  • Welcome to our Ground Level Casita, a simple and practical one-bedroom unit located on the ground level of a small quadplex in South Mission Beach. This 434 sq. ft. casita provides the basics for a comfortable stay near the sand. Please read through our detailed description below to learn more about the property and booking terms.

    Inside, you’ll find a living area with a pull-out couch, a queen bed in the bedroom, and a small bathroom with a standard shower. The kitchen includes essential cookware and appliances for preparing simple meals. Traditional Saltillo tile flooring and Spanish-style touches give the unit a bit of character. Looking for more space? We have two other units available to rent in this quadplex!

    A split HVAC system provides heating and cooling for year-round comfort.

    One of the highlights of this casita is the outdoor space it offers. Enjoy your morning coffee or a delightful meal on the patio, complete with a charming patio table. Bask in the coastal breeze, soak up the sun, and savor the vibrant ambiance of South Mission Beach.

    The casita provides the convenience of one free garage parking space, ensuring that you have a secure and hassle-free parking option during your stay. You can explore the beach and surrounding areas with ease, knowing that your vehicle is accommodated. Garage dimensions: 6`4`H x 8`4`W x 18`4`D.
    Due to the garage`s location and the narrow alley access (common in the Mission Beach area), maneuvering into the space may require extra care, particularly when neighboring spaces are occupied. Guests with larger vehicles may prefer to use nearby street parking when available.

    Laundry: There is a shared laundry room available for use between the three short term rental units.


    THE LOCATION:
    South Mission Beach is a haven for beach enthusiasts, offering stunning sandy shores, shimmering waters, and a plethora of exciting activities. Whether you prefer lounging by the ocean, surfing the waves, or strolling along the boardwalk, this location provides an endless array of entertainment options.

    One of the most iconic features of South Mission Beach is the famous rollercoaster called the Giant Dipper. This historic wooden coaster has been a beloved attraction in the area since it was built in 1925. It is a must-ride for thrill-seekers and families alike.

    The neighborhood is also home to a two-mile-long boardwalk that stretches from the pier at the north end to the jetty at the south. This scenic boardwalk is perfect for walking, jogging, or biking and offers stunning views of the ocean and bay. It is also a popular spot for rollerblading and skateboarding.

    Be sure to check out all San Diego has to offer! You will find yourself centrally located in America’s Finest City with convenient access to the county`s most excellent attractions including the world famous San Diego Zoo and Wild Animal Park, Balboa Park, Seaport Village and Harbor, prestigious La Jolla, historic Gaslamp Quarter and much more. There are endless opportunities for fun and entertainment!

    OTHER THINGS TO NOTE:
    Please note that you can occasionally hear airplanes and announcements made from the lifeguard tower. This is a downstairs unit so there is potential for footstep noise from above. The beach is a congested area and during peak times can be lively.

    For your convenience, there is a shared laundry room with one washer and one dryer available for guests use. The laundry room is on property and the machines are free to use. They are available on a first come, first serve basis. Detergent is provided!

    Baby Gear: A pack & play is provided in each unit, we do not provide sheets for the pack & play so please bring your own. A high chair is available upon request.

    Pets: Please note that cats are not permitted in our homes. We kindly request that guests limit their furry friend guests to one dog. Host must be notified of pets. Pet agreement must be acknowledged prior to booking confirmation and additional fees may apply.

    BOOKING TERMS:
    Per the cancellation policy, eligible cancellations may receive a full refund less credit card processing fees. These non-refundable fees are charged by the payment processor at the time of booking and typically range from 3.9% to 4.7% of the total transaction amount. There is no grace period for Credit Card fees. Once booked credit card fees apply and can not be refunded.

    Long term renters of 21+ days additional rules apply:

    Utility cap of $125/week
    Pet fee $250 with separate Pet Lease

    Good Neighbor Policy: This home is surrounded by OWNER OCCUPIED homes. While we understand the Primary Renter and guests are on vacation, the home owners are not. Therefore, we respectfully request Primary Renter and Guests display behavior that is becoming of a typical neighborhood environment. Home owners across San Diego are banning together to eliminate the rentals of private homes as vacation homes. Please help us preserve our right to rent by being respectful neighbors.

    NOISE/NO PARTIES: Quiet hours are strictly enforced, 10 pm – 8 am per city ordinance. This property has ZERO TOLERANCE for noise, parties or loud music which includes any excessive daytime noise, cursing, yelling or screaming. Fines will be applied for complaints. Drinking games of any kind ie: beer die, pong, funnels etc. and music that is audible past the property line are strictly prohibited. Immediate eviction can result if these rules are broken.

    San Diego Municipal Code 59.5.0502 states that at all times; any amplified sound that can be heard 50 feet away from the rented residence is prohibited. Between 10 PM and 8 AM, even normal conversation must be moved inside the rented residence. Per SDMC 51.1004 and California Penal Code 415.2 noise violations can result in fines (Up to $1,000) for property owners and Renters if there are repeated calls for noise violations to one address. Renters will be liable for any and ALL noise violation fines charged to the property owner. Excessive Noise disruptions can result in immediate eviction without the right to a refund of rental fees or security deposits.

    Drugs/ Alcohol: Use of illegal/illicit drugs by any Renter, Guest, Occupant or Visitor in or on the grounds is strictly prohibited. Consumption of alcoholic beverages by a minor under 21 years of age is strictly prohibited.

    No Smoking of ANY kind: This is a non-smoking property, both in and on the property. A fee of $1,000.00 will be charged for violation of this rule, plus any costs incurred to remove smoke odor or damage. Smoking includes but is not limited to: cigarette, cigar, marajuana, cocaine, incense, or vaping. While Marajuana is legal in the state of California it is NOT allowed on this property.

    Properties are subject to exterior patrol by our staff and homeowner. If Renters are causing a nuisance, having a party, acting detrimentally toward the property, breaking the noise curfew or any stated rules and regulations we reserve the right to terminate the rental agreement, without refund, and immediately remove Renters and guests from the property. Absolutely no disturbances are allowed within this home or anywhere on the property premises. We also reserve the right to refuse occupancy if a house party is suspected.

    Our neighbors are very, very sensitive to vacation rentals as it affects their right to live in a peaceful environment therefore we will enforce these policies in exchange for the privilege of renting this home as a vacation rental. The City of San Diego has adopted stricter guidelines for vacation properties and bad operators will not be allowed to rent their homes. If the actions of the Renter and their guests are detrimental to our right to rent as a vacation rental we reserve the right to evict and retain any rental fees and/or security deposits and will report abuse to the rental platforms and will take legal action against Renter if their behavior results in loss of permits.

    Guest Occupancy:
    Occupancy: The maximum occupancy for this Rental Agreement shall not exceed the number stated on the reservation. Only primary Renter and guests accounted for on the reservation are allowed to be on the property.

    Age Restrictions: Primary Renter must be 25 years or older. Guests must be 25 years or older. Parents and children excluded.

    No Subletting: If Renter can not keep the reservation please alert us as soon as possible so we can assist in re-renting the unit. If the unit is not re-rented and at the rate of the current reservation Renter will not be refunded their rental fees.

    If excessive cleaning is needed, Renter will be charged $100/hour, or actual charges, whichever is greater. If area carpets are excessively dirty after check out Renter will be charged a $300 fee for carpet cleaning or full replacement value PLUS any loss in rental income at $500/night.

    NO DAILY MAID SERVICE: Daily maid service is not included in the rental rate. The cleaning fee referenced above shall be applied to the cleaning service after check out. If daily maid service is desired it can be arranged for an additional daily fee.

    Missing or damaged items will be charged at full replacement cost. Guest is responsible for all damages.

    Kitchen: Cooking at high temperatures can result in strong smells that permeates throughout the home and into the fabrics of the home. Excessive odors can come from, but not limited to, popcorn, fish, certain spices etc. Please open windows, use kitchen fans, and be mindful that this is a shared living space. Should a strong odor be detected upon check out, an air purifying fee will be applied.

    Check in / Check out:
    Per the contract check in time is 4:00 PM and check out is at 10:00 AM. Check in and check out times are strictly enforced, please do not enter the property early without permission.

Cute little place

Overall, we enjoyed our stay here. It was just my wife and me, and I wouldn't recommend any more than two guests. It's small but it's also exactly as described in the listing. The location is great. South end of Mission Beach, one row of houses off the boardwalk right next to the volleyball courts. Easy walk or bike ride to the local market and coffee shop. We really appreciated the bikes for this exact reason. And we liked the little outdoor space as well. The property manager Cindy is fantastic. Super responsive. Almost immediate. And the shower water pressure is awesome. It's an older place so if you like new, high-end stuff this isn't the spot for you. But it's quaint. Sort of like a Spanish villa. There's no A/C so it was a bit hot at night, even with all the fans going. There's a box fan in the house but it doesn't work so it's only the ceiling fans. Our only real complaint was the noise. The walls and ceiling are paper thin so you hear absolutely everything going on outside and from whoever is renting the apartment above you. The people there at the same time as us were very loud. But even if they aren't you hear every step they take. And the alley was shockingly noisy with trucks, construction, and other people. Not much that can be done about that but for that reason we probably wouldn't stay there again. Just a bit too warm and a bit too loud for our liking.
