    Guest Access:

    The entire space is included in this rental. After a smooth check-in at the building’s front desk, guests have full access to the apartment for the duration of their stay. Enter safely and comfortably, then focus on what matters — whether it’s relaxing, enjoying sunsets over Biscayne Bay, or spending time with family and friends.



    The apartment is designed to support both leisure and business stays, so you can stay productive if needed, while enjoying your time by the bay.

    PARKING RULES

    *** Valet is the only available option - (unlimited In/out) - Pay the building directly with a daily valet fee of $48. For 10+ nights please inquire



    Please note that the valet parking garage enforces a height limit of 6'6", which accommodates most large SUVs but excludes trucks or vans. Should your vehicle exceed this height restriction, your only recourse would be to seek limited street parking with metered alternatives. Vehicles like slingshots, motorcycles, and scooters/mopeds cannot be accommodated by the valet service, and no electric charging stations are available in the valet area.



    Furthermore, within our retail lobby, you'll find an Enterprise rental car company, providing added convenience for your transportation needs.



    Other Things to Note:

    BOOKING RULES

    After you reserve the apartment, you must send us copies of ALL adults (15 yrs of age and older) drivers licenses or passports for building registration. All documents must be legible.



    Must-Read Before Booking:

    ***Guests must be 21 years of age or older to make a reservation, in compliance with building regulations. Third-party bookings are only allowed with prior approval from StayCozy. If you are booking on behalf of others, please inform us before completing your reservation. Please be aware that non-compliance with this policy will result in forfeiture of any refund.

    ***Please note that depending on your length of stay, a full building application for residency is required upon booking. Application requirements are, but not limited to former residency, employment status, SSN, references, and other personal details. Building application must be filled out within 24 hours after the booking is confirmed.

    OCCUPANCY RULES

    Building Management has strict occupancy rules. 4 adults only (16 years of age and older) plus 3 children. There are no exceptions to the occupancy amount. Please make sure your total number of adult guests reflects your reservation and the building requirement



    NO SMOKING

    Smoking is not permitted inside the apartment under any circumstances. Smoking is only allowed on the balcony with all doors closed. If there is evidence of smoking indoors, a minimum $500 fine will be applied plus costs for odor removal and deep cleaning.



    CHECK-IN

    Standard check-in time is 4 PM and is coordinated with both us and the building. If your flight is delayed and you’ll be arriving after 10 PM, please let us know in advance so we can make the necessary arrangements.



    CHECK-OUT

    Standard check-out time is 11 AM.



    LUGGAGE STORAGE

    Luggage storage is possible with a bellman that can hold your luggage for $3 per suitcase before and after your stay if needed. Please plan you arrival and departure times accordingly.



    MISSING DEVICES FROM APARTMENT

    If any streaming devices or remotes are missing from our apartment after your departure, we have a right to charge you $100 per missing item.



    LOST ITEMS

    We are not responsible for any items left behind. Please make sure to check that you have removed all personal belongings at departure.

    BUILDING RULES

    -NO VISITORS OR ANY GUESTS WILL BE PERMITTED TO CONDO AT ANYTIME DURING STAY FOR ANY RESERVATION SHORTER THAN 28 DAYS. RESULTS OF UNREGISTERED GUESTS WILL RESULT IN IMMEDIATE EVICTION WITH NO REFUND.

    - Absolutely no loud music, parties or any type of altercation with building security or staff or will result in immediate eviction with no refund and $150 fine.

    The front desk is staffed 24/7, ensuring peace of mind throughout your stay. While we give you full privacy and independence in your apartment, help is always just a call or visit away if needed.

Beautiful place! Better then expected!

I love the layout and coziness of the place. The ability to have private disagreed as well as a area we could all get together was just perfect for what we needed.

Wonderfull apartment, incredible views, clean, well located, very convinient places around, a gym!!!.... we went to Miami for work but spent an incredible time at the apàrtment. highly recommended

If you stay here dont use Stay Cozy! When we arrived after a long drive we saw what appeared to be blood stains on the couch, a dirty floor that hasnt been swept and ants under the living room table. I called and was told they would come clean the couch. They sent someone to clean the couch while I was getting food and I was told maintenance would come. I also was told someone would call and let me know what was on the couch. No one called and maintenance never came. I called back at 930 pm and they told me they would call me at 330 the next day so the maintenance person could come. No call. I called about 5 pm and said when is he coming. I also told them when we take showers, floor was so dirty our feet would turn black after the shower. Debris behind the door. No one cleaned this place. I asked to speak with the manager Jovanna. Once the maintenance guy got there i showed him where the ants where under the living room table. By now they left since I reproted them the day before. I showed him the blind in the master bedroom which was stuck half way down. This was like this when we arrived. He did manually pull it down. The ac couldnt be controled, said he would change it out the next day. One room where my son was was extremely hot. This was due to vent being removed and a bag stuck behind it so no air would come out. Room was visibly hotter then the whole house. He left I spoke with the manager, we were moved and she said she would call about compensation. Never herd back.
