    The dining table seats up to 6 people and is ideal for a sit-down meal in the evening. Alternatively, enjoy a meal outside in the private garden to soak up the sun!



    KITCHEN/COOKING FACILITIES:

    The kitchen is equipped with all the essentials needed to cook an array of meals whilst away in Manchester. There is an electric hob, oven, fridge freezer, microwave, toaster, kettle, dishwasher & washer/dryer.



    BATHROOMS/TOILETS:

    There are 2 bathrooms on the property and 1 downstairs WC. Bedroom 1 has an en-suite bathroom equipped with a shower, toilet and wash basin. The family bathroom has a full size bath with overhead shower, toilet and wash basin. Downstairs there is an additional toilet and sink.

    This property is strictly not suitable for parties. Any breach will result in immediate removal by security with no refund. Your Airbnb deposit may be used to cover associated removal and damages.



    *Quiet Hours After 10PM

    This is a peaceful residential area. Please respect quiet hours from 10PM onwards.



    *No Smoking Indoors: £1000 Fine

    Strict no-smoking policy inside the property. If smoking is detected, a £1000 charge will be applied via Airbnb to cover deep cleaning and damage.



    *Noise & Air Monitoring in Place

    Loud music, smoking indoors, or any sign of parties will trigger our monitoring systems and lead to instant removal without refund.



    *Stays Over 10 Nights

    Stays over 10 nights require additional housekeeping for an £125 extra fee per week. If unpaid, the booking will be reduced to a maximum of 10 nights.



    *Online Check-In Required

    To confirm your booking, the lead guest must complete our secure check-in form, agree to our T&Cs, and provide a valid UK photo ID or passport.



    *Check-In/Out Policy

    Early check-in: £20/half hour before stated time (if not pre-approved)

    Late check-out (after 10AM): £20/half hour



    *Security Deposit OR Damage Waiver

    We require either:

    A refundable security deposit of £250–£500 (depending on property size), OR

    A non-refundable damage waiver of £50–£150 (depending on length of stay)



    *Pet Restrictions

    Pets are allowed subject to a £100 fee per pet per stay.
