BUT this does not guarantee pests or bugs will not be visible. This includes but is not limited to: ants, snakes, spiders, scorpions, beetles/roaches/water-bugs, mice, or flies.

    - Quiet Time is from 10:00 pm to 7:00 am, per City Ordinance
    - If we are called due to complaints violating Quiet Time:
    1st Offense will result in a $250 fine.
    2nd Offense will result in a $500 fine.
    If police are called, you are responsible for any fines or fees issued with the citation or warning. If police are called there will be a $500 fine, even if no citation is issued.

    HOUSE RULES:
    - Check in is 4pm
    - Check out is 11am
    - No smoking/vaping/pens/ecigs permitted
    - No pets (There will be a $200 per pet fee incurred for undisclosed animals)
    - Daily housekeeping is not provided
    - Park in designated areas only
    - Any request to alter or cancel your reservation must be submitted in writing 30 days or more prior to your arrival date

Very Good

Great house and would stay there again. Just a few things that can be corrected easily. The shower in the main bathroom did not get hot. Contacted host who replied the same day. Told him it didn't need to be repaired immediately as we could take a shower in the other bath. The kitchen needs more silverware(only 5 forks) and some bowls to mix and serve. Thanks for a great stay!

The house was amazing and very accommodating for my family. We loved the big back yard and relaxing in the hot tub.

Convenient Location

The house is nice and clean. The neighborhood was busy but nice. There were only 5 forks, no pitchers, limited mixing bowls... We had to go purchase plastic ware and a pitcher. If you plan on cooking much you may find the kitchen lacking. The beds were ok, but the "king" is not as big as the king at my house. The online listing showed two sets of twin beds, but there is only one set so we had to go buy two air mattresses. If you decided to use the house be sure to ask the host questions so you know what you are getting.

Family Reunion

location, size of home and space in backyard and inside was perfect for my family of 10! the teens and adults enjoyed the hot tub and the big backyard playing games, the women enjoyed the big kitchen space and eating area. overall our experience in the home was great. if anything I would say needing to add more light in the back yard because it was too dark at night, newer pans in the kitchen and that living room tv was too complicated to work. but we enjoyed our stay and it was almost perfect

Place accommodated but things were not oerfect

The smoke alarms beeped as soon as we walked in the door. Contacted management and owners and didn't get assistance. Finally owner said take batteries out, thankfully no fire but one continued to beep the entire time. No lights in back yard. Nice yard with hot tub but can't be out there at night with NO lights… Chairs in living room are unstable.

On the positive side, the home was clean and comfortable. It was conveniently located to the wineries and Main Street. However, our first impression was not good. The yard needed mowing. Weeds were tall. The backyard appeared it had not been cleaned up recently. Although, we are accustomed to what tree pollen does to a patio in the spring, it does not appear to have been blown in weeks. The door leading to the garage was unlocked but everything appeared in order. Upon entering the home it had an odor we became accustomed to. The dishwasher has a strong musty odor from being closed up. Overall it was good experience but a little attention to the exterior and addressing the odors would definitely first impressions.

As soon as we arrived the smoke alarms were beeping non stop… we called the number on email and the management office said to call a different number. We were sent to VM and never received called back. Got hold of one of thr owners and she said she would get someone. But never got a call back then later followed up several times and finally she responded to remove batteries… that her husband had the maintenenance guys phone number and she did not…There is a hot tub but in summer might use. Ore st night… well can’t do that, there is no lighting. There was a spot for lights, no bulbs…Oh and the beeping never stopped on one of them, let’s not mention. It being in compliance thankfully nothing happened. Customer service both with property management and owners is a 1/10… I would not book this place again.
