Rivers Edge Cottages is a remarkable collection of seven individual cottages nestled along the scenic riverfront, each providing an exclusive and serene retreat. Featuring vaulted ceilings and expansive front porches, these cottages offer a blend of farmhouse charm and luxurious amenities. Four of the cottages are thoughtfully appointed with private hot tubs, adding an extra touch of relaxation to your stay.



Situated along the tranquil spring-fed Pedernales River, the property offers direct river access, providing opportunities for kayaking or leisurely floats down the water. Scenic riverside trails meander through the area, inviting guests to explore and revel in the natural beauty of the hill country landscape.



The waterfront oasis boasts hammocks and swings, creating inviting spots for guests to unwind and soak in the serene surroundings. Surrounded by neighboring ranches featuring horses, goats, sheep, donkeys, and llamas, the property offers a delightful glimpse into the local ranching life.



Perfect for group gatherings or leisurely afternoons, a generously sized covered pavilion provides comfortable furnishings, including a bathroom for convenience, and a backdrop wall that offers a perfect setting for memorable photos. The firepits scattered across the property create an enchanting ambiance, making them an ideal spot for stargazing under the vast Texan skies.



The cottages on the property vary in amenities and configuration. The Mimosa, Verbena, Primrose and Sage cottages offer a luxurious private hot tub for guests to unwind after a day of exploring. The Mimosa and Paintbrush cottages are equipped with two bedrooms and a full kitchen, providing spacious and well-equipped accommodation. Meanwhile, the other cottages feature a single bedroom along with a convenient kitchenette comprising a sink, full-size fridge, microwave, Keurig coffee maker, countertop skillet, and toaster. Sage is a three-bedroom, two bath cottage with a full kitchen, inviting living room and a laundry room for your convenience.

Pet fees & rules:

We're delighted to welcome furry friends! This property is pet-friendly for dogs, unfortunately we can't accommodate cats at this time.

-Pet fee(s) is $195+ in addition to the nightly rate.

--Maximum of two dogs allowed with a combined maximum weight of 50 lbs.

-Please keep your pups leashed outside and clean up after them.

-A separate pet waiver must be signed.

-Any and all damages or issues caused by your pet to a unit or furnishing will be immediately charged to your credit card on file.

✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $83.74 for stays up to 10 nights, with an additional $1.5 per day for stays longer than 10 nights. Damage waiver purchases are optional.

1. Check-in instructions, house rules, and property addresses will be available via the Happy guest link.

2. Not all homes have cable; consider setting up a streaming account in advance.

3. Our team is committed to assisting you, though occasional check-in delays may occur during peak periods.

4. WiFi is available in all homes, but uninterrupted service is not guaranteed. No refunds or rate adjustments will be made for mechanical failures, or discontinued or interrupted services that occur during your stay.

5. A $500 fine will be imposed for any evidence of smoking, confetti, vomit residues, or glitter.

6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems.

7. Start-up sundries provided for the first two days; report missing items within one hour of arrival.

8. Pet-friendly units welcome pets with an additional fee; ensure pets are well-behaved and respectful.

9. Bugs are common in the Texas Hill Country; pest control is in place, but some insects are inevitable.

10. In Texas, there are periods of time without significant rainfall causing the county to place a ban on burning. Please check the current burn ban status, before using the fire pit at your vacation rental. Check the amenities to see if this rental is equipped with a fire pit.

11. Please observe Fredericksburg’s Quiet Hours (10 p.m. to 7 a.m.)

12. The City of Fredericksburg is an international Dark Sky Community. To protect the dark skies, please turn off outdoor lighting when not in use.

13. Only utilize the designated on-site and off-site parking spaces at your rental.

14. For any issues during your stay, a 72-hour window after check-out is provided to file a claim. Note that refunds won't be issued for claims submitted after this period. We appreciate your cooperation.
